This is the upper level of a split level raised ranch family home. The air beds and/or couch space can be used in the living room for as many as 5 people, given they know each other and get along. ;)

It's located in lovely Edmonds, Washington, just north of Seattle. Edmonds is "The Friendliest Town on Puget Sound." The property is easily reached and within walking distance of groceries, drug stores, banks, shops, restaurants, and even beaches and ferry and train travel as well as Interstate 5, but is a bit down a quiet neighborhood street. It stays warm in the winter, and cool in the summer, and buffers sounds from the rest of the house and surrounds.

This is my home that I occupy, with numerous homestyle amentities compared to a stale hotel room. Terms for stay including check in and out time, and cancellation policy, are far more flexible than traditional hotels. If you are keen to explore, there are ample books and maps available, as well as an owner with a brain full of ideas and experiences. The key to this lodging opportunity is all the comforts of home with lots of ways to enjoy exploring the Pacific Northwest, at a rate at or below the nightly local hotel rate. Note that as this is a real lived-in home, it comes complete with quirks such as remodeling efforts and yardwork in progress. Please do NOT expect a 5 star hotel in décor or cleanliness. The home is clean and sanitary and, frankly, having lived here for almost 15 years, I think it is highly liveable and adequately stylish and comfortable. ;)

This can vary. One thing to note is that the nature of my work makes immediate contact and response often challenging. I do my best to take frequent breaks (every few hours) to check for urgent communications. I do sometimes travel for work, and usually offer this booking when I am on travel. I may be in a variety of time zones, so please be patient with timing of replies, as needed.
Guests can come and go with little to no interaction if they like. Or, for those more social, family style meals or casual social interaction with me are possible, too. I am an extrovert, so just make it clear if you'd prefer alone time and privacy or social time and interaction.

It really depends on how much is mututally agreed. I've enjoyed meals and wine and evening social time in the backyard with some guests, and barely seen others, based on their level of comfort and interest in interacting. I am a working professional woman with a family, so I don't mind if you like your own space, though I am a huge extrovert and love to meet and get to know new people.

I do also list the downstairs space occasionally on Air BnB, so you may meet others, if desired. Please DO let me know right away if there are any issues with interactions with other guests or occupants.

Plenty of maps, books, and ideas to share if your goals include exploring the beautiful Pacific Northwest and the metro Seattle area.

I do reduce / re-use / recycle - so please separate your refuse and dispose of non-meat/dairy food items in the compost bin. It takes a village to take good care of our beautiful planet! Kitchen garbage is the blue can under the sink; compost is the green bin under the sink; recyclables go into the white can next to the refrigerator. Please use and replace liners to the garbage and recycling bins to keep those clean and not gross.

There is no TV or stereo system upstairs. There is a small stereo next to the couch, on the floor, for radio. Please DO be conscious of the noise volume due to other people living in the house, whether me and my family, or other guests.

Common courtesy. Mutual respect. Privacy desires clearly established between owner and guest upon arrival. Treat my house like your own.

Trash MUST be separated (RECYCLING, GARBAGE, COMPOST). There are separate bins in the space, under the kitchen sink. The outside collection bins are ALSO SEPARATED by RECYCLING, GARBAGE, and YARD WASTE. There is also an outside COMPOST BIN for food waste.

If you choose to remove your own waste, you MUST SEPARATE ACCORDINGLY into the correct OUTSIDE bins. Sorting instructions are included in the black binder front cover on the counter, as well as in the Republic info flyer in the message center by the interior door leading into the garage, AND on the large totes for both RECYCLING and YARD WASTE. Unless you are volunteering to assist us with our yard and garden upkeep during your stay should you have a passion for such, no guest should EVER be placing items in the large green YARD WASTE tote or smaller round black yard waste cans. (empty Jameson bottles are actually NOT YARD WASTE. This has been a problem, shockingly.)

There is ABOLSUTELY NO smoking or tobacco use or drug use including marijuana of ANY KIND on the property. This INCLUDES disposing of your items in our trash containers. (Again, used cigarette butts in an empty glass Coca-Cola bottle are NEITHER YARD WASTE NOR RECYCLING. Again, shockingly, this has actually been a problem. Imagine a first trimester pregnant woman and mother of two tidying up and doing chores, taking out the trash in her spare minutes one afternoon, and discovering this first by the stench.

No smoking or drugs of any kind anywhere on the property, and no smoking fumes to be brought with you on your skin, hair, clothes. Shoes off and tidied in the garage. No smelly foods to be cooked and/or stored in the downstairs space. No dings or stains to be made on FF&E. Keep your space clean & tidy, (including garbage, recycle, compost, dirty laundry, leftover food items, etc.) Hang towels only in the bathroom to dry, on racks, not on furniture or floor. Keep noise that transmits between floors, including talking and stereo, to a reasonable level, conscious of other occupants. Quiet hours 10 pm to 6 am.

Parking spots specified to facilitate all transportation needs (owner will delineate parking location and parameters, such that garage and driveway and street are all fully and readily accessible.) One vehicle per reservation.

Tell me right away if you need something or something is not working. Cleaning supplies are available on the property, and are encouraged to be used, but please put them back in their spots when you finish the task. Kitchen sharing may be possible by arrangement. If you use something up, like beer or wine or other drinks or food, please replenish in kind.

Contact requested for kids and pets, but not necessarily prohibited or outright accepted. Second guest and second vehicle may be permitted at discretion of the owner.

