This is a convertible guest room that is available select dates seasonally.

During the middle of the day (hours vary seasonally; see below), the room doubles as a low-traffic combination business center/exercise space and backyard exit for a few other guests, but you still have security including locked storage for clothes, valuables, etc, easy access to all your belongings, total privacy any time you're here, and unlimited use of the whole apartment 24 hours per day.

We have a flexible setup with a fantastic Ikea daybed that is configured as a twin bed for one guest and as a king bed for two.

In the twin setup you'll be sleeping atop 2 (two!) foam core mattresses. When you're sharing the king bed, those two mattresses form a base layer below a 5" memory-foam mattress topper. The daybed isn't a like a pull-out convertible sofa--it's the most comfortable bed here.

The room and the apartment are both spacious, tidy, and very comfortable with hardwood floors and lots of extras including breakfast, laundry, full use of a gorgeous kitchen, access to our large backyard and a home theater with 10 foot HD projection screen.

Kitchen & Meals:

Your room is right next to our modern kitchen. Weekdays we offer a hot breakfast plus self-serve options that work with any schedule.

On weekends we serve a relaxed brunch, and you can eat either in the dining room or, weather permitting, in our backyard garden/patio.


High Speed WiFi with multiple access points to assure a great connection throughout the apartment. Network printer and other business services also included so you can print a boarding pass or an important document.

Shared Spaces:

The living room is yours to share. You're welcome to take advantage of the home theater evenings, though during the week we'll probably ask you to wear headphones.

Your room converts into a activity/exercise/office space and exits to the garden and outdoor grill/dining area, and those areas are typically accessible to guests between 10:30 am and 7:00 pm but usage is minimal and hours vary seasonally. We can generally accommodate your schedule 100% with just a little advanced warning.

The building is bicycle friendly, and guests can borrow one of four extra bicycles (2 road bikes, 2 'urban outfitted' mountain bikes) for exploring, though it helps if we have some advanced notice to get one ready for you.

Musicians of any caliber may use a new Yamaha electric keyboard suitable for practice or composition (with unscheduled performances please).


Use our basement machines or we'll happily do your laundry for you, no charge. We can also direct you to great dry-cleaners.


The bathroom isn't brand new but it's pristine and ha excellent hot water and water pressure.

I'm a tech entrepreneur taking an extended break from business travel. I loves to meet people and provide great services. I'm also an avid cook and vegetable gardener, and enjoy offering guests a complete "harvest to table" experience here at home.

I have been a 100,000+ miles per year traveler (business + bicycle touring) for most of my adult life and I see hosting on AirBnB as a rewarding activity that lets me use my knowledge and my hobbies to help visitors get the most out of their stay.

My cousin Tania upstairs is also an AirBnB host. When Tania's not traveling she's my backup for helping out our guests (and vice versa).

After almost 25 years in the neighborhood and about the same number as an experienced business and holiday traveller, I'm keen to be a resource for you. If you forget something, from a toothbrush or umbrella to a phone charger or video adapter for a presentation, ask if we've got one you can have or borrow! No extra charge

Prospect Heights is great. I've lived here since 1991 and have owned the building in 2001.

The neighborhood has come into bloom recently with great food and nightspots. The location is ideal for major Brooklyn attractions: Brooklyn Academy of Music (BAM), BrooklynBotanic Gardens, Brooklyn Museum, Brooklyn Public Library, Prospect Park, Atlantic Center Shopping, Barclays Center Arena (concerts, Brooklyn Nets NBA basketball, New York Islanders NHL hockey) are all a short walk awy.

The apartment is on a beautiful tree-lined street, and a five minute walk to the subway and tons of great restaurants and shops. It's a 10-15 min walk to the Brooklyn Museum, Brooklyn Botanical Gardens, Brooklyn Academy of Music (BAM), and the Barclay's Center.

