Very central, modern, beautiful and clean apartment in Notting Hill. 1 double bed and 1 sofa bed.

The flat comprises of:

1) Living room, containing a dining table with 4 chairs, sofa-bed, coffee table, television, desk with laptop & printer, flowers and lamps.

The metal action sofa-bed, which is suitable for two people, needs opening in the evenings, and requires some dexterity.

2) A modern bathroom, with a bathtub and shower (high pressure!), with an unlimited hot water supply.

3) Bedroom with a double bed, book shelves, and PLENTY of storage - including coat hangars.

4) A fully equipped separate (not open plan) kitchen, including a gas hob, microwave, oven, fridge, freezer, dishwasher, toaster, washer/dryer and dishwasher.

The apartment is 5 minutes walk to Notting Hill Underground Station and even closer to the world famous Portobello Road.

There are also a variety of CDs, DVDs, books, board games, etc., as well as fibre optic Wi-Fi and television, to keep you busy when staying in.

There will be complimentary coffee, tea, sugar, chocolate, wine, beer and possibly some food in the flat ready for when you arrive.

Washing Powder and Dish washing Powder will be provided at the start of your stay to last for a few days, but please buy additional provisions, if needed.

Fresh cotton sheets, hair dryer, umbrella, fluffy towels, iron, ironing board, toiletries and plenty of storage will ensure a comfortable stay.

To save you luggage space, or in case of forgetting to bring yours, i-Phone 4, 5, 6 & a Micro USB charger are also provided.

There is also a laptop for your use, as well as a Pay As You Go mobile/cell phone with a local number. The number for the phone will be revealed in the 'House Manual' section once your booking is confirmed, enabling you to inform others prior to arriving in London.

Guests have full use of the flat and all amenities within.

Supermarkets and shops are all very close by, and there will be basic provisions in the flat for you when you arrive - see 'Other things to note' section below.

I will be more than happy to provide recommendations for eating, drinking, shopping etc. so please just ask. Other than that you will have complete privacy.

Check in: Unless I am on holiday, I will meet you and welcome you myself to the apartment, as long as it's not late afternoon/evening or a weekend.

On late evenings, weekends and in my absence, I will arrange either for a friend to meet you for the handover of the keys, and show you around the property, or I will ask you to collect the key from the coded safe at the property itself. Photos of the safe are in the 'photo' section of this advert, and instructions will be emailed to you.

In any case, my telephone will be on at all times, and you will be able to contact me personally in case of any problems.

The closeness to famous Portobello Road means that a large variety of restaurants, bars, coffee houses, shops and the market to suit all tastes are by your door step.

Due to Airbnb's policy, I cannot put a direct link here, but the property is within a 2 minute walk of Portobello Road. Please look at 'Portobello Road' on Wikipedia, and you will understand exactly where you will be staying, and the amazing location of this property.

Staying in West London, you will also have easy access to some the most popular and beautiful destination for tourists such as Oxford Street, Mayfair, Bond Street, Piccadilly Circus.

Westfield shopping centre and the shops of Oxford Street are 2 and 3 stops away on the tube, and plenty of buses reach them directly in a matter of minutes.

Finally, the apartment is either very close to, or has easy public transport access to, Pizza East, the Ledbury, the Museum of Brands, Granger & Co., Portobello Road market, Jamie Oliver's shop, the Churchill Arms, the Windsor Castle, Notting Hill Gate, Kensington High Street, Ladbroke Grove, Queensway, Bayswater, Westbourne Grove, Holland Park, Hyde Park, Kensington Palace, Marble Arch, Oxford Street, Tottenham Court Road, Regent Street, Knightsbridge, Golborne Road, Westfield Shopping Centre, Harrods, Selfridges, John Lewis, Liberty's, Buckingham Palace, Houses of Parliament, Westminster Abbey, St. Paul's Cathedral, the London Eye, gyms, fitness centres, and other restaurants, shops, tourist attractions, and Notting Hill Carnival.

Just a few minutes walk to Notting Hill Gate tube station (Central, District and Circle Lines). The area is also extremely well connected by bus, bicycle, and the Oxford Tube.

For taxis you can use Hailo, Kabbee and Uber apps to order a ride.

A top up 'Oyster Card' is worth buying on your arrival. This is available from any London Transport ticket office. It will make your travels around London much cheaper, and makes coins redundant. Don't forget to hand it back to the ticket office when you leave London, to receive a refund for the card itself.

DIRECTIONS FROM THE AIRPORTS & EUROSTAR - please see the map in the photo section.

Eurostar / King's Cross / St. Pancras:

Catch the Circle or the Hammersmith and City lines to Notting Hill Gate (change at Edgware Road).

From Heathrow:

i) Catch the Heathrow Express to Paddington and then catch the tube (Circle Line, couple of stops) to Notting Hill.

Otherwise, a taxi from Paddington Station to Notting Hill Gate should cost about £6

ii) Catch the tube, change at Earl's Court, and come to Notting Hill Gate.

From Gatwick:

Gatwick Express to Victoria, then the Circle Line to Notting Hill Gate tube.

From Luton/Stanstead:

Catch Easybus to Marble Arch.

i) At Marble Arch change to the Underground (Central Line, Westbound) and after 3 stops arrive at Notting Hill Gate station.

ii) At Marble Arch catch a black cab to the apartment - around £7.

