Almost 4,000 sq feet air conditioned home in a upper class residential neighborhood.
High speed WiFi. 1st floor Living room with large screen cable TV and shuffleboard table. Cable TV in all bedrooms. Combo game table (pool, ping pong, air hockey) on 2nd floor. There is a Pak n Play, baby gate, and high chair on site. 3 Twin Air Beds and bedding on site.
All beds have luxury pillowtop mattresses with Egyptian Cotton linens (minimum 400+ threadcount, more than the Bellagio!) and beautiful bedding.

Inquire for pricing and availability of the pool or hot tub and heating during your stay dates)
IMPORTANT: Pool and above-ground Hot Tub use and heating are seasonally available (separate heat fee applies). As a guideline, outdoor pools in the Las Vegas area are usually not open between November and April, however, weather conditions can vary greatly in the Mojave Desert. Because we are subject to unforeseeable issues, such as weather conditions and equipment issues; we cannot guarantee that the pool and/or spa will be open and/or heated during part or all of your stay. Should you pay for pool or hot tub heat for your stay dates and heat is unavailable, your heat fee will be refunded in full. There are no discounts if there is a pool or hot tub closure for weather, servicing, or equipment issues (with or without notice).

24 HR EXPRESS CHECK-IN
We know that you have traveled a long way, are likely hot and tired, and just want to get to your home and RELAX.
The last thing you want to do after arrival, is drive around looking for the property management office, stand in a line and wait, read and sign stuff, get a key, then get back in the car and drive some more to your vacation home.
We don't think that any of our guests should have to do that, SO YOU DON'T! Before you depart your home to travel to Las Vegas, we will email a driving directions map and an electronic access door code.
When you get to Las Vegas, you simply go to your home ANYTIME after your agreed upon check-in time at YOUR convenience, enter your code and go inside! 24 hrs a day. It doesn't get any easier than that.
Your "Welcome" email will also include directions on using household amenities, such as the pool or spa. You can even click on links to UTUBE videos to view someone demonstrating how to do things. Still have questions? Just text us for help!
2 channels of high speed WIFI are available for guest use. Instructions and passwords are posted on the COFFEE BAR in the kitchen.
The swimming pool and hot tub are open seasonally and subject to closure without notice in the event of weather conditions, service or equipment issues. Las Vegas is in the MOJAVE DESERT and high winds, torrential rains, thunderstorms, foliage or other debris blown into the pool, are common. As a general guideline, hotel pools are typically closed November to late April, depending on weather conditions. Please inquire about the fee for heating or opening the pool or patio hot tub during your stay dates (the in-ground spa located on the pool deck is permanently closed).
The entire home is open for use with the exception of parking in the garage which is currently in use for owner storage. There is a large driveway area that can accommodate up to 4 vehicles.
The outdoor backyard guest area consists of a very large covered patio area, pool and surrounding pool deck, and large 2nd floor terrace area. All PAVED areas are designated for guest use. Unpaved areas outside of these are for private use by the owners and not intended for guest use.
Use any amenities cannot be guaranteed against service interruptions or closures without notice due to unforeseeable cirumstances. We will do our best to restore service as soon as is possible if an interruption occurs.
We will provide you with a text number for concierge assistance during daytime hours.
A quiet family neighborhood.
Renting ANY home in Las Vegas it is highly recommended to rent a car. Free VALET PARKING is available at the front door of most hotels (MGM owned properties may charge a nominal valet fee). If renting a car is not an option for you, we recommend using LYFT for fast and friendly (and less costly than UBER) service. They usually can pick you up within 5 minutes from wherever you are in Las Vegas.
IMPORTANT! Before you book, review the following:
No outside guests are permitted to visit the home (persons living in Las Vegas or staying at other hoels, etc.). No gatherings or parties. No receptions, weddings, etc.
Las Vegas is in the Mojave Desert, which has extremely unpredictable weather conditions. We cannot guarantee that the pool and/or spa will be available for use due to unforeseen weather or equipment circumstances which may occur that require closure.
Pool and Spa are usually operate when outside temperatures are a minimum of 75 during the day and no lower than 55 at night; unforeseeable factors may cause closures or inability to heat without notice (such as equipment failure, debris cleanup following a storm, propane in tank exhausted, etc.) A fee applies to heat the pool and spa. Please inquire with the owner on availability of heat and costs during your stay.
NO SMOKING INSIDE OR OUT FRONT of the home. Smoking only on the back patio and butts MAY NOT be discarded in the landscaping.
You must be 25 years of age or older to rent.
