Great ocean and sunset views from this top - 4th floor condo with hardwood floors in the living areas. This unit is the largest in the building. The 4th bedroom was converted to a family room with a wet bar and it has a fold out futon couch.

Hardwood floors, ceiling fans, TV, VCR, DVD player, stereo, microwave, washer, dryer, dishwasher and high speed internet.

Puako (Pu-ah-ko) is a small, quaint oceanfront community on the Kohala Coast of the Big Island located about 30 miles north of Kailua-Kona and 22 miles north of the Kona airport. The island's largest white sand beach, Hapuna, is right next door.

Puako is conveniently located for visiting all the resort hotels and restaurants on the Kohala Coast. The Mauna Kea, the Fairmont Orchid, the Mauna Lani and Hilton Hotels are just minutes away with their beaches, first class restaurants, shops and world class golf courses. Kohala Divers is nearby at Kawaihae Center, and offers various ocean activities including scuba diving and sunset/afternoon sails. Kawaihae Center and Harbor are just 10 minutes by car, with several great restaurants and shops. You are close to almost any activity you may choose, with the exception of the volcano which is a 3 hour drive.
Puako Beach is a combination of tide pools and patches of coral sand, but there are several fabulous white sand beaches just a few minutes away. Hapuna Beach (voted best beach in Hawaii by Conde Nast Magazine) and Waialea Bay (Beach 69) both are wonderful for swimming, snorkeling and boogie boarding. There is great surfing spot called Paniau at the end of Puako Beach Drive. When the surf is not happening, fantastic snorkeling and scuba diving will entertain you with beautiful green sea turtle, eagle rays, brightly colored tropical fish and one of the most glorious coral reefs in the world.
The neighborhood is called Puako, and it is conveniently located for touring all parts of the island. All homes in this neighborhood are on small acreage, so it is a very low density area. Driving time to the Kona airport is approx. 30 minutes, Kailua Kona 50 minutes, Waimea 20 minutes, Hilo 1½ hours, Captain Cook, coffee country, 1¼ hours, Hawi and Polulu Valley 20-30 minutes.

The sun shines 355 days per year and the average temperature highs are in the 80's with low's in the 60's. The ocean's edge is about 150 feet from your doors

Puako offers ideal fishing, snorkeling, diving, surfing and kayaking. Walking and biking is a favorite, too! Sea turtles, dolphins and whales are some of the sea life you may see. Puako offers beach style living and a real sense of getting away from it all.
Puako is rich in Hawaiian history. Walk south along the ocean trail to see the petroglyphs. There are approximately 3,000 petroglyphs scattered throughout the Puako Archaeological Fields. These pictures are etched into the lava rock that dominates the Kohala and Kona Coasts. Access to the Puako Petroglyph Park is through the adjacent Mauna Lani Resort.
The waters around Puako are extremely clear due to the fresh water run off and strong coastal currents. Divers and snorkelers can enjoy waters abundant in sea life along the shallow reef at Puako. The Puako Marine Preserve is a protected environment for endangered sea life. Green sea turtles are a protected species and should not be bothered, only enjoyed and admired. Watch the humpback whales play along the coast. Beyond Puako's reef shelf the whales play and breach during their migration to Hawaii from Alaska. It is quite a sight! W30617862-01

HOUSE RULES - COMPLIANCE is required. Non-adherence to these agreed to House Rules could result in forfeiture of your security deposit and eviction.

ENERGY CONSERVATION - Use due care in conserving the utilities. The water shall not be left running. Please turn off lights and AC when you leave the unit. Do not leave the windows or doors open while operating the air conditioning. If the electric bill is over the average KWH per day for the previous 2 months of occupancy, you could be liable for additional charges for the AC. You must not turn the thermostat down below the suggested temperature for that unit.

FIRE HAZARDS & PROHIBITION AGAINST EXPLOSIVES AND OPEN FIRES - The GUEST OCCUPANT hereby acknowledges that the subject property is in a fire hazard area and that occupants must use due care in handling any and all flammable substances. Moreover, no explosives shall be allowed on the property, including without limitation, fireworks. Additionally, no open fires are permitted on the property, and candles are not allowed.

MAINTENANCE ISSUES DURING YOUR STAY - Our vacation rentals are our owner’s personal homes and condos. They are generous enough to offer their private residences in paradise to travelers. Just as your home is not perfect, neither is theirs. There may be a maintenance issue that we are not aware of because we don’t live there, or something may break during your stay. We will do our best to correct the problem within 2 business days (1 business day if possible), because in Hawaii there are very limited services on the weekend. No refunds will be issued for maintenance issues unless there is a major problem and the owner agrees to it. Any refunds must be authorized by the owner, so there are no guarantees. Please know we repair everything the housekeepers and guests report to us on a consistent basis.

