Each guest signs a house contract which will be emailed once Airbnb confirms reservation. The cancellation policy is a full refund if cancelled within 60 days and no refund if cancelled within 59 days of checkin. This is different than the airbnb policy and is stated in our house contract. Once you have signed our house contract this supersedes any other policy.

2. Leased Premises /Rules and Regulations
A. The Owner agrees to lease to the Renter the Home 1120 N Asher Drive, Palm Springs Ca. 92262 (the 'Premises') for use as a vacation rental only. The Premises may not be used for the purpose of carrying on any business, profession, trade of any kind, parties or for the purpose other than as a private single-family vacation rental.
B. The number of individuals in the home (individuals sleeping in the home or guests invited to the home) at any time may not exceed 8 without prior written consent by the owners. Initial_____
C. The Renter agrees and acknowledges that the Premises have been designated as a smoke-free living environment. The Renter and members of Renter's household will not smoke anywhere in or on the Premises nor permit any guests or visitors to smoke in, or on, the Premises. Initial_____
D. The Renter agrees and acknowledges that the Premises have been designated as a Pet-free living environment. Pets may not be brought onto or on the Premises. Initial_____
E. It is the responsibility of the Renter to supervise children at all times.
F. Children are not allowed in the hot tub at any time. Renter assumes full responsibility for anyone using the pool and hot tub. Initial_____
G. The Renter will promptly notify the Owner of any damage, or of any situation that may significantly interfere with the normal use of the Premises or to any furnishings supplied by the Owner. Accidents occur and Airbnb will cover any damage.
H. The Renter will not make (or allow to be made) any noise or nuisance that disturbs the comfort or convenience of the neighbors.
I. The Renter agrees to keep the Premises reasonably clean.
J. The Renter will not engage in any illegal trade or activity on or about the Premises.
K. Owners require that the Renter is 30 years of age or older. A copy of the primary Renter’s Driver’s License or Passport must be emailed to owners so they can keep it on file.
L. House Garbage: One 32 gallon trash and one 32 gallon recycle containers are provided. If you have garbage in excess of this you will need to take it to the Palm Springs dump (directions and location are provided in the house manual). This is in consideration of the next guest checking in. Garbage left in excess of the two containers will be charged a $50.00 fee for removal. Initial_____
2. Cancellation Initial_______
M. A written notice (email to the Owner) is required for cancellation.
N. Cancellation by Weekly Renters more than sixty (60) days prior to the arrival date is eligible for a full refund .
O. Cancellation less than 60 days in advance of the arrival date will cause forfeiture of the full advance payment.,
P. Cancellation by Monthly Renters more than one hundred twenty (120) days prior to the arrival date is eligible for a full refund.
Q. Monthly Renters who make a change that results in a shortened stay must make the change at least ninety (90) days prior to arrival date in order to receive a refund.
R. Early departure does not warrant any refund of payment.
3. Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance paid deposit and/or rental money, and the party will not be permitted to check in.
4. Check Out
A. Renter agrees to have everything out of the house by 10:00 am so the cleaning crew has access. The next guest checks into the house at 3:00pm and the cleaning crew needs all 5 hours to turn the house.
B. Renter agrees to put a load of towels into the washing machine before departing (aiding the efficiency of the cleaning crew).
C. Renter agrees to load and start the dishwasher before departing the home.
D. Renter agrees to take garbage and recycling to the curb on designated collection days. On day of check out Renter agrees to take garbage from the kitchen garbage can to outside garbage receptacles.
5. Care and Use of Premises
At the expiration of this Rental Agreement, the Renter will surrender the Premises in as good a state and condition as they were at the commencement of this Lease, reasonable use and wear and tear expected.
6. Held Harmless
The Renter agrees that the Owner will not be liable or responsible in any way for any personal injury or death that may be suffered or sustained by the Renter; or by any person for whom the Renter is responsible who may be on the Premises; or for any loss of or damage or injury to any property, including cars and contents there of belonging to the Renter or to any other person for whom the Renter is responsible.
7. Written Exceptions
Any exceptions to the above mentioned policies must be approved in writing.
8. Governing Law
Any legal proceedings resulting from this Rental Lease will be governed by the laws of the State of Washington without regard to the jurisdiction in which any action or special proceeding may be instituted. This contract supersedes anything stated by Airbnb on their website or listing of the property.
9. General Provisions
A. All monetary amounts stated or referred to in this Lease are based on the United States dollar.
B. Facsimile and emailed signatures are binding and are considered to be original signatures.
C. Owner or representative of owner may enter the premises at any time.

I herby give permission to charge my credit card for any outstanding balances due, fines issued from the city and/or fines resulting from renter not following the rules stated in this contract. I understand that by signing this contract it supersedes any policies of renting through Airbnb.

Because we are located in a residential neighborhood, quiet needs to be maintained from 10:00 p.m. to 8:00 a.m. The city of Palm springs has ordinances stating this as well as a limit of 8 persons in the house. The city can ask guest to leave the home if these arrant abided by. No smoking or no pets.
