17 South Live Oak Road is a fabulous 5 bedroom plus (2) bonus kid, 5 full and 2 half bathroom Sea Pines vacation home located on the 2nd hole of the Ocean Course across from the bridge walk to the beach path. The perfect home for a relaxing vacation!

The sunny pool area, located in the front of this home is fully fenced in with complete privacy and features multiple dining areas as well as chaise for tanning!

The living room has plenty of comfortable seating, a large flat screen TV and sliding glass doors to the 40` deck area overlooking the 2nd hole of the Ocean Golf Course. To the right of the living room is the Master Suite featuring a king bed, a flat screen TV, private deck and a luxurious master bath with a soaking tub and an extra large walk-in shower. Off the entry, there is a half bath and stairs to the upper level leading to a private family suite. This suite features a king bed, flat screen TV, private deck and shares a bath with an adjacent kid`s bedroom with two bunk beds-one with (2) Twin Beds, and the other with a Full and a Twin..

To the left of the entry on the first level, behind the living room, there is a wet bar leading to the dining room and sliding glass doors to the deck.The adjacent gourmet kitchen is a pleasure to cook in, featuring granite counters, stainless appliances, a breakfast bar and an oversize refrigerator. There are sliding glass doors to the screen porch for dining alfresco. Behind the kitchen, there is a large laundry room with a half bath.

The additional bedrooms can be accessed by a stairwell behind the kitchen or through a private outside entrance by the garage. At the top of the stairs there is a den with a queen sleeper sofa, a kitchenette and a large flat screen TV. The last two guest bedrooms are located off the den. Both have a private bathroom, but one has a King bed and the other a Queen Bed.

This is the perfect home for a multi-generational vacation with great bedroom separation, two indoor living areas and extraordinary outdoor living space in both the front and the back of the home.

Located on the island’s southern end, Sea Pines created the now famous “Hilton Head look” by artfully maintaining a delicate balance between nature and man. With three championship golf courses, five miles of white sandy beaches, a 600 acre forest preserve, and an abundance of tennis courts, swimming pools and bike paths, there is something to please guests of all ages. There are also sensational restaurants, boutique-style shops, live entertainment, and the famed candy-striped lighthouse at the Harbour Town Yacht Basin. Horseback riding is offered by the Equestrian Center and a seasonal Trolley service runs throughout Sea Pines.

There is a seasonal trolley that transports guests within the Sea Pines community. If you would like to venture around the island, the most popular form of transportation is bicycle. Hilton Head Island offers a separate bike path parallel to almost all main roads.

Upon arrival to 17 South Live Oak, you will find the following items located in the property:

17 South Live Oak requires a 7 day stay, Saturday - Saturday only, except for the months of October - March, which can be then be rented for a minimum of 4 nights.

RENTER AGREES: To be responsible for any intentional damage or negligence resulting in damage to the premises, including damages to the furnishings and household items, which occur as a result of your occupancy, excluding normal wear and tear or accidental damage up to $2,000. An additional cleaning charge may be incurred if upon departure the property is inspected and found to require more than the normal check-out cleaning. Agent or owner will not be liable for any damages to your property, nor liable for any accident that may occur to you during your occupancy in or on the property. Owner or Agent may re-enter premises at a reasonable time for the purpose of making repairs or for routine maintenance. Owner or Agent is not responsible for articles left on premises. All properties are non-smoking. We make every attempt to make sure the home or villa you’ve rented is in good working order when you arrive. If you do encounter a maintenance problem in the home or villa, it will be handled in a timely and professional manner. The rental rate will not be adjusted due to any malfunction of equipment. Beach Properties of Hilton Head is not responsible for resort amenities such as scheduled pool and spa closures, etc. At the time of this publication, all home and villa amenities are accurate to the best of our knowledge. Furniture and accessories are subject to change as owners may update their properties.

SECURITY DEPOSIT: An approved credit card number must be on file in the name of the renter to hold as a security deposit in the case of damage or extraordinary cleaning after your departure. We inspect each property before and after all guest stays. If furniture is moved you will incur a charge to move it back.

SMOKING IS NOT ALLOWED IN ANY OF OUR PROPERTIES.

HURRICANE & WEATHER REFUND POLICY: No refunds will be issued for any situation arising from hurricanes including evacuations without Travel Insurance coverage. No refunds will be given for cancellation or interruption of your stay due to other inclement weather.

PETS: This property does not allow pets. This policy will be strictly enforced. If you are found in violation of the policy, Agent reserves the right to immediately cancel your rental reservation and occupancy of the dwelling. Additionally, Guest will forfeit all monies and incur a minimum additional penalty of $300.

KEYS/CAR PASSES: You will be provided with TWO keys or a code to your rental property. TELEPHONES & INTERNET: Nationwide long distance is provided during your stay at no additional charge. For calls to Alaska, Hawaii, Puerto Rico, and Canada, please use either a cell phone, calling card or credit card. All properties are equipped with Wireless Internet. Instructions are posted in each property

LOST AND FOUND: Lock all doors when you leave your accommodations. Do not leave money or valuables unattended in the property; neither Agent nor the owner will be held accountable or liable for any thefts. Items left behind will be returned only upon request.

REPAIRS: Even the best or newest equipment occasionally malfunctions and cannot be guaranteed 100% of the time. Beach Properties uses the best maintenance personnel available. Problems are corrected as soon as possible. Agent or an authorized employee or repairman may enter the premises during business hours for any purpose connected with the repair, care or maintenance of the premises. Refunds will not be issued due to malfunctioning equipment or other guest dissatisfaction. Hilton Head is a highly desirable developing resort area with houses under construction. We do not move people or give refunds due to construction noise.

USE: Any use of the dwelling other than residential use during a family vacation must be approved by the Agent. If the dwelling is to be used for any event such as weddings, receptions, “parties” or large gatherings, the Guest agrees to submit a request for approval to the Agent and adhere to the Agent’s determination on that request. If the Agent approves the event, the Guest may be required to pay an additional deposit. If Guest misrepresents an event to the Agent (said misrepresentation to be determined by the Agent), the Guest agrees that the Agent may refuse occupancy or have the dwelling vacated and that the Guest will not be entitled to any refund.

RENTER: Renter understands that we will accept families, married couples, and responsible adults 25 years of age or older with the exception of married couples where at least one of the individuals is 21 years of age. Beach Properties does not rent to high school, college individuals or groups. The person signing the rental agreement must occupy the premises the entire length of the reservation. Each rental is limited to the number of people indicated on your reservation. Prior arrangements must be made with our office if any items will be mailed or shipped to you during your stay.
