A spacious traditional tuscan villa over two levels surrounded by a private 4.200 m2 pine tree park, colourful roses, oleanders and palms.
Level one, a 180 m2 apartment, accommodates 6 guests in three double rooms with wardrobes, adjacent bathroom and private terraces, a spacious kitchen, a launderette, a large dining space, with XIII cent. table that can sit +12 people, leading to a three sofa living-room with LCD TV and satellite connection an adjacent granite stone fire place, it opens through two large french windows: on one side to a shaded veranda overlooking the gulf of Marina di Campo, ideal for breakfast or pre-dinner chilling, on the opposite side onto a large patio with another dining table that can seat +12 guests overlooked by a gigantic Spruce tree. A very large yard paved in gravel extends from the patio to a brick barbecue station with en suite wood oven.
The lower level, separated from the upper, houses a 50 m2 apartment, with very large double bedroom, closets and bathroom with mega walk-in shower. Next is a kitchenette, with sink, fridge and gas-fires that opens onto a living space with an L-shaped seating area, coffee table, reading lamps, a triple closet and a small dining table. The lower flower opens onto another shaded patio.
This villa can be accessed through a private gate and is secluded in a pine forest, has plenty of parking space and a drive connecting both levels. There are other small villas nearby and the beach/ village/ shops/ are a 15 minute slow walk away via a well-preserved country road. Most suited if you have your own transportation.
This is my family vacation home, it has hosted a number of happy families with kids and pets (the both love the park), writers seeking a peaceful environment, sport addicts who can enjoy cycling, running, trekking and everything the near sea can provide.
Being a family retreat it was cut to be a practical space that could be lived both in summer and winter, built by my grandfather, who was a navy officer and an avid painter the house has retained his flavour though subsequently updated.
The lower level has just been redecorated accordingly.
This is a family retreat full of family things, that are more than objects, they have been bought or collected and toyed with (especially by kids) by all family members, please take care of them and treat them as your very own (just don't take them away).
If you love barbecuing, please make full use of the barbecue station and the wood oven, just make sure you douse some water on the surrounding oleanders and pine needles to avoid any possible fire outside of the station: remember forest fires are deadly and one of the plagues of the Mediterranean.
At night you may hear game toddle about the premises, don't worry it's just baby wild bores that just love to munch on pine nut. Just don't go running after them.