Residents of the Las Vegas area are not allowed to rent a vacation home due to the Las Vegas "PARTY HOUSE" regulation.
Loud music or noise that can be heard outside the home is not permitted.
EDC attendees need to contact the owner prior to booking.
For guest safety, fireplaces are not usable at this time. No candles or firepits are allowed.
MINIMUM 3-NIGHT STAY ON WEEKENDS, SATURDAY CHECK OUTS NOT PERMITTED
House Rules, Las Vegas
1. RENTAL TERMS AND CONDITIONS:
A) MINIMUM RENTAL CRITERIA:
-25 years old or older.
-Residents of the Las Vegas area are not allowed to book due to the Las Vegas "PARTY HOUSE" regulation.
-A guest may not rent the property on behalf of another individual. The renter MUST be in the rental party and assumes full responsibility for the actions of all guests while in the home.
-A guest who does not pass a security screening or minimum ID requirements may not rent.
Owners reserve the right to refuse service to anyone for any reason they deem necessary.
B) REFUNDABLE SECURITY/DAMAGE DEPOSIT: Refunds for any refundable deposit made will be made minus any incidentals purchased, damages not covered by any purchased damage insurance, and penalties or other charges as assessed under the terms of this contract.
C) AMENITIES: Cable TV, High Speed WIFI/Internet, sewer, garbage, utilities (water, heat, air conditioning) are amenities included in your rental rate. You are responsible for additional costs of electricity 10% or higher over average use (Doors and windows left open or adjusting the thermostat to extreme temperatures will result in higher than average costs). Pool and Spa/Hot Tub heat is a separate fee (seasonal use; fee varies). Contact the owner for the pricing for your stay.
D) CLEANING FEE: This is a non-refundable fee listed in your quote. If your reservation is cancelled prior to your arrival, this fee will be refunded.
E) CHECK-IN/CHECK OUT INFORMATION
a. Check-in and Check-out times: Standard check out for all properties is 11am. Standard check-in is 3pm.
b. Early Check-In and Late Check-Out: Based on availability, other check in and out times may be arranged with the owner for $10/hour. We cannot guarantee availability of early check in or late check-out.
c. Departure Checklist: Print the departure checklist in this contract and take with you to make it easy to complete checkout procedures.
d. You should receive check in information sometime after you have made your final payment. If you have not received them by email 14 days prior to your arrival, please contact us immediately.
F) TRAVEL INSURANCE WITH MEDICAL/CANCELLATION COVERAGE:
Highly recommended for all guests when renting a home as the property owners are not liable in the event your plans change or if you become injured or ill while on the property.
G) PAYMENT OF DEPOSIT constitutes your electronic acceptance of this agreement along with all terms and conditions of this agreement. The owner reserves the right to cancel a confirmed reservation for any reason. Should this occur, all deposits will be immediately refunded provided the guest is not at fault for the cancellation.
H. INCIDENTALS (Entertainment) - Most bedrooms have their own TVs, and homes with common areas may have a big screen LCD or Plasma TV. Contact the guest concierge or owner to order “Pay-Per-View Events", which must be prepaid. To avoid charges for lost remotes upon checkout, return each TV remote to its original location.
I. PAYMENTS – 100 % of the amount due is required no later than 45 days before arrival. Major credit cards are accepted. Payments for PAY-PER-VIEW events may be paid by credit card by contacting the concierge.
J. CANCELLATIONS – Per AIRBNB rules.
a. Travel insurance is highly recommended in case your plans change.
b. Upgrades and Double-booking:
1) Subject to availability, we may elect at our option to move your reservation to an Upgraded home within our own inventory at no additional cost to you, OR
2) If Double-Booked, subject to availability, we may move you to an UPGRADED home or Hotel Accommodation on the double-booked date(s) at no additional cost to you, then move you to your original home when it becomes available, OR
3) If we are unable to accommodate you at an upgraded home and/or hotel for dates your original home is unavailable, your reservation will be cancelled and you will receive a full refund for those dates.
K. UTILITIES & SERVICES: Included in your rental rate is: WiFi, cable TV, phone, internet, heat, ac, water, sewer, garbage, electricity, natural gas, and water. Pool and spa use and heat (fee applies) are seasonal and/or intermittent and may close without notice. You may experience periodic or sudden service interruptions due to unforeseen supply or equipment issues, therefore, uninterrupted services cannot be guaranteed. Service failures should be reported to the concierge or the owner immediately. Services will be restored as soon as is possible. No refund credit will be given for outage periods of 24 hrs or less. In the unlikely event of an extended outage period of electrical, wifi, cable tv, AC/Heat, or potable water that exceeds 48 hrs., you may elect to vacate the home after 48 hrs with a refund of the rental rate only for the remainder of the scheduled stay.
