Description

A stylish double room with en suite bathroom in a beautiful 1825 Georgian townhouse overlooking The Meadows. A 15 minute walk from the Royal Mile, 20 minutes from Princes Street. Access to garden and generous continental breakfast included.

This room is one of two private double rooms with en suite bathrooms available to guests. It is situated on the lower ground floor of a beautiful 1825 Georgian townhouse overlooking The Meadows. It has lots of original features including cast iron fire place (not in use unfortunately!) and sash window with a view of our small garden.

It has a separate dressing room which is great for storing luggage and clothing. We can arrange to set up a single bed or cot in this room for a child or young teenager. We offer this for free for children under 3 years of age but there is a charge of £40 per night for older children/teenagers.

The room has a private en suite bathroom with shower, bath, sink and toilet.

There is central heating in the bedroom, dressing room and bathroom. Please just let us know if you get too hot or too cold and we can adjust accordingly!

Guests will be given their own set of keys for the duration of their stay and are welcome to relax in the living room and breakfast room in the main house where they can help themselves to tea and coffee all day until 10pm.

There is also access to our small but perfectly formed garden which is a lovely place to enjoy a quiet cup of coffee in the morning or a glass of something chilled in the evening.

My husband or I will be around each morning to ensure you have everything you need for breakfast and you are more than welcome to join us in the evening for a drink if we are around.

Apart from that we are happy to give you as much privacy as you like but one of us will generally be available at any time if you have any questions or requests and we are happy to recommend any restaurants, pubs or excursions you may wish to plan.

The house is situated in Marchmont, a quiet and affluent residential area on Edinburgh's southside. We overlook the The Meadows a
fantastic 63 acre public park with several playgrounds, tennis courts and cricket pitches. During the Edinburgh Festival it plays host to a variety of weird and wonderful acts including, this year, The Underbelly Circus Tent.

It is a very pleasant 20 minute walk to The Royal Mile and Waverley (Edinburgh) Rail Station and a 5 minutes walk from Edinburgh University main campus, Bruntsfield Links public golf course (a 36 short hole course which claims to have been used for golf since 1456) and Summerhall a fantastic arts venue with its own pub, micro-brewery and gin distillery. There are a host of local pubs, restaurants and coffee shops on our doorstep and its the perfect place to base yourself for your Edinburgh stay.

If you have luggage when you first arrive it is probably easiest to get a taxi from Waverley (approx £12) or Edinburgh airport (approx £22).

Otherwise its a 20 min walk from Waverley station but be warned, the first section is a choice between quite a steep hill or a steep set of 70 steps (but then downhill then rest of the way!).

Once you have settled in, there are a number of local buses that leave from the vicinity of the house serving all parts of Edinburgh or if you have a UK driver's licence you can rent a car from the City Car Club who have a number of vehicles parked close by. This is what we use ourselves and are happy to explain the process if you choose this option!

We really feel that walking is the best way to appreciate Edinburgh's beauty and a stroll through The Meadows is the perfect start and end to the day.

We provide a continental breakfast that is served in our sunny dining room each morning between 8am and 10am. This includes freshly baked pastries, yoghurt, fruits, cereals bread and homemade marmalade and jams as well as fresh tea, coffee and fruit juices. If you have any dietary requirements we are happy to accommodate them.

We provide clean bedding and towels at the start of your stay which are changed as standard once a week.

Access to washing machine, dryer, iron and iron board can be arranged on request. We can also help arrange drop off and collection of dry cleaning.

We request that you do not cook your own food whilst staying. If you would like us to provide a meal during your stay then I (as a private chef by trade) am happy to cook whatever you would like for a pre-agreed price. Anything from a simple home made stew to a four course celebration of the best of Scottish produce can be arranged! Please note: this is subject to availability and 48 hours notice.

Breakfast is served between 8am-10am. If you would like an early or late breakfast please just let us know.

Arriving late is fine, we just ask that you give us 24 hours notice if you are think you may arrive after 9pm on your first day.

We do not allow smoking or pets or the consumption of any illegal substances on the premises.

Lucy & Christian (and 3.5yr old Georgie!) were fantastic hosts - made us feel very welcome and really made it feel like home from home. Very comfortable bed and tasty breakfast. Location also superb - looks out onto The Meadows and it's only a short walk (15 mins) to Royal Mile etc.

We have stayed 4 nights at Lucy's house and loved it. From the warm welcoming by Christian to goodbye by Lucy, everything was nice. After tiring tours in Edinburgh, the bed was really comfortable and warm. It was clear that they live there as a family; because all staff were clean, breakfast was delicious and plenty and their little girl Georgia was very cute :)) Staying 15 minutes walking away from Old Town, meeting with this lovely family was a great first Airbnb experience for us.

Lucy y Christian fueron los anfitriones perfectos... nos recibieron y dieron un tour por la casa, ofrecieron desayuno y una habitación impecable. Las propiedad esta perfectamente ubicada en una zona residencial sin tanto bullicio pero a distancia caminando del centro y los principales centros turísticos de Edimburgo.

We had such a fab time staying with Lucy and Christian. They were so hospitable. They even stayed up late on our first night to make us dinner despite being very late due to a train cancellation! A beautiful, warm and friendly house - completely reflected the description. The house is perfectly situated and served so well as it's only a short walk into the city centre. We couldn't have stayed in a better location. We would highly recommend staying with Lucy.

When we arrived Lucy was very welcoming, as was her delightful daughter Georgia. The room was ready, immaculately prepared and looked better than the photos on the website. The property is in a great central area and there is lots happening across the road in the meadows. We slept really well, the blue room is at the back of the house is so lovely and quiet. Breakfast was also a treat, lots of choice of high quality products. A very successful stay and would recommend to others without hesitation.

Lucy and Christian are the perfect hosts, and their beautiful house strikes just the right balance of elegant and cozy, with period fixtures and playful moden touches. Not to mention that is it right across from the Meadows and around the corner from the old town, so a perfect base for exploring the city. We even walked to Arthur's Seat! The bed was extremely comfortable and our en suite bathroom was in perfect order. Did I mention that Lucy is a highly sought after chef? Her table looks like a magazine spread and her food is divine. The family is friendly and helpful without being in any way overbearing. All in all, a lovely atmosphere and a pleasant place to stay. We can't wait to come back!