LOCK BOX KEY - Key must be in the lockbox at all times so that we can take care of emergency repairs or other issues. You will be charged $50 for not returning the key to the lockbox.

LOST KEYS - There is a $50.00 charge for replacement of lost keys. $100.00 for a Kohala Ranch guest pass or a garage door opener. If Guest is staying at Mauna Lani property and does not leave the Beach Club Key Card upon departure there will
be a $150.00 charge for replacement of missing key card.

INSECT CONTROL - The owner retains the services of a professional pest control company for the purpose of maintaining insect control in and around the premises, on a regular basis. However, we are in the "Tropics" and insects can be resistant to complete eradication. Several of the luxury hotels on the Big Island have "bug spray" available to their guests, as do we. We cannot guaranty complete control over Mother Nature's insects and will not issue any refunds due to the sighting of insects. PLEASE KEEP SCREENS AND DOORS TIGHTLY CLOSED TO PREVENT PESTS FROM ENTERING THE HOME.

MAXIMUM OCCUPANCY - The maximum number of people allowed to occupy the premises is shown on the reservation.

NO ALTERATIONS - You are not allowed to make any holes in the walls, floors or ceilings or use any adhesives, or like items.

NO DISTURBANCES, NO PARTIES - You are not allowed to disturb others, or keep the neighbors from enjoying their premises or any common facilities, at any time. You are not allowed to play loud music, loud instruments, or cause any type of loud or offensive sounds. No parties are allowed or large gatherings are allowed without written permission from Manager. Violation will be subject to forfeiture of the security deposit. Quiet time is 10 PM to 8 AM

NO PETS OR ANIMALS - No pets or animals are not allowed. Pets and animals include, but are not limited to birds, fish, guinea pigs, cats, rats, rabbits, mice and dogs.

NO SMOKING - This is a "nonsmoking" rental. No smoking is allowed ON THE PROPERTY. Call to find out if there is an exception to smoke on lanai.

POOL CARE - The Pool sweep equipment must stay in the pool and not be removed. The pool sweep is set on a daily timer to run and must be kept on the schedule in
order to keep the pool properly clean and safe to swim in. There will be a minimum $500 fee charged if the p ool sweep is removed or damaged during your stay.

WIFI - All of our homes have Wifi, however, we are in the middle of the Pacific Ocean and there are outages due to weather or other conditions outside of our control. The manager does not offer technical support, however, we will do our best to help you. If your profession requires Internet while you stay with us, we suggest that you bring your personal hot spot to be sure of uninterrupted service. (AT&T and Verizon have the strongest signal)

OWNER'S RESPONSIBILITIES - Owner shall pay for normal and customary usage of water, electricity and cable. Any housekeeping services requested, shall be at the expense of the GUEST at the rate of $35 per hr/3 hr minimum. If there is AC in the unit, use of air conditioning should be used conservatively. If the windows or doors are left open or there is a high KWH per day used over the normal KWH per day average, will reserve the right to charge your deposit for high electricity use. Hawaii has the most expenses rates in the nation. Some of our homes charge additional for AC use. Call to arrange.

OWNERS AND MANAGER TO BE HELD HARMLESS - The owner and the owner's managing agent accept no liability for any claims whatsoever arising out of the guest occupancy. GUEST hereby agrees to indemnify, defend and hold harmless the owner and the owner's agent for any and all claims, damages, losses,


BE CAREFUL DURING HIGH SURF! If there is water sports gear or bicycles on the property AND you are permitted to use them, the Owner and the Manager have no liability, see above. REFUSE DISPOSAL - All trash and refuse must be emptied into the refuse containers provided on the premises.

SECURITY DEPOSIT - The security deposit or damage insurance (available for $59-$79) is for repairs, missing items, or any damages and includes excessive cleaning costs. Deductions from deposit can be for utility bills which exceed normal (average of 3 months) for electricity or propane or water use. Please leave the unit neat and tidy, remove trash and wash your dishes. You will be charged by the hour if the house or condo requires any cleaning time over the customary time to clean it.

SUPERVISION OF CHILDREN - Adults shall be responsible for the actions of children under their care and control. The GUEST is solely responsible for the actions of any and all minors (under 18 years of age) on the property. The owner and the owner's managing agent accept no responsibility and or liability with respect to said minors, including the hazards associated with access to the ocean or the swimming pool on the premises. USE OF PROPERTY - You may use the premises only as a provided herein and as a place to vacation and shall be not be used it for any unlawful, improper purpose or illegal activity.