2. PEST CONTROL, OPEN DOORS AND WINDOWS
Las Vegas is a desert environment with pests to include cockroaches, black widow spiders, scorpions, rats, mice, lizards, and other potentially dangerous pests. All homes are treated monthly inside and out, with a pest control spray that creates an invisible barrier and is non-toxic to humans. Keeping all doors and windows closed at all times is important in order to keep pests out of the home. If you don't want uninvited pests vacationing with you inside your home, do not leave doors or windows open. If you see even one pest, regardless of whether alive or dead, contact your concierge the property owner immediately so that the home can be treated.
3. POOL, SPA, & PROPERTY USE
Pool and/or spa use is SEASONABLE and/or INTERMITTENT depending upon numerous factors and is subject to sudden or unforeseeable equipment failure and/or weather conditions. Therefore, we cannot guarantee that the pool and/or spa will be available for use or heated during the dates of your stay. Contact the owner for a quote on fees for heat during your stay dates.
The Pool and Above Ground Portable Spa are usually scheduled to operate when weather is a minimum of 75 degrees during the day without rain or high wind conditions, storm or wind debris present which must be cleared, and equipment is able to operate normally; sudden and unforeseeable closures without notice may occur (including, but not limited to equipment failure, debris cleanup following a storm, etc.) The pool is heated only upon request (fee applies).
Pool Cleaning Service – The pools is cleaned by a professional company, but the time or day cannot be predetermined. The pool and/or spa will be closed while it is being cleaned, no exceptions. We are sorry for any inconvenience you may incur, but the cleaning time cannot be predicted in advance. You may not ask the cleaning service to return at a later date or time. Lack of cooperation may result in the loss of security deposit.
Safe use of the pool and spa – Upon electronic acceptance of this agreement, the rentor(s) and guests accept sole responsibility and full liability for any persons on the premises, named or unnamed in this contract, as well as hold property owners harmless for injury, death or damages incurred anywhere on the property (inside or outside), for any reason, including the pool and spa and it's equipment.
POOL/SPA SAFETY RULES: No horseplay, no running, no diving, do not submerge your head in the spa/hot tub.
NO ONE MAY USE THE HOT TUB OR POOL ALONE and NO UNATTENDED CHILDREN UNDER THE AGE OF 14 ARE ALLOWED IN THE POOL, SPA/HOT TUB, OR POOL AREA UNLESS SUPERVISED AT ALL TIMES BY AN ADULT.
A daily fee is required to heat the spa or pool. The heating equipment must be able to heat the spa and maintain normal operating temperatures despite inclement weather issues. It must also be safe to operate the spa/pool heating equipment without danger of damaging equipment or underground pipes due to freezing underground temperatures or inclement weather conditions. Unforeseen circumstances and unexpected weather conditions can occur without notice. Contact the owner to arrange heating.
4. DEPARTURE CHECKLIST - To be completed by ADULTS ONLY in your party prior to your departure. Please print out the checklist on the last page of this agreement and bring it with you for reference.
5. DAMAGES, AND INCIDENTALS - You will not be charged for normal “wear and tear" of household items. A refundable security/damage deposit or valid credit card may be required on file.
An inspection of the home is conducted by the guest concierge/cleaning staff after your departure.
Misuse of anything on the property by members of your party that results in cleaning, replacement or repair may be charged to your account.
Damages caused by negligence, misuse or vandalism are NOT covered by any travel damage insurance policy you may have purchased.
6. MAXIMUM OCCUPANCY- Guests are limited to the number of adults and/or children or less noted in your initial rental request/rate quote. Guests exceeding the base rate are an additional fee per person, per night (adults and children, regardless of age) and must be paid for in advance. The number of guests residing at the property during each stay may be assessed by security camera or staff. Unapproved and/or unpaid guests may result in additional charges, or in the event of a party, eviction and/or penalty of $500, along with forfeiture of all rent and/or deposits.
7. OPTIONAL MAID SERVICE – $15 an hour, 3-hour minimum per visit.
8. ADDITIONAL TERMS AND CONDITIONS – Any guest making a reservation under false pretense or failing to comply with the GUEST EXPECTATIONS herein, may be subject to forfeiture of ANY AND ALL payments, deposits or fees, may be assessed a penalty, and will be immediately evicted without refund, or check-in will not be permitted without refund, at the owner's discretion.
