If you are seeking a private retreat, Topi Gums is perfectly located in an out-of-the-way place in the Great Lakes of NSW. It is close to Seal Rocks, Smiths Lake, Myall Lake, Wallis Lake and the Pacific Palms beaches, and Wallingat National Park, and a scenic 45 minute drive to Forster.
PEOPLE AND NATURE: You will be delighted by the natural setting attracting grazing wallabies, birdlife, goannas, frogs and other wildlife...every season has a feature!

ENVIRONMENTALLY FRIENDLY & ALLERGY FREE: Topi Gums has a low ecological footprint. You will be using power generated on site and water from the rain. Chemical-free products are used where possible to maintain clean and toxic free accommodation.
INCLUSIONS: Fresh bed linen and fluffy towels, a selection of Twinings teas and Nespresso coffees and other small treats. To welcome you, a bottle of wine will await you.
Once you book Topi Gums, it is only for you and your guests.
The living room has a large flatscreen TV, satellite channels, a DVD player and a DVD library. Share a meal with the people you love, cooking in the generously equipped kitchen or having a barbeque. There is space to step away to read a book in the reading room or step into action to play pool or table tennis. The 2 queen bedrooms each with ensuite and deck give you your own personal space. There is also an additional queen bedroom and a twin room sharing a 3 way bathroom. The number of bedrooms you will be able to access depends on the number of guests you have booked for your stay. Most rooms have ceiling fans for cooling. There is a slow combustion stove and gas heater for heating during winter months.

You will have access to the number of rooms you have booked and paid for. Either 1-2 bedrooms or 3 or 4 bedrooms.
Bedrooms aside, you will have access to the entire house.

-Be kind to the neighbours. No roaring cars or bikes approaching the house or within the property.
-Strictly no drugs, guns/weapons, hunting or illegal activities on the property.
-Respect the communities you visit and obey local rules.
-Comply with instructions sent to you regarding the property, occupancy, wildlife, health & safety.
-Non-smoking inside the house. Smokers are provided with al-fresco seating on each deck.
- All rooms are thoughtfully and generously furnished. You are expected to take care of all furnishings and equipment. The house must be left in a clean and tidy state.
- Electrical appliances suitable for the house have been provided.
With the exception of chargers for phones, laptops and cameras, you cannot use any other electrical equipment.
-Linen and Towels: We supply bed linen, bath towels and tea towels for use in the house only. You must BYO beach towel.
-Entertainment: We want all guests to have a fantastic time so the house includes audio/visual equipment and a DVD library, games, a pool table, table tennis, kayaks, binoculars, kitchen appliances. Everything provided is to be used in/at the house only and must not be taken out.
- You will be using electricity that's generated on site and rainwater that's collect on site. It is necessary to conserve energy and water.
Limit TV viewing...there are better things to do!
- The Dam: A large unfenced dam is located near the house. Therefore, the property is not recommended for toddlers, young children or adults who are not risk aware. No drinking and swimming or swimming in the dark …You will be responsible for your family and guests.
-Do not litter, do not light bonfires.
-Bush Animals and Insects: At Topi Gums you may encounter the wildlife. Therefore keep insect screens closed at all times so that reptiles and marsupials do not enter. We may not be able to help you if reptiles enter the house.
-Ensure your pets are treated for ticks before you go to the property and that they are wearing ID.
Environment: Topi Gums Bush Retreat is set in a rural location and welcomes guests to enjoy its unique and beautiful features. It is well-maintained and generously equipped for comfort and pleasure. It is vulnerable to the environment. Flooding or bushfires may occur. During bushfire season, you must act responsibly and remain alert to any nearby bushfires. In these events, management will give you a full refund. This compensation will be regarded as full performance by the manager.
You will be provided with instructions on the use of appliances and basic guidelines on safety. You must comply with all instructions concerning the property, occupancy, house rules, wildlife, health and safety.
If Topi Gums cannot be made available to the guest due to causes beyond the manager’s control, the manager reserves the right to cancel the booking and give a full refund. The refund will be regarded as full performance by the manager.
Guests: Only the number of people stated on this Booking form may stay in the property. The total of guests and their visitors cannot exceed 8 persons. Only the bedrooms you have booked and paid for will be made available to you. You cannot hold parties or functions.
Pets: Treat pets for ticks at least 3 days in advance of your holiday. You are responsible for ensuring your pet/s are kept off all furniture, furnishings and rugs and that the house is left free of fur.
Damage: Excluding wear and tear, guests assume responsibility for damage, loss or theft to the Property by the guests or their visitors. Do not take any items, eg. kayaks off the property. Any damage, theft or loss must be paid for in full by the guests as well as the cost of replacement of the goods. Legal action may be taken in the case of theft or wilful damage. The property and furnishings must be left in a clean and tidy state. The manager reserves the right to take additional payment for extra cleaning fees, removal of excessive rubbish, cleaning of pet fur or the house being left in a dirty condition.
Bond: We understand minor mishaps occur, therefore, the odd kitchen glass or crockery breakage will not be charged against the bond. A bond is retained for major damage, loss or theft to the property, indoor/outdoor furnishings and equipment or if the property is left extraordinarily dirty costing cleaners’ fees over and above a normal guest clean. Any damage or theft must be paid for in full by the guests and additional charges for the replacement of goods. Legal action may be taken in the cases of theft, loss or wilful damage. The bond is refunded with 3-5 days should you be eligible for a refund.
Safety and suitability: Guests are fully responsible for the safety and care for themselves, their families and their visitors’, while occupying the property. The out of township location and the unfenced dams make Topi Gums unsuitable for toddlers and/or adventure-seeking children who are not risk aware, and for people who are sick, have a health condition which may require them to seek fast medical assistance or have a life threatening illness, or the very elderly.

HISTORY: The name “Topi” comes from the Worimi people who occupied many areas of the Great Lakes and the Birrimbai tribe who occupied areas of Bungwahl. “Topi”, means to stay, and “Topi Topi” means to stay a little while longer.
It is believed that the region of Topi Topi was not settled by any of the Worimi tribes, rather they travelled through and rested there. So, we invite you to come and relax, and stay a little while longer. Our 3pm checkouts mean that you too can stay a little while longer.
