SeaShell Villa is a luxury Villa nested between the Caribbean Sea and the lush mountain side of St. Ann's bay. The community has an infinity pool, where you can relax and take in the natural beauty of Jamaica. The accommodation has 3 spacious bedrooms. The master bedroom is the largest one, where you will find a queen bed and a luxurious en-suite bathroom. Bedroom 2 is equipped with a superb double bed and window that opens out onto the beautiful terrace. Bedroom 3 has two double beds. All the bedrooms are equipped with fans, cable TV's and air conditioning.
The villa has a large living room with windows on two sides, thanks to which you can enjoy the breathtaking views of the ocean. In the living room, there are a comfortable sofa, beautiful chairs. The living room is adjacent to the open space kitchen, oven, microwave, kettle, coffee machine, toaster, American fridge with cold water and ice machine. In the space next to the kitchen, there is the scullery with dishwasher, washing machine and dryer. In conclusion, you dispose of all modern comfort.
The SeaShell villa has two spacious fitted bathrooms, one of which is adjacent to the master bedroom. This bathroom contains a bathtub, a rain-shower and double wash basin. The bedrooms 2 and 3 share the other bathroom. Both bedrooms are adjacent to one of the outdoor showers with a breathtaking view on garden.
Around the house, several terraces are at your disposal, equipped with sun loungers and a lounge-set by the patio. There is a single car port at the front of the villa.

This Rental Agreement and Contract (the “Agreement") is a legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest") and the undersigned owner, manager or agent (“Rental Agent"), pursuant to which the Guest has agreed to rent the residence described below (the “Property"), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein.
RELEASE Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities.
All guests must provide a valid Government issued ID (Passport, Driver's License, etc) upon check-in
Check in/out: Check-in will be at 3pm and Check-Out is later than 11:00am unless prior arrangements has been made.
CONSERVE ELECTRICITY AND WATER: TURN OFF LIGHT AND AIR CONDITION WHEN NOT IN USE. THIS WILL HELP TO KEEP THE RENTAL COST DOWN.
We expect guest to care for the house and the content and leave it clean and in the same condition as they receive it.
All or part of the security deposit will be forfeited if there is any damage to the property. Damages include but are not limited to:
o Damage or loss of furniture and household items.
o Damage of appliances.
o Defacement of property
o Broken or otherwise damaged equipment, bathroom and kitchen faucets and other equipment and appliances.
o Any damage whether on the inside or outside of the property.
Neighbors: Please respect neighbors and others around the property – do not go onto other's property.
Quiet time: Quiet time should be observed after 9:30 PM – remember, if windows are open loud voices can travel.
Keys: You have received a preprogrammed pass code and the pass code will expire promptly at the time given. If extensions are needed please contact the property manager. You will receive a key for a lockbox and a back up key for the front door. Please return the keys at check out to avoid a charge for lost key.
No Smoking: The Villa is Non-Smoking. This includes all outside areas of the property. Failure to adhere to this important rule will result in immediate eviction.
Washer and Dryer: The unit is equipped with a washer and dryer, please use “HE" (High Efficiency) laundry detergent in the washing machine. Also, please check the dryer vent for lint before using and never dry laundry if leaving the property. Guest are not to have their visitors come and wash their clothes onsite.
Inclement Weather: During inclement weather, doors and windows must be closed. All windows and doors must be closed if the house is going to be vacant.
Fire pits: Fire pits are not allowed if the property is not equipped with one. Guests are not allowed to dig a fire pit on the lawn.
Fireworks: Fireworks aren't allowed on the property or to be used in any capacity on the property at any time. Use of fireworks will result in immediate eviction.
Owner's Closet: Most properties are equipped with a locked Owner's Closet. Please do not tamper with the locks or attempt to open this closet.
Phones: Landline with a USA number is provided and can be used to make non fee based calls to anywhere within the USA and Canada.
Cell Phone Service: Cell phone coverage cannot be guaranteed but you are provided a local prepaid cell phone with Digicel provider. It can be used to make all local calls in Jamaica. It must be turned in at check out to avoid a fee.
Housecleaning: housekeeping services are provided at convenient times and will be explained at checkin. If additional services are required, e.g. personal laundry and cooking, arrangements can be made with the housekeeper and additional fees paid directly to her. The housekeeper and occupant will complete a detailed inventory on arrival and departure. It shortages/breakages are noted an note will be made on the inventory checklist and signed by the housekeeper and occupant and the appropriate charges will be assessed.
Pets: No pets are allowed on the property.
Partying and excessive noise are not allowed.
I do not expect to have locals coming in and out of my Villa due to safety issues as well.

ASSIGNMENT OR SUBLEASE Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.
DEFAULT If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest's property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
