The penthouse, located in a historical building just 100 meters as the crow flies behind the San Marco Basilica, the Clock Tower and the Mori Terrace, on one side looks over a canal (Rio de San Zulian) and is accessible from Campo de la Guerra.

Located in the San Marco district within two-minutes’ walk from Piazza San Marco and five-minutes’ walk from Ponte di Rialto, easily reachable from every point of entrance to the city (Marco Polo airport, Santa Lucia rail station or Piazzale Roma/Tronchetto if travelling by car), this newly renewed top-floor apartment offers a spectacular view of the whole town.

The apartment offers all the amenities and services for a more than comfortable stay and is laid out over different levels. It is composed by a bright living room with a fully equipped kitchen, three bedrooms (two with twin beds and one with a bunk bed), two bathrooms (one of which on suite to one of the twin-bed bedrooms), a rooftop living room and a terrace which overlooks the town and offers a splendid and unique view of Venice. The apartment may comfortably house six guests, but also allows the accommodation of four additional people on two couches (which become single beds) in each twin-bed-bedroom and a double-bed-sofa located in the rooftop living (URL HIDDEN), bedding, towels, linen and end cleaning changes, together with a baby cot available upon request, are included in the price.

Late check-in (i.e. after 6.30 pm) will be charged a fee of Euro 30.00.
Early check-out (before 8.00 am) will be charged a fee of Euro 30.00.
Early check-in and late check-out may be agreed upon for free depending on the room availability.
When staying overnight, the Venice municipality requires the Hosts to collect a tourist tax from the Guests who stay in their accommodations as a contribution to the maintenance of local facilities. It is the Host’s responsibility to collect this tax from the Guests and then pass it on to the Venice municipality. This additional fee to be paid before the end of the stay is equal to Euro 1,50 per person, per night, up to a maximum of 5 consecutive nights.

As the apartment is on the fifth and sixth floor and there being no elevator, there may be some troubles reaching it for children, people with disabilities and senior citizens. Should you indeed decide to submit to the arduous endeavour of climbing up the 100 steps you will reach the most spectacular panorama in all of Venice.

The guest shall:
a) behave in an orderly manner, acting responsibly and respectfully towards other persons and in making use of premises and equipment entrusted to him/her by the host;
b) make proper use of appliances and furniture belonging to the host, avoiding any type of action that may cause damage or be in any way hazardous; guests shall immediately report to the host any instances of faulty appliances or other inefficiencies;
c) every time he/she leaves the flat switch off inside and outside lights, never leave the key inside the lock of the entrance door, lock the flat door, close but leave unlocked the glass door between the flat and the stairs, close all water taps, turn off kitchen burners and air conditioning.
2. The guest shall not:
a) smoke in the flat, leave any objects or equipment in the common areas of the building, keep animals in the flat or in the outside areas of the building, keep weapons, illegal drugs, explosives, flammable furniture, harmful or radioactive substances;
b) make excessive noise and cause a disturbance, especially after 10.00 pm and before 8.00 am, during which period all forms of singing and loud noises are prohibited. During the rest of the day, guest's behaviour and his/her playing of musical instruments, radios, televisions and stereos shall be kept to a volume level that does not cause a disturbance to others;
c) throw or even leave temporarily any type of rubbish* or waste outside the flat, throw down the drains of basins, toilets, etc., materials that may obstruct the drains;
d) carry out any kind of changes at all to the flat or the common areas, move, disassemble, alter or in any way interfere with the furniture in the flat, take the furniture out of the flat, carry out or commission from others repairs or other work from technicians that are not authorized by the host.
In the case of breach or infringement of any of the above obligations, the guest shall be obliged to reimburse the host for any and all damage and expense incurred as a result of his/her conduct.
The host will not be held responsible in any way for theft or damages to the guest's personal belongings.
* Except for Sundays (when there is no service) the rubbish is collected daily between 7.00am-9.30am by the grey-green boat docked on the canal in Campo della Guerra as follows:
* GENERAL RUBBISH: Monday/Tuesday/ Wednesday /Thursday/ Friday/Saturday
* PAPER AND CARDBOARD: Monday/Wednesday/Friday
* GLASS AND PLASTIC: Tuesday/Thursday/Saturday

I was born and grew up in a small town close to the Alps and since my childhood I have always spent at least two months a year in Venice.
This was due to the fact that my father so loved the town that, after having decided to establish his own refuge in the unique Italian lagoon, he passed his overwhelming passion for this ancient but nonetheless living city down to me.
Even though for the past twenty years I have been living in Milan, for both personal and professional reasons, Venice continues to represent my destination of choice when I need to escape from the chaotic 2015 Expo centre.
I believe that visiting Venice not only means exposure to a peculiar town where canals replace streets and boats replace cars - which can be quite challenging especially when travelling with kids or people with disabilities - but also to be able to take part to great events handed down by generations and still deeply felt by the current Venetians themselves, such as the Carnevale, the Regata storica and the Festa del Redentore just to mention a few.
Tourists use to visit Venice throughout the entire year taking advantage of the huge variety of accommodations available, but in my opinion the choice to live the town as a resident does, staying in a house and consequently experiencing both the positives (the impressive architecture and beautiful painting) and the negatives (the queues at the main buildings and the crowded water boats and calli), allows any visitor to taste the true Venetian flavour.
