850 sq. ft., 1 Bedroom Private Apartment with private entry. The Apartment is connected by a common wall to a house situated On 2 acres. Very modern, and a bit luxurious. Perfect for quiet business travelers, or vacationers wanting a home base. It features 1 king bed, queen pull out sofa, and private entry. There are 2 small dogs on the property however they are NEVER in the rental space, and they are quiet.

This modern 1 bedroom 850 square foot suite is exceptional! Up to 4 people can relax in this newly updated space, which features vaulted ceilings, a double-sided gas fireplace, in floor heat, and granite surfaces throughout. We feel this place is perfect for the business traveler wanting some peace and quite, to the outdoor adventurer looking for a home base.

With a fully appointed kitchen you can relax in the evening and enjoy a glass of wine while preparing dinner, or enjoy a full breakfast and a cup of coffee in the morning without having to leave. There is also an outdoor BBQ grill and seating area.

The sofa features a queen size fold out bed that works great for 1 adult or two smaller children.

Fully furnished and very spacious, the bedroom includes king size bed, a 58' TV, and lots of large windows that allow for ample beautiful natural light. The bedroom ceilings are vaulted and give the room a very comfortable feel.

A walk in closet with a dresser, hangars, and full size washer and dryer make for easy management of all your clothing. There is an extra-large bathroom with double granite top vanities, a jetted tub, separate shower, and separate private toilet closet.

Situated on 2 acres, there is lots of outdoor space that you are welcome to use as well. In the summer months we have an outdoor fire pit for you, and fire wood should you decide to toast up a marshmallow or sit and watch the flames.

You will also find a private entrance, ample parking, and your own outdoor deck space. The private entrance also makes it easier for late or even very late check-ins.

This location is just minutes from many hiking trails that land you in some of the most picturesque locations you can imagine. It is also just minutes from great food, and shopping areas.

Above It All Chalet is simply that...Above it all in many ways. Located in one of Anchorage's premiere locations, it offers the best of all worlds. We have found it to be an excellent location to act as our home, and our home base for our own Alaskan adventures.

We are often happy to accommodate late check-ins and sometimes early ones. And we can often accommodate a late check-out. Just let us know!!

Access to your private apartment is via a set of stairs from the driveway parking area, to the deck. Once on the deck the first set of french doors is your private entrance. The deck space in front of your apartment and to one side is your outdoor deck space to use. To help see this, there is a cedar divider on the deck. While you are with us, feel free to use the land for walking or accessing the nearby trails. There is also an outdoor fire pit for your use.

When possible, I like to greet our guests and make sure they are comfortable. I am also able to show you around, or leave you be to explore on your own. Whatever is best for you! While we are often away from the property during the day or evening, I can be reached just about anytime should you need help, or advice. I will try my best to assist in any way I can.

Keep in mind that while you have your own private apartment, you are sharing a house with a family. This means that there is a basic understanding that you will be respectful in every way possible. And we of course, will also return the favor :)

1.Smoking is NOT allowed indoors at any time. This includes electronic vaporizing type devices and or any derivative thereof. Smoking is allowed outside only on the north end of the house. Please do not leave any evidence of cigarette butts, matches, etcetera on the ground. We strive to keep the property clean and comfortable for us and our neighbors both human and animal alike.
2.People other than those in the Guest party set forth may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. The Guest must make Owner aware if the intent is to have others visiting during their stay.
3.This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

