The accommodation has 3 spacious bedrooms. The master bedroom is the largest one, where you will find a queen bed and a luxurious en-suite bathroom. Bedroom 2 is equipped with a superb double bed and window that opens out onto the beautiful terrace. Bedroom 3 has two double beds. All the bedrooms are equipped with fans, cable TV's and air conditioning.
The villa has a large living room with windows on two sides, thanks to which you can enjoy the breathtaking views of the ocean. In the living room, there are a comfortable sofa, beautiful chairs. This Rental Agreement and Contract (the “Agreement") is a legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest") and the undersigned owner, manager or agent (“Rental Agent"), pursuant to which the Guest has agreed to rent the residence described below (the “Property"), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein.

RELEASE Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities.

All guests must provide a valid Government issued ID (Passport, Driver's License, etc) upon check-in

Check in/out: Check-in will be at 3pm and Check-Out is later than 11:00am unless prior arrangements has been made.

CONSERVE ELECTRICITY AND WATER: TURN OFF LIGHT AND AIR CONDITION WHEN NOT IN USE. THIS WILL HELP TO KEEP THE RENTAL COST DOWN.

We expect guest to care for the house and the content and leave it clean and in the same condition as they receive it.

All or part of the security deposit will be forfeited if there is any damage to the property. Damages include but are not limited to:
o Damage or loss of furniture and household items.
o Damage of appliances.
o Defacement of property
o Broken or otherwise damaged equipment, bathroom and kitchen faucets and other equipment and appliances.
o Any damage whether on the inside or outside of the property.

Neighbors: Please respect neighbors and others around the property – do not go onto other's property.

Quiet time: Quiet time should be observed after 9:30 PM – remember, if windows are open loud voices can travel.

Keys: You have received a preprogrammed pass code and the pass code will expire promptly at the time given. If extensions are needed please contact the property manager. You will receive a key for a lockbox and a back up key for the front door. Please return the keys at check out to avoid a charge for lost key.

No Smoking: The Villa is Non-Smoking. This includes all outside areas of the property. Failure to adhere to this important rule will result in immediate eviction.

Washer and Dryer: The unit is equipped with a washer and dryer, please use “HE" (High Efficiency) laundry detergent in the washing machine. Also, please check the dryer vent for lint before using and never dry laundry if leaving the property. Guest are not to have their visitors come and wash their clothes onsite.

Inclement Weather: During inclement weather, doors and windows must be closed. All windows and doors must be closed if the house is going to be vacant.
Fire pits: Fire pits are not allowed if the property is not equipped with one. Guests are not allowed to dig a fire pit on the lawn.

Fireworks: Fireworks aren't allowed on the property or to be used in any capacity on the property at any time. Use of fireworks will result in immediate eviction.

Owner's Closet: Most properties are equipped with a locked Owner's Closet. Please do not tamper with the locks or attempt to open this closet.
Phones: Landline with a USA number is provided and can be used to make non fee based calls to anywhere within the USA and Canada.

Cell Phone Service: Cell phone coverage cannot be guaranteed but you are provided a local prepaid cell phone with Digicel provider. It can be used to make all local calls in Jamaica. It must be turned in at check out to avoid a fee.

Housecleaning: housekeeping services are provided at convenient times and will be explained at checkin. If additional services are required, e.g. personal laundry and cooking, arrangements can be made with the housekeeper and additional fees paid directly to her. The housekeeper and occupant will complete a detailed inventory on arrival and departure. It shortages/breakages are noted an note will be made on the inventory checklist and signed by the housekeeper and occupant and the appropriate charges will be assessed.

Pets: No pets are allowed on the property.

Partying and excessive noise are not allowed.

I do not expect to have locals coming in and out of my Villa due to safety issues as well.

Shane's Richmond villa was everything and MORE! It was a fantastic home away from home for me and my family. It was our first trip to Jamaica to meet my husband's family and we had our 6 month old with us. Not only was the house better than the pictures, it was in a semi-secluded area but close enough to walk (about a 30 min walk) for public transportation so we were able to get the best of both worlds. The gated community certainly made us feel safe with the 24 hour security. We enjoyed the infinity pool down the street and the private beach down the main road. I can't say enough good things about Shane's place. Mrs. Brown, the resident manager, was so sweet and helpful. What was also exceptional was an unexpected playpen that was available for our daughter to play and nap in. This was a huge help since we couldn't bring hers. Thanks for the incredible hospitality, Shane! We will for sure be returning!!!

We had a great vacation at Sea Shell Villa. There were only 4 of us, but the villa can easily sleep 6 comfortably. The pool and fitness area were close by and were never busy. There is a private beach for the community, but we actually found other public beaches that we preferred. The unit was clean and had almost everything we needed. The only issue was that the oven did not work, but we got by just cooking on the stove top. Shane (the owner) and Attis (the facility manager) were very helpful. During our stay one of the front windows broke (from the heat) and it was fixed within an hour of notifying Shane. All in all, you can't beat this value for a vacation in Jamaica. We'd love to come back!

SeaShells Villa, Is a splendid family home to spend time in Jamaica. Rooms and facilities were as exactly as described, well maintained, with a lovely fragrance within each room, truly a home from home!! The Shane’s assistant host was very warm, welcoming and helpful throughout our stay. Shane provided prompt communication and provided help and advice whenever required. Nothing makes trip more pleasurable, than having a convenient, excellent accomadation to complement it. An A+ all around, i just hope it’s available on my next return to Jamaica. Thanks for welcoming us to your home in the sun Shane!!

March 3, 2016 Sea Shell Villa Priory, Jamaica Booked: AIRBNB Arrived 02/23/2016 Departed 03/02/2016 When I arrived in Jamaica I had been up for at least 24 hours completing my list of tasks for that week. The drive to The Richmond Estates took about 1 hour and 20 minutes. Upon arrival I was greeted by a friendly security guard and given directions to villa 507 Cool Shade. We were greeted by the property manager. Her name is Attis, she a very friendly and gave me a complete and detail run down on everything. Shopping, locating the private beach and anything else that you may need. She’s wonderful. We also received a call from Shane (the owner) who gave us the 411 on the local attractions. He is really nice and wanted to make certain that we had everything we needed. Now, the villa is exactly as described. It’s spacious and very clean and has all the amenities to have a perfect vacation. The only down side is you can only grill at the beach and the backyard is small but for me that didn’t matter. Would I stay here again? Absolutely!! This was one of the best vacation’s I’ve had. Everyone there were friendly and I felt very safe. KUDOS to Shane my host, Attis and 507 Cool Shade!! You’re the best and we will see you again. Thanks for sharing your home with us.

The Sea Shell Villa is gorgeous, looks exactly like the photos- clean a calming! My friends and I truly enjoyed our stay in the home! Having the Country store in the neighborhood was a great plus that we took full advantage of! Shane and Ms. Brown (the property manager) were very helpful as well- picking us up from the bus station, calling to check on us, setting us up with a driver(needed) and offering recommendations for food and excursions- all things that truly enhanced our stay! Can't wait to stay there again!