London City Airport:

Catch the DLR towards Bank.

At Bank change to the Underground, Central Line (West Bound towards West Ruislip)

Disembark at Notting Hill Gate

At Notting Hill Gate station, take the Portobello Market sign, turn right at the first Traffic Lights, and right fork at the Mini Roundabout. Walk 100m past Portobello Road, and you will find no. 52 on your left. (Past the 3rd pedestrian crossing).

Walk down the left hand side of the building, and you will see the green entry door.

Minicabs are also a possibility for all stages of your journey. I would recommend the Uber or Kabbee apps. To get the best price.

Black cabs which are found at the airports are VERY EXPENSIVE and are best avoided.

The main bed is a standard IKEA double bed, and the mattress is 2 months old (December 2016)

The the sofa bed in the living room is 135 x 182 cm. It can be used for sleeping by 1 or 2 people, at your own discretion. It has a proper spring mattress.

The bathroom has a full size bath and a shower. It is about 7.5 Sq. Metres.

Luggage Storage & Early / Late Check In / Check Out:

I understand that many flights (especially from the U.S.) arrive early in the morning, and many flights (China & U.S.) leave late at night, and a different check in / checkout time, or luggage storage, may be required by you.

Unfortunately an early Check In is not possible. Guests leave at 11 am and the cleaners (an outside company) attend the property sometime between 11 am and 3 pm to prepare the accommodation.

They have asked no luggage to be left at the property because it gets in their way. On previous occasions guests have lost some of their belongings, and the cleaners were accused of being the culprits. They have also stated that guests arriving during their work disturbs them, and slows their work down.

I also understand that you may be very tired, and may want to just relax in the apartment whilst the cleaning is going on. Again, the cleaners have requested that you should not be allowed to do this, as they find it difficult to clean when a guest has started making coffee, is in the bathroom, or has fallen asleep on the sofa.

A late Check Out MAY BE POSSIBLE in a small number of cases (but is by no means guaranteed). I will only be able to let you know on the day before your Check Out date. Please send me a message, and I will confirm with you.

There is also no space at the property (as you will see when you come) for the safe storage of luggage, and you will need to bring your luggage with you, and take it away with you when you leave. You can leave your luggage with Excess Baggage Company at Paddington station.

I have insurance for my belongings and for public liability. Your belongings are your responsibility, and must be protected by you. Use all of the locks provided, and take your valuables with you when you are not at home.

Some food may have been left by the previous residents, and I cannot guarantee the quality. Please check all packaging and dates, and satisfy yourself that it is safe to consume.

PRIVACY NOTICE: Please note that the common parts of the building are fully covered by CCTV.

The garden shown in the photos can be accessed, but not directly from the apartment. You will need to exit the building, and walk around the back.

There is a washing machine in the property, and a clothes airer for drying your clothes.

The apartment is just great, and Baktash hospitality is second to none. Everything worked perfectly well and any questions we had were always immediately answered by our host. Great location, comfortable and clean apartment, with a very professional and friendly host. Just perfect!

Baktash was a fantastic host, and the space he has in Notting Hill is remarkable. Much more spacious than the pictures show, and getting around London was a breeze with the several stations very nearby. Very responsive host, very comfortable environment, and very good experience overall. Thanks!

My wife and I enjoyed 6 wonderful days in Notting Hill. The location is right on the doorstep of the markets, restaurants, public transport options, but still feels like neighborhood living and not touristy. Baktash is easily the best host (of many) we have worked with - super responsive, very helpful and detailed oriented. The place was just as described on the site, very clean and welcoming with nice touches like a Chrome book and printer, delicious Costa coffee and detailed area guide. We have been to London more than 20 times, and this was a most enjoyable home base for exploring the city, immersing in the local area and getting to business engagements - Tube stop, lots of buses and tons of taxis around all the time. I would recommend any place Baktash is involved with.

Not luxury at all, low ground floor, no view other than wall or car, noise from above, mini bath- room...never again.

Dear Bernadette, I wish that I could say that I am sorry that you did not enjoy your stay, but I fear that no matter what I did, or what the place was, you would not have been happy, so there is no point in my apology. You can see from my other feedbacks (some of which have not been good), I have always apologised, and have always tried to learn and improve, but in this case I simply refuse to. I have lived in London virtually all of my life, most of it in Notting Hill. I am both a host and a guest of others on Airbnb.

As a host, I can help you with any local information, and give you any tips if you require it.

I have been renting out apartments for over 20 years for Bakproco Ltd., so have a good idea of what guests want - a clean, central, quiet apartment, with the same amenities as they have at home.

I love travelling myself, and have used Airbnb on a few occasions as a guest. Some of my experiences were amazing, and some were simply awful. Because of this, I have a fair idea of what the guest's expectations are, and I try to meet them.

I try to provide a clean and comfortable place for you to stay, and make the whole process go as smoothly as possible, especially for those who are new to Airbnb.

When staying as a guest, I understand how important it is to treat other's properties with the same respect as I treat my own home.

I also know how important it is to read the listing, abide by what is expected of me, communicate with the host, and leave the property as clean as possible when checking out.