6.Quiet Hours: Winter months (Sept. 1st thru May 15th) are 10:00pm until 7am and summer months (May 15th thru Sept. 1st) 12:00 am until 8am. Very loud music, or outdoor door activities during Quiet Hours is not permitted.
7.Wildlife: Feeding wildlife is not only dangerous it is strictly PROHIBITED, and illegal. Feeding wildlife can result in habituating wild animals to human contact. At times this type of behavior has led to the destruction of animals by wildlife officials. WE DO NOT APPROVE OF FEEDING ANY OF THE WILDLIFE. Please enjoy any wildlife you see but KEEP A SAFE DISTANCE. While wildlife attacks are extremely rare, it can happen. Please make sure you respect all wildlife.
8.Pets are NOT allowed.
9. PARKING – Parking is limited tvehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. We may be able to accommodate a small to medium size motor home or additional vehicle with prior permission and/or an additional fee.
10. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring outdoor towels. We do not permit towels or linens to be taken from the unit.
11.Fireplace: The fireplace is a non-vented gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. Fireplace is not turned off curing the summer months however it is not recommended that it be used for long periods of time during the summer months (May 15 thru Sept. 15th).
12.Water and Septic: The Unit is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER and human waste. NO feminine products can be flushed at anytime. If it is found that feminine products or otherwise have been flushed and clog the septic system, you could be charged damages of up to $2,500.00 USD.
13. No refunds will be given for storms. Alaskan roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or studded tires during the snow months. We do not refund due to road conditions.

14. Any type of behavior that is not appropriate for a family setting is not allowed. Examples are screaming, yelling, fighting, cursing loudly, lewd behavior, heavy alcohol use, "partying", or loud music.

15. Guests are not allowed to use the property for any filming for the production of movies, TV shows, or media release of any kind without the permission of the Owners/Homeowners.

This is an awesome place to stay, Comfortable, very clean, large bedroom with very nice bedding, & nice large bathroom. It is a beautiful place and a very convenient location. Easy to access, check in & out. Our host Michael made sure we didn't need anything or have any special request. Would strongly recommend to anyone visiting the area.

Above It All Chalet was such a great experience for my girlfriend and I. Michael was such a wonderful host from booking to check-in to check-out. He provides all the information you need from finding the property (with detailed, photo instructions) to providing pamphlets for things to do in Anchorage as well as nearby shopping and food directions. As far as the place itself, it's hard to describe everything we loved about it in limited space. From the cozy two-way fire place, to the high ceilings and ample, labeled lighting, to the large walk-in closet, to the awesome jetted-hot tub and roomy shower to the comfortable king size bed. The heated floors were amazing after a shower or waking up in the cold winter mornings, or even just coming back from being out in the town during the winter. We loved drawing the shades to the high windows to catch a view of the stars and the sunrise. We enjoyed all the amenities including the convenient washer and dryer equipped with detergent and fabric softener (which made packing lightly easier for us), the keurig with variety of coffee and tea options, and the little snacks he provided which were just great after long trips on the road. Michael provided plenty of towels, linens, blankets, and even soap, shampoo, and conditioner in the shower. Everything just made our trip that much more relaxing, so much so that we looked forward to getting back to the place after a long day of sight-seeing beautiful Anchorage. As for location, it's in a nice neighborhood south of Anchorage, which made it a nice short drive down to Girdwood and the Alyeska Ski Resort, and not too far from downtown Anchorage with all the delicious food options. As others suggest, as well as Michael, during winter months it is best to have a All-Wheel Drive vehicle, since his property sits on a hill. But the roads and driveway are well groomed. We had a lovely time and would highly recommend this place and Michael's Hospitality!

Above it all is a definite 5 star home great location tho during the winter you should have a 4 wheel drive truck but Michael makes it very easy and simple to check in and check out the home is very clean and cozy and the location is beautiful.

Michael's property is very well-maintained and as-advertised. I have no complaints at all and highly recommend this property to anyone looking for a great place to stay in this part of Anchorage.

I am a family man with a beautiful wife and kids. Some of my interests are fishing, food, RC aircraft, and music. My #1 passion is coffee, and I mean everything to do with coffee. From roasting my own coffee, to latte art, I deeply enjoy coffee and what it means to the community, and the world. I moved myself and my family to AK in 2005 and have never looked back. It is a great place to raise a family and enjoy the outdoors. There are endless opportunities for adventure here, and I even like the winters!
