Description

My barn conversion is an open-plan light and airy space, a few hundred yards from a sought-after beach and Coast Path. Stunning sea views range from the Lizard to Penzance. Two guest rooms, 1 double and 1 twin, provide accommodation for four people.

'Covva' is a light, spacious barn conversion nestled in the idyllic cliff-top hamlet of Rinsey, directly above Rinsey beach - a favourite with locals. Close by are the villages of Porthleven - famous for its fantastic restaurants and fishing harbour - and Praa Sands beach, great for surfing and swimming. St Michael's Mount is a 15 minute drive away. The house is full of authentic Cornish character, with comfortable and artistic open plan living spaces. There are fantastic sea views from both floors across Mounts Bay and the surrounding cliff tops.

Your Accomodation: I offer B&B for 4 people in 1 double room and 1 twin room. The double room is spacious and light, with king size bed and sea views out to the Lizard Point across Mounts Bay. The twin room is light and cosy with two single beds and looks onto the garden. Both rooms are next to the bathroom, which has a combined bath and shower; heated towel rack and shaving unit. All the rooms are on the ground floor and together comprise their own distinct area of the house with an additional door closing off the space to the rest of the house - so have a good sense of privacy.

Living spaces: There is a colourful, sunny porch with views out to the sea, with sofas perfect for lounging and reading. The open plan kitchen and dining area is on the ground floor, and looks out onto the front garden and patio. The kitchen is fully equipped with a great 5 hob and 2 oven 'Range' cooker. From the kitchen there is a small pantry area which connects to your bathroom and two bedrooms. The large open plan living room space is upstairs with views on three sides - fantastic sea views across Mounts Bay to the front and field views inland. The living space is airy and sunny, with sofas, books, games, a piano and other instruments, TV and DVDs.

Outdoors: There is a patio terrace with sea views at the front of the house which gets the sun right through into the early evening, with large wooden table, chairs and canvas umbrella - great for barbecues, drinks and eating outside. There is a large private country garden at the back of the house with field and countryside views, which gets the sun throughout the day well into the evening.
The path to the beach, coast path and Wheal Prosper tin mine leads directly from the front of the house. The South West Coast path starts a 1 minute walk from the house.

The house is right at the end of the lane so there is no passing traffic apart from an occasional neighbour parking. There is also no street lighting - so great for seeing the stars at night!

There is plenty of free parking - a private driveway space for one large car (or two smalls ones) and additional spaces on the track in front of the house.

Covva has been a much loved family home for many years and I love living here - I want guests to feel truly at home and to feel its special character as if it's their own. Living next to the sea in Rinsey is such a wonderful thing - my hope is that you will find all the relaxation, fun and adventure you desire in this space and that you will love it as much as I do!

Guests will have access to the whole house and all outdoor areas throughout their stay, apart from two rooms upstairs where I stay. The kitchen and dining area are freely available for your use. You can help yourself to tea and coffee anytime. I will lay out a simple continental breakfast in the mornings.

I live in the property - occupying an upstairs bedroom. I will be here to greet you, ensure you have everything you need and answer any questions. I am also very approachable and can assist you with any requirements, just ask. But I will not encroach on your privacy and space during your stay - my priority is for you to enjoy the space and relax.

You will discover a hidden paradise in Rinsey. Stunning sea and rural views, an amazing beach just a few minutes walk from the house, wonderful cliff walks, peace and quiet but also the opportunity to dine out at a choice of great restaurants just three miles down the road in Porthleven. I can provide details of all the best restaurants and beaches for you to visit. Rinsey (Porthcew) beach is just a few minutes walk from the house. This quiet, authentic, sandy Cornish beach is a favourite with locals - as the short walk down the cliff path and absence of cafes/parking - keeps the crowds away. The path to Rinsey beach is a little steep in places and the beach isn't accessible at high tide. If you prefer easier access then Praa Sands - a mile long easy access beach with cafe, restaurant, pub, parking and surf rentals - is just a 5 minute drive away, or 20 minutes walk across the cliffs. Porthleven is just a 10 minute drive along the beautiful coast road. Porthleven is a famous, authentic harbour village (think Padstow without the crowds and with real fishermen!). Porthleven's famous Food Festival in April has established it as a hub of creative Cornish eating. There are family friendly and fine dining restaurants, cafes, independent shops, three great pubs, supermarket, fish & chips and boat trips as well as the harbour and beach. From this position, right in the middle of Mounts Bay, you will have easy access to Penzance and Land's End, St Michael's Mount, Porthleven, Helston, and the whole of the Lizard Peninsula. (Please note St Michael's Mount is closed on a Saturday). It's also a great place for bird watching, with peregrines and choughs resident on the nearby cliffs. As there are no street lights it's a great place for star gazing. The coastal footpath is only a minute's walk from the house. I also have maps of the area, and guides on interesting walks.

As the house is a little off the beaten track, it is advisable to have your own transport. However if this is not possible,there is a bus service just a mile up the lane. The nearest train stations are Penzance or St Erth - linking to the London mainline.

I have 1 x travel cot suitable for an infant under 2 years old, and 1 x high-chair, plus some children's toys. 1 infant under 2 years old is permitted as part of the booking free of charge, with the travel cot being accommodated in your bedroom. Children's bedding is not currently provided. Please let me know if you are planning on bringing an infant so I can let you know exactly what is available.

Please do not smoke indoors - although smoking is fine on the terrace at the front of the house.
No pets.
Nothing other than toilet paper to be flushed down the toilet and please use minimal toilet paper (to avoid unwanted blockages!) as we rely on a septic tank.
I try to run an environmentally conscious home, so really encourage my guests to not waste water and use the recycling boxes provided.
All guests must be booked through the reservation request including children. Please contact me with any questions on sleeping arrangements or capacity.
