West End Watermill is a superb conversion of a Grade II listed water mill house. The house has stunning views over the mill pond, River Burn and the surrounding water meadows. Accommodation is first rate with great attention to detail.

Since the Westend Cottage is part of a cluster of houses that share the River Burn which runs under the Watermill, we ask that guests do not swim in the river or walk through to other parts of the Watermill without being invited.

We had a great time - the apartment was freshly painted, and just as described in the photos. One bedroom is very close to the road - but we knew that in advance, and it was not a problem. The facilities are great, the first and second floor seating is nicely done and relaxing. Lots of walks are nearby, you can travel pretty much off road all the way (7 miles) to Wells Next the Sea. Tibouche was very helpful, communication was great and we would come back when we can.

A decent house in a decent position near Burnham Overy Staithe. The garden is very pleasant and it's in a great position for walking around the wetlands and close to Burnham Mkt and OS. We enjoyed the top 'TV' room in the mezzanine with the terrific collection of films. However, the lower bedroom and kitchen frontage is directly on the road. It was unexpectedly noisy. The downstairs is airless (windows don't fully open) and dingy (terrible lighting) and we arrived after a quick 'paint job' had been given to the downstairs. This meant we were almost overwhelmed with paint fumes which only faded mid-way through our stay. The kitchen was tired. Terrible cutlery, dirty drawers and fridge and an over-iced freezer. And there were a disappointing amount of accessories: no scourer, oils, sugar, condiments etc. The tumble dryer didn't work which meant we were strangled as to what could be washed and therefore dried on the faulty clothes horse in the garden. The dishwasher also didn't work. No salt, rinse aid. Extremely annoying having to wash everything by hand - and again, no scourer provided! Also worth noting the shower isn't up to much - dribbling into the bath. Unanimously we found the beds uncomfortable. Blessed with the fine weather the nights were sticky and we found only one fan. (See windows not opening). Had the above been in good working order then the house would have been fine. But comparing accommodation notes with friends, we definitely paid top dollar for this property and felt let down. I'm sure it's a case of end-of-season tiredness but the house could probably do with some updating. I left a day early.

I'm sorry that you didn't enjoy our house. Most people absolutely love it and in fact most come back time and time again. We are indeed in the process of a refurbishment programme however, because the house has been so busy, we only get a few days a month in order to carry out the work. My cleaner had told me that the smell of paint was already fading when she cleaned the day you arrived. She also said that under the sink was both salt and rinse for the dishwasher. I am sorry for the inconvenience. As I mentioned, the cleaner found the place unusually dirty and messy on the day that you left meaning she had to spend an extra few hours cleaning and has had to put the towels and sheets through the machine on a very hot wash a few times but she has reported that the stains have not completely disappeared. There are many unique aspects about The Watermill which most properties in the surrounding area cannot boast, especially the view down the river and the amazing birdlife. The Watermill sits in An Area of Outstanding and Natural Beauty hence the price bracket. Once again, I am sorry that you were not completely satisfied, we rarely have people say negative things and we will take all your comments on board.

The house and location suited us well with easy access to the coast via footpaths and short drives to Brancaster, Holkham and Wells. The welcome wine and crisps were a nice surprise. The quality of the nearby pubs and the deli in Burnham Market was very high. A serious issue for us was the lack of the promised wifi during our week stay.

Lovely house. Private garden which was great with the dog. The road that runs alongside the property is a little bit noisy - but nothing that caused us a problem. The nearby village was great. Lovely walks along the beach - watching the seals was magical.

Fabulous place. Plenty of room for the five of us, perfectly equipped and the mezzanine level is such a nice cosy nook to share a bottle of wine after a day on the beaches. The two musicians with us had lots of fun with the keyboard. Quick tip: make sure to read the directions provided to get there! We blindly followed our satnav which took us five minutes down the road too far. Quickly sorted once we checked the directions with the keys. Thanks Tibouche, we'll be back!

We had a lovely stay here and were lucky with the weather! Great location for exploring the north norfolk coastline with walks from the house and beaches just a short car journey away. Only a couple of minutes from shops (+ great deli and pub) in Burnham Market. We have a small dog who loved roaming around. The house is private with a lovely, well-tended walled garden but very close to the road so there is some noise from passing cars. It's over 3 floors, with one bedroom on the ground floor that we didn't use. The children liked the 'den' upstairs on the mezzanine with its well stocked dvd library. The house was very clean and tastefully furnished - would recommend staying here.