WHEN AND HOW LONG YOU MAY OCCUPY - Your occupancy will commences on the CHECK-IN DATE and terminate on the CHECK-OUT DATE . CHECK-IN TIME is 3:00 PM and CHECK-OUT TIME is 11:00 AM. You will be charged for an additional day if not approved for a late check out. Our housekeepers are on a tight schedule to prepare for the next arrival.

CHECK-OUT PROCEDURES - Please leave the home neat and tidy. Lock all the doors and leave the keys on the kitchen counter. Close all windows and louvers. Take Guest trash to the disposal area. There will be a disposal fee if trash is left in the unit. Wash all dishes. Strip the beds and leave dirty linens in a pile. Please do not leave damp or wet items in a pile. Turn off all lights, fans and air conditioning. If excessive cleaning is needed, it will be considered damage and will be deducted from the Credit Card on file or security deposit or damage insurance.

We enjoyed our trip to the Condo! Very good location and the condo had everything we needed for a lovely trip to the big island.

We stayed for 5 nights as a family of five (three teenage kids) and had plenty of space (there is a second living room). The location in the vicinity of wonderful beaches (Hapuna Beach, Mauna Kea Beach) is great. We loved the view from the dining table and the balcony (ocean view, beautiful sunsets) and were lucky to see dolphins passing by and jumping out of the water! The downside for us was the kitchen: The dishes weren't clean, there was a bad smell in the cabinets, and we had a problem with ants walking around in the kitchen. The host offered to have somebody come in and wash the dishes and take care of the ants the day following our complaint. There is no AC (just ceiling fans) and it can be rather hot. Everything else was fine; all the other rooms were perfectly clean. The place is a great starting point to explore the North and the West Coast of this beautiful island. If you cross the street (not much traffic) you have access to a rocky shoreline - beaches are reachable in 5 minutes by car.

I would stay here again in a heartbeat! The views are spectacular- the photos really do not do justice. You can hear the waves and all you have to do is cross the street for a beautiful and uncrowded beach, that offers great snorkeling and gorgeous sunset views.

Puako is the place to be to enjoy Hawaii's slower side which means that you need to drive 15min to get to a restaurant. This condo is steps from the bay and a short drive from a world-class beach. It is right in the middle of town next to the general store which was convenient for quick meals and provisions. The condo was enormous with two living rooms, three bedrooms, three bathrooms and a well-equipped kitchen. This was all topped off with a balcony oriented for watching sunsets over the bay. Can't wait to go back!

We loved our stay at Puako Beach! The condo is spacious (the kids loved having not only their own bedrooms, but also their own "wet bar" and hang out space). They tell me the pool was awesome too. We loved the view and the quiet beach right across the road. It was really nice to be out of the hustle-bustle of Kona. The beds were all super comfortable and the kitchen was well equipped, which was great since we ate most of our meals at home. This location is very close to Hapuna beach, where we had a blast boogie boarding and playing in the surf. Deborah was very welcoming and helpful, responding to messages and questions extraordinarily quickly! We'll be back I am sure!

This was an A++ holiday vacation and AirBNB experience for our family. Puako is lovely secluded area north of Kona with easy access to tide pools and beaches, snorkeling, watching whales and swimming with turtles. The condo is centrally located to Hawi, Waimea, Kawaihae. Lot's to see and do...or not. Unit #406 has an expansive lanai with beautiful views of the ocean, sunsets and the Kohala coast. We had a nice breeze and enjoyed the sound of surf coming through all the rooms for most of the stay. Our neighbors were polite and respectful and the building manager was on site tending to the gardens and property. The apartment had comfortable beds with nice cotton bed linens and bathrooms with yummy cotton towels for after the beach. In the rooms hung a wonderful collection of images - wood cuts and water colors from local artists. I have to admit that being next to the Puako General Store made our stay very easy. The new owners offer great wines, spirits and wonderful fresh produce and goodies from local farmers. They also offer sandwiches from the Blue Drago Restaurant. We discovered a yoga studio - Maya Yoga - located at the Mauna Lani shops. Across the way is Under The Bodhi Tree - an amazing new cafe serving beautiful and thoughtful food. Be sure to try "Bowling For Vegetables." The Blue Dragon in Kawaihae is open for dinner Th-Sun. Great local artists entertain while you eat. Stick with the fresh fish dishes. If you drive down towards Kailua-Kona - check out REBEL cafe. Jeff - Manhattan, NY

We started off spending two nights in condo 107 due to a scheduling error. It was quite nice, if a little tight for the six of us. But then we moved into 406, and were blown away. This place is huge, and amazing. One might be tempted to dismiss the small local beach as rocky and shallow, but the ridiculous amount of sea life in the tide pools made it a snorkeling dream.