9. GUEST EXPECTATIONS:
a) Courteous behavior is expected of our guests with respect to our neighbors and during communication with the guest concierge or other staff, owners or their representatives, either written or verbal. Verbal abuse to include, but not limited to, insults, yelling, argumentative behavior, berating or belittling, condescending or sarcastic, obscenities, or any verbal, written or physical threats toward the owner, staff, other guests, or neighbors will not be tolerated and will result in immediate eviction with no refund and forfeiture of any and all payments or deposits made to the owner.
b)No loud noises are permitted and neighborhood quiet time is 10pm to 10am. Pool, spa, BBQ, patio and backyard use are available 24 hours, providing you do not make excessive noise or disturb your neighbors. It is not permitted to have parties, weddings, receptions, celebrations, or other gatherings of any kinds with guests that are not staying overnight at the home.
c) No gatherings in the front yard or street are permitted.
d) Cigarettes may be smoked ONLY on the back patio and is NOT permitted in on the front porch or front yard.
e) No pets allowed.
f) No Fireworks are permitted.
g) No illegal activities, including drinking by minors will result in immediate eviction with no refund.
h) By acceptance of this agreement, you grant the owners or their representatives immediate entry to the property for maintenance or repair, delivery or retrieval of supplies or equipment, or to conduct an inspection of the property.
10. LIABILITY RELEASE – By your acceptance of this agreement, you accept all responsibility your guests' actions, or any damages or loss you cause to the property.
You agree that the property owners shall be held harmless from any and all damage, loss or theft of personal property; or bodily injury, illness, or death, occurring while the guest is utilizing the property, pool/spa, or any services provided by the owners or staff. You are responsible for supplying a copy of this agreement to all your adult guests and retaining a signature of acceptance of all terms of this contract.
In turn for permission granted to use the property, all guests accept any hazards, known or unknown, and agree that in the event of any injury, illness, or death, or loss of personal property, that any insurance or legal claims will be made solely to their own travel/personal health insurance carriers, and that no legal or insurance claims will be filed, now or in the future, against property owners, property operators, or staff.
Payment of your deposit constitutes your electronic acceptance of all terms and conditions of this agreement.
To be completed by ADULTS ONLY in your party prior to your departure. Please print out this sheet and bring it with you for reference. Only perform the tasks pertaining to the home you are in.
[ ] GARBAGE PICK-UP - Trash about the home and outside in the patio and pool area (no cigarette butts in the landscaping) must be picked up and disposed of properly. The garage garbage can must be taken out to the curb the evening before the designated pick-up date with the lid closed.
We are sorry, but because pick-up is on a schedule, the can may already contain garbage from the previous guests. If the main can is already full, excess garbage may be placed in black garbage bags, tied tightly shut and placed next to the can on the curb (Up to 6 Black bags are allowed). Not putting out the garbage for pickup will result in the loss of any deposit.
[ ] USED TOWELS - You can assist us in the Las Vegas desert water conservation effort by hanging bath towels up to dry and reusing them whenever possible. Upon check-out, please take any used towels to the laundry room and placed them on the floor by the washer. It is helpful, but not required, if you start a load of towels on hot water.
[ ] DO NOT REMAKE YOUR BED on departure day. REMOVE ONLY THE SHEETS AND PILLOWCASES off used beds and put them on the floor or in the laundry room so we know they are dirty. Do NOT take off mattress pads, blankets, bedspreads, pillows in decorative shams (if these items are dirty, please leave them on the kitchen table with a note)
[ ] DIRTY DISHES, FOOD, etc., need to be collected from all rooms in the house and from the outside patio area and placed on the kitchen counter or in the dishwasher. You don't have to load the dishwasher... BUT- It is helpful if you start a load before you leave.
[ ] FURNITURE or other items that may have moved during your stay need to be returned to their original location in their original condition as when you checked-in to avoid penalties.
[ ] WINDOWS and DOORS in the home are closed and locked.
[ ] AIR CONDITIONING/HEATER THERMOSTATS must be turned to the “OFF" position. This includes upstairs, downstairs, or any bedroom area thermostats.
[ ] ELECTRICAL Items (TV's, lights, coffee maker, espresso maker, washer, dryer, etc.) must be turned “OFF", with the exception of the front hall, front porch, or any light switches taped in place.
[ ] IN THE BACK YARD, MAKE SURE THE GAS BBQ IS OFF, and POOL HEATER and LIGHTS turned off.
[ ] Please note for the Concierge and cleaning staff, anything broken, lost, or damaged, things in need of repair, etc., including: light bulbs needing replaced, non-working TV's or cable boxes, leaking faucets, running toilets, etc. so that we can have these items in working order for the next guest.