Park Slope, Fort Greene, Crown Heights, Clinton Hill, and Boerum Hill (5-10 minutes) plus Downtown Brooklyn (20-30 minutes) are all within walking distance as well.

The B, Q, and 2/3 subway lines are all a couple of blocks away, and will get you to lower Manhattan in 15-20 minutes. We're also a 10-12 minute walk from the Barclays Center arena, which has access to several additional subway lines, LIRR (Long Island RailRoad including FAST public transportation to JFK Airport). The A, C, and G trains do not stop at Atlantic/Barclays but are about the same distance as the arena.

About Brooklyn&Breakfast

Our building, with four hosted Airbnb apartments, and five hosts working as a team is a unique arrangement: a true cooperative of Airbnb hosts pooling resources for the benefit of our guests and for the community.

I own the building, an 1893 Brooklyn Brownstone and live in the garden apartment. My cousin Tania, on the 2nd floor, and my 3rd and 4th floor tenants/friends all host with Airbnb, and we work together as a team.

We share many responsibilities, and provide services we could never offer to guests as individuals, yet each apartment here has its own character:

-My garden apartment is the Brooklyn&Breakfast hub. It's where we cook and serve breakfast for ALL hosts' guests every morning, w/ choices for everyone from paleo-carnivore to vegan. This includes a leisurely Sunday Brunch with many homemade choices and a chance to meet fascinating guests from around the world.

The apartment has three lovely guest rooms plus many common areas, with garden/backyard access during the warm months. I live in the finished side of the lower (English Basement) level of the duplex; the other side is where we do laundry, keep supplies, and provide extra storage for some of our guests. There is also a 12-month indoor-garden for fresh herbs & micro-greens year round.

-My cousin Tania's newly renovated 2nd floor a offers the most privacy, and it's almost like renting a whole 1200 sq feet (105 sq meters) apartment

-Our cohosts Tom & Jordan's 3rd floor apartment has two guest rooms, a comfortable living room/dining room common space, and more;

-Ed & Tiffani, (+ sometimes Ed's daughter from a previous marriage) are the 4th floor hosts. Ed, an old friend, has been an Airbnb host in different homes for several years. He's a contractor and a big part of his contribution is making slow-but-steady building improvements, from better soundproofing guest-rooms, to repainting the hallways, and lots more. Tiffani also assists Len with Brooklyn&Breakfast's large backyard garden which, many months of the year, supplies food for breakfast and other meals. During those same months, guests from all four of our hosts' apartments have access to the backyard as well.

DIY laundry and/or laundry service is available in all four apartments

Brooklyn&Breakfast is mostly a labor of love, and it's also a little bit of a social statement:

We aim to demonstrate an alternative model for home sharing that can provide guests with a level of services closer to (and often surpassing) a true B&B or hotel, albeit with a more relaxed, 'mi casa es tu casa' flavor.

A stay at Brooklyn&Breakfast is not like renting a spare room or someone else's empty home while they're away, but neither is it anything like the growing number of dubiously-legal Aibnb quasi-hotels. By keeping rents affordable for long-term tenants, and taking pride in our neighborhood and in Brooklyn, we believe we're a small force against too-rapid gentrification.

Like most of New York City, Prospect Heights offers limited street parking. We can direct you to local parking lots. Parking in prime Brownstone Brooklyn is pricy compared to many cities but a bargain compared to Manhattan.

You're sharing my home. I'm the owner of this four family Brownstone and expect you'll behave as responsibly as you would in your own house or apartment.

When we serve breakfast it's "full service," and I'll do your dishes and keep your water glass full. ;-)

When you use the kitchen or grab breakfast self-serve please take care of your dishes. And if you eat in your room or the living room be careful and clean up. No crumbs, we don't want pests.

Absolutely No Smoking In the Apartment. If you are a smoker, you're welcome to smoke in the backyard depending on time of day--or in front on the stoop like an authentic Brooklynite--so long as you are considerate of others and NEVER leave cigarette butts behind.