I have various personal items in the space, including family pictures and personal beverage collections from travels in Europe in particular. Please respect these items. They are not for guest consumption.

Sarah was a lovely host. She knew that I was pregnant and asked what my cravings were, and had said craving in the fridge when we arrived (fresh fruit!) The neighborhood is very convenient to stores and not far from Seattle, but far enough to be private and quiet.

My sister and I stayed at Sarah’s place one night while in Seattle. We had got in later than expected and Sarah had left for work early so we didn’t actually see her on our visit but the instructions she gave us had us in the house without any issues. At first we were unsure how it would work in the morning with the kitchen being right off the living room where we were staying but this turned out to be a non-issue as Sarah had planned in advance to not need the kitchen in the morning. The place it’s self was as advertised with a large couch and air mattress and some signs of renos ongoing but those were no hindrance to our stay in any way. The only thing I would have changed or would have liked to be informed of is that there were no window coverings on the window that faced the street. The house is on a quiet street but it still would be nice to have some privacy in the evening and block the light in the morning. Besides that things went well although we are still communicating as I had foolishly left a small bag at her house that I need shipped back to Canada.

Sarah is a natural host, this is my second stay and I am planning to stay again, very glad I found this place and host. AirBNB was intended to for a host like Sarah, I highly recommend Sarah and this listing.

Sarah was great, although she wasn't home for our stay, she made sure that we were all set and that we had everything we need. Place was clean and accommodated us perfectly.

My stay started out great. Sarah the host was getting ready to leave on business. I had been recommended her place by two friends that had stayed there in the past. I arrived late the first night. Everything seemed ok, but a bad smell from the fridge. I found limes that were there since Dec. She quickly took care of them. Although the smell continued. I stayed in the downstairs three days then moved upstairs as the downstairs was booked for another guest or the host. I cleaned the downstairs spotless. Actually cleaner than I found it, and was told I would be refunded the cleaning fee. I also took photos to show, before and after in case there was any question of the cleaning. When cleaning the downstairs, I noticed there were several areas that had not been cleaned. I found a piece of moldy sausage and something moldy in the freezer that had leaked down the back of the fridgerator. This was hard to see unless you were on your knees. I ended up scrubbing the fridge from what was left by another guestI also swept and washed the floors downstairs which was not done prior to my arrival. When I moved upstairs, I encountered a major problem. I noticed an odd smell when sitting in the back yard, a smell of sewage, this could also be smelled in the kitchen area. I noticed the water in the kitchen sink had backed up and sitting in the garbage disposal. I went to run the garbage disposal and the sink overflowed with backup. I called the owner and she tried to help me remedy the situation. I spent several hours trying to clean the water backed up in her dishwasher and the garbage. The was a very gross job! I was unable to use the sink or dishwasher the entire stay upstairs. She had contacted her neighbor who was very kind and sympathetic, and had said this had been a problem in the past. He snaked the drain which helped the backup but did not solve the garbage disposal issue. So, while I was there, I was unable to use the sink, had to wash my dishes in the bathroom. And use the bathroom sink for any sort of water source. The garbage disposal backup smell was overwhelming at times. I also assisted the guests that stayed downstairs as they could not figure out how to use the lockbox. They also had trouble getting into to the garage as the instructions they were given were not clear to them. I understood the house is a work in progress and I was told by Sarah I would be refunded my stay for the upstairs for my troubles. As of this time, this has not happened. I was also told I would be refunded the cleaning fees. I spent more time cleaning the house and the several hours trying to solve a plumbing issue that had nothing to do with me...

I am sorry to hear you do not feel my space was up to your standards, and that a difficulty with the disposal arose during your stay in my home in my absence while I was on work travel. I did miss the limes in the bottom drawer of the downstairs refrigerator, as well as the popsicle in the way back of the freezer behind the separating compartment. I had spent over 16 hours all weekend cleaning my entire home preparing for your arrival and my departure. This is the level of diligence I apply as a hostess. Everything was working perfectly immediately upon my return home on May 1. My other guests, both upstairs and downstairs, between your departure April 24 and my return May 1 had no issues. I gave you numerous local suggestions, offered you the use of any of our bicycles and helmets and locks, my own shoes, the backyard lounge chairs, and even offered you my personal assistance with the 62 mile round trip transportation from SEATAC airport to my home late at night while still packing immediately prior to my own early morning departure upon your arrival as you were unsure about ground transportation options. I even agreed to you sleeping in my own room (which was not even part of this reservation.) I strove constantly to try to offer you viable solutions to the issue you encountered with the garbage disposal and dishwasher drain. I engaged in numerous offline communications to assist you, even coordinating emergency assistance and potential repairs with my trusted neighbor in my limited off work time. You continued to have full use of the house including the kitchen, the bathroom, the laundry room, and the back yard for several days, never once asked to cancel or terminate your reservation, and could have easily washed dishes in the kitchen sink (it was working just fine.) I honestly don’t know what else I could have done as a hostess to prepare for and provide for your stay. I applied more energy and effort into preparing for your reservation than I have for probably any other, due to the nature of my travel and the extreme coordination required in accepting your reservation request in the first place. I had a team of neighbors and friends coordinated to assist in my absence, since you had placed your request at the recommendation of previous guests of mine. I pride myself on offering safe, affordable, comfortable, welcoming accommodations that help my guests feel like they have a home away from home. I will continue to do so, but I will not likely be so willing to extend myself this far again to meet a guest’s requests.
