In addition to a great location and value, the property features a large deck great for dining or entertaining, and awesome views of Heavenly's East Bowl, The Face and Gunbarrel.

Guests will receive detailed instructions for accessing the property prior to their arrival.

Guest will have 24/7 access to the owner and the local property manager.

I WANT TO MAKE SURE MY PROPERTY MEETS THE NEEDS OF YOUR STAY IN LAKE TAHOE...PLEASE KEEP IN MIND THAT THE UNIT DIRECTLY NEXT DOOR IS OCCUPIED BY A FULL-TIME RESIDENT WHO IS QUICK TO COMPLAIN AND REPORT EXCESSIVE NOISE AND PARTYING. THIS IS DEFINITELY NOT THE PLACE FOR HARD PARTYING.

Article 1 - GENERAL RULES & REGULATIONS
Please observe the following rules and regulations established by the Concept Sierra Home Owners Association. These rules of common courtesy are designed to maintain a harmonious environment that can be enjoyed by homeowners, permanent residents and vacation guests.

PARKING – Parking spaces are unassigned. Each unit is restricted to no more than 2 vehicles parked at any one time in the complex. Vehicles are to be parked in designated parking areas only. Do not park in front of garages or across walkways at any time. The parking of all recreational vehicles, trailers or boats is strictly prohibited. Any illegally parked vehicles are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. No auto service maintenance of any kind may be performed in the parking areas.

PETS – Pets are strictly prohibited in rental units.
.
SMOKING – Smoking is not permitted inside rental units.
.
DECK AND BALCONY SAFETY – No storage of any kid is allowed on or under decks, in crawlspaces, or in common areas. Only patio furniture and a propane gas barbecue may be kept on decks. The use of charcoal burning barbeques is strictly prohibited. Laundry, bathing suites and towels may not be dried or draped outside on deck railings.

TRASH – The continual cleanliness of the premises is everyone's responsibility. Littering is not allowed, including cigarette butts and trash left on decks. Trash dumpsters are located in the parking lot entrance from Keller road. All trash should be removed from the property upon when checking out.

FIREPLACE SAFETY – The fireplaces are for gas logs only. They are not designed to burn wood, paper, or other combustible materials. Fireplaces are not operational from April 15 – September 15. The fireplace in the master bedroom is non-operational year round.
.
SPA – For your safety and in consideration of others, each stay in the spa is limited to 20 minutes. The use of the spa is limited to rental guests actually staying on site. No outside guests, or guests of guests are allowed. All posted spa rules must be obeyed. Absolutely no children 14 and under are allowed in the spa area without adult supervision in attendance at all times. No glassware of any kind is allowed in the spa area. No loud noise, music, or rough housing is allowed in the spa area.

WILD CRITTERS AND NATURAL VEGETATION – Please help to protect our wild critters and natural vegetation. The wild critters are fun to watch, but please don't feed them. If you encounter a bear, coyote, or raccoon, leave it alone and go inside. Remember these animals don't attack people unless provoked.

Article 2 - OCCUPANT CODE OF CONDUCT
.
The following behaviors are considered nuisances of the city or county ordinances. Participation in ANY of the following may results in immediate eviction of your party, forfeiture of funds paid and possible action and fines by the Police or Sheriff's Department.
.
1. EXCESSIVE NOISE – City Ordinance Sec, 18-10.1, 2(a) and 2(c)
Loud music or other disturbances at any time so as to “annoy, disturb injure, endanger the comfort, repose, health, peace or safety of other on residential property," including but not limited to:
• Yelling, shouting, chanting and loud conversations
• Late or early hour disturbances
• Outdoor or backyard disturbances involving excessive noise
• Hot Tub groups that carry on noise and loud conversations
• Whistling, hooting or singing
• Operating home, boat, or car stereos
(NOTE: 10pm to 8am are considered “Quiet Hours")
.
2. LEWD, BOISTEROUS, UNRULY, OBNOXIOUS AND AGGRESSIVE BEHAVIOR – City Ordinance Sec. 17-3 (c-(PHONE NUMBER HIDDEN) and State Penal Code Sec 415)
Including but not limited to:
• Nudity, sexual activity and inappropriate activity in hot tubs
• Vulgar, profane and offensive language that can be heard by others
• Verbal abuse, challenges, taunting and confrontations of others including neighbors
.
3. GARBAGE AND TRASH NEGLECT – City Ordinances Sec 23-24, 25 & 26
Including but not limited to:
• Littering on the property or on the neighbor's property with rubbish, including cans, bottles and cigarette butts, etc.
• No trash should be left outside of the unit
.
4. PARKING VIOLATIONS – City Ordinances Sec (PHONE NUMBER HIDDEN)
Including but not limited to:
• Parking on any lawn or in any yard
• Parking or blocking the neighboring driveway
• Parking on the wrong side of the street
• Parking or blocking another vehicle
.
5. FEEDING OF ANY WILDLIFE – City Ordinances Sec 6-33.7
Feeding wildlife (especially ducks and geese), is strictly prohibited
.
6. TENANT OVER OCCUPANCY
• At NO TIME shall (tenant occupancy) in the property exceed the maximum number that the property was contracted for.
.
7. TRESPASSING
• Unauthorized use of neighboring decks
• Use of another residents equipment (patio furniture or other facilities)
.
Article 3 – RENTAL POLICY
.
STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
.
MINIMUM STAY – This property requires a two (2) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
.
INCLUSIVE FEES – Rates include a one-time linen & towel setup.
.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate upon request. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned rental policies must be approved in writing in advance.
.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

Matt was a great host - very responsive and a stand-up guy, since he went out of his way to ensure we got a full refund after we arrived to an unclean house, due to a mixup with the cleaners (he also had the cleaners come as soon as possible). The location is super close to the Heavenly California resort which was very convenient. The house itself was fine, but as others mentioned, a bit small and dated and the layout of the bedrooms and bathrooms is awkward. For the price, it was a good value, just don't expect anything luxurious. But we very much appreciated Matt's response to our situation.

Great location for skiing and mountain activities. A bit of 'freshening up' of the interior would certainly bring the unit's appeal up a notch.

The location of the house is ideal, right next to the lifts. The cries are great! The house was just as described.

Matt's place is amazing very close to the lifts on the California side of Heavenly. He was super quick in responding our messages. We love our stay really much. We do think the cleanliness could improve a bit. Overall 100% recommended!

Matt was a great host. He expedited the cleaners so we could get in a day early. Also, you can't beat this place for access to Heavenly. Overall a good value, but the place is a little dated.

This is the perfect location across the road from Heavenly in such a beautiful location with plenty of room. Matt is easily the best host we have ever dealt with on AirBNB. Responds to requests immediately and and is so helpful. The property is spacious and clean with a great TV, really good internet and Netflix. We loved this place so much, we will be back. Perfectly Heavenly with the best host ever.