JE REVIENDRAI! Meilleur airbnb de tous ceux que j'ai fait. Petit déjeuner prépare avec amour par Len, instructions plus que complètes, vous n'avez pas besoin de chercher plus loin: ce logement est parfait!!!! Quartier ultra secure, métro à 5 minutes (7th Avenue) et autres stations... ce n'est pas Manhattan mais c'est tout aussi bien, voir mieux!!! Foncez

Len's place was warm and welcoming. My husband and I stayed for three nights to see a show at Barclays Center and to explore Chinatown & Little Italy. It was only an eight minute walk to Barclays Center & subways. Also, Len went above and beyond to make delicious breakfast every morning! Great food and conversation-I highly recommend this place.

Len is a great host. His place is very nice and convenient. I had never thought I could wake up to the sound of rain and birds singing in Brooklyn... but the room has a window on the garden and the sounds of nature were an absolute treat! Thank you Len.

We absolutely loved the location of Len's place. It was just a stone's throw from the bars and restaurants of Prospect Heights. It felt really safe. It was a beautiful part of Brooklyn. We had a really comfortable bed, close access to the bathroom (I don't think we ever needed access when we couldn't have it). We were able to keep our bags in Len's place passed our check out time which we were really grateful for. Everything we could have hoped for. I wish it was the weather to enjoy the great garden he has set up. Will come back, definitely.

My boyfriend and I will definitely be staying with Len every time we are in the area. The location is perfect as it's near the subway and also close to shops, restaurants, beautiful parks, etc. Len's home is perfectly suited to an enjoyable "home-y" yet private visit. The kitchen and bathroom are shared with other guests, but this was not an issue at all. Len made an extravagant breakfast buffet each morning, better than any hotel. Highly recommend.

The room is nice and clean. Len is very friendly, talkative and he makes great breakfast everyday. The price is very reasonable and the location is very close to lots of things. Highly recommended to one person's trip!!

I'm Len. I'm an amateur cook and vegetable gardener, an entrepreneur, and a traveler, by bicycle whenever possible.

I live in the first floor apartment of my beautiful four story brownstone in Prospect Heights, Brooklyn. My cousin Tania (https://www.airbnb.com/users/show/9772800) lives on the 2nd floor, and we're both new hosts on AirBnB.

I try to assist all kinds of travelers by offering more than just some space and a bed. Explorers on a budget, families, young professionals, and experienced business travelers have different needs, and Prospect Heights can be a great neighborhood for all of you.

For now, my listing(s) will be for travelers booking short stays in the next 60 days.

Tania's are aimed at visitors coming for longer stays or planning further ahead (no instant booking, but we respond quickly).

AirBnB suggests sharing a "five favorites" list. Why not? I've traveled to dozens of destinations all over the United States and Canada, and around the world for work and for holidays.

Some of my all-time favorite trips, in no special order:

-Three weeks on the South Island of New Zealand. My first time celebrating New-Years-Eve in Summer. Made new friends and saw a landscape that is even more amazing in person than in the Lord of the Rings movies, no special effects required.

-My first visit to Vietnam in 2006 for a weeklong wedding celebration then a not-for-tourists tour led by locals: the newlyweds! (Yes, my friends still got a great honeymoon, after a week of hosting 10 guests, not just for a home, but for a country).

-Nine weeks bicycling in France. French food is probably my favorite, and with "cyclotourism" holidays there is almost no limit to how much I can enjoy without putting on pounds.

-My first ever cycling tour, from Los Angeles to San Francisco, with two old friends from high school not long after University. The scenery, meeting other cyclists while camping, and the feeling of accomplishment each day made me a convert to vacations spent pedaling.

-On a business trip to Manilla in early November 2000, I got to watch a peaceful political revolution across the street from my room! At the same time, I was following the news: voters back home in the US were learning that it can take more than just an election to decide who gets to be president.
