My apartment is a typical New York City brownstone apartment. Brownstones tend to be longer than wider as they sit in row with other buildings and only have windows in the front of the building and back of the building. This is an apartment in a small apartment building, hearing your neighbors above you or below you is fairly common pretty much in any apartment building.
There was a fan in the closet to help circulate the cool air from the bedroom into the living room.
As for the TV, most of my guests come to NYC to see all the sights and experience everything that NYC has to offer. They do not come to NYC to watch television and find the service adequate for their needs. We had a Roku box there but unfortunately one of the previous guests took it home with them. (If I may make a suggestion, If television is very important to you, you could bring your own Roku or Apple TV with all your favorite stuff on it. I always travel with mine if I think there will be a lot of downtime.)
