This spectacular stone loft is a perfect meeting or lite party space, and is available by itself or as an add-on to our residential listing. It's perfect for guests wanting to have any kind of special event or gathering, including music events - recording/rehearsal/video, performance, etc.
There are no beds as it's not a residential space.

This space is offered as special event space - either on it's own or along with our residential listing. It is also a state-of-the-art recording facility. Come do a music event, meeting or party and stay upstairs in our 2 bedroom apartment, which can be found here:

The instruments in the picture of the main room will not be there during your stay/event unless you make special arrangements with us.

Central Harlem is bursting with exciting developments. We have the fastest growing restaurant and night-club culture in the city, and loads of beautiful parks, walks and historic buildings. We are around the corner from Sylvia's, Red Rooster and many other even-better undiscovered eateries. Mount Morris park and pool is 4 minutes walk, Central park is 10.

We are a stone's throw from the 2+3 train (34th street in 20 minutes door to door). Also a short walk from the A, C, D, 4, 5, 6 and Metro North to the northern suburbs and upstate. Very convenient to LaGuardia Airport - 20 minutes on the M60 bus or an inexpensive taxi ride.
Driving is very convenient as we are close to the FDR and parking is easy for NYC.

The Loft has has no kitchen or beds.
As this is a meeting only space (no residential), every booking presents a unique situation; So, the fee is always different and established by special offer once you give me the parameters of your event.
Here are the general guidelines:

The space is 100% yours during your booking. It is a meeting/event space - no residential / staying over.

Myself or one of my staff will be present in the adjoining room or upstairs during your event.

80 people is our capacity. Myself or one of my staff are on hand at all times. If your group is larger than 30, we will have 2 people on hand.

Checkin is by arrangement - if you're having a daytime event we can check you in first thing in the morning.

If you have catering or other vendors providing supplies and/or services, and they cannot pickup their things before you leave, they can pickup their things the following morning before 11 by arrangement.

Events cannot be loud after 11pm as the building and block is residential. NO DJs. Music goes off at 11, no exceptions.

Guests are responsible for leaving the space like they found it, within reason - meaning any supplies, food, etc, should be removed.
You can leave garbage outside for collection.
If you want us to clear your garbage from the space, there is an extra $100 added to the cleaning fee.

Events with live music:
One Two Seven is one of the finest live music and recording facilities in New York City - a fully equipped music studio and performance space, providing all backline, PA (sound-reinforcement) and recording equipment.
We don't allow outside PA or DJ equipment.
We do allow outside video and photography equipment, lights, etc.
We provide staff to setup and operate recording and PA gear.

Alcoholic Beverages:
If you plan to sell beer, wine or cider, you'll need a temporary permit from the NYS liquor board. One is simple to get and the cost is $36. It takes about 2 weeks from the date of application. Selling hard liquor is prohibited by the state without a permanent liquor license.

Food, catering:
We do not provide catering, food or drinks, but we can recommend and work with excellent restaurants nearby who can.

Rates:
The current base price is $150 on weekdays and $198 on weekends and holidays. $10 per person after 2 people, including staff you bring in.
$100 cleaning fee - negotiable for small, neat events.
Potential extra charges include:
Extra cleanup in cases where you can't remove everything you've brought in: $100 Next day pickup of items: $30
Extra staff for events over 30 people or large setups: TBD depending on the type of event.

10 people on a weekday:
Base $150
Standard cleaning fee: $100
Per person fee: 8x10 = 80 Total: 330

30 people on a Saturday night:
Base $198
Standard cleaning fee: $100
Per person fee: 28x10 = $280
Total: $578

50 people on a weeknight with live music / full setup and we handle all cleanup: Base: $150
Cleaning fee: $100 x two = 200
Per person fee: 48 x ten = 480
Staff, backline and sound equipment: 500
Total: $1330

No drugs, extensive late-night noise or parties. If you are using our music facilities, shut down time is 8pm for drums and/or loud amplifiers, 10pm for everything else.

I used Grahams place to base my photo shoot out of. It's a great location in the amazing part of Harlem with restaurants and bars all around. It looks like a great spot for parties or jam sessions.. really cool experience!! thank you!!!
