Description

A family home, light & airy with a Pergola & pool to the rear & a balcony out front with district views and amazing city views with Harbour Bridge glimpses - ideal for enjoying the many New Year Fireworks. Close to restaurants, shops and bus routes.

We have amazing views! Our home is privately situated at the top of a driveway accessible by car or steps. On entering the house, stairs lead up to the master bedroom and en-suite. The living areas and 2 further bedrooms are on the second floor. There is a bathroom and separate toilet and separate laundry on this floor also. The kitchen, dining and lounge are open plan with floor to ceiling windows giving district views and a large picture window looks out towards the city skyline and the Harbour Bridge. The dining area has a large 8 seater table and chairs for entertaining. The Rumpus Room is off the open plan dining/living area and can be closed off by sliding doors if desired. The rear garden can be accessed either via the Rumpus/TV room or from the laundry. The rear garden has a large decked area, with a pitch roofed Pergola leading off the Rumpus room. There is also an eight seater table and chairs and 2 sun loungers available for use in this area. You will love it!

You will have access to the whole of the house with the exception of the room opposite the master bedroom. You will have access to the back and front garden.

We can be contacted via email should you have any problems at all, and we have friends close by that we can call on if you need more immediate help.

Our neighbourhood is established with a variety restaurants at the bottom of our street. Our house is within walking distance to the supermarket and many other shops. We are but a short bus ride to Warringah Mall, where there is also a cinema, and are within walking distance of several bus routes to the City and the many Northern Beaches.

Our house has a fantastic distant view of all the New Year Fireworks from the lounge window!

Our home is a short walk from several bus routes into the city, Manly or Dee Why Beach and more. There is a ferry terminal in Manly that can take you to the City and from there to many other destinations.

For Adult and Child/Youth Opal cards or top ups, just walk into any 7-11 store within the Opal network. Alternatively many newsagents, petrol stations, Woolworths supermarkets and Australia Post stores are also official Opal retailers. As well as being able to top up in these stores, the new Opal top up machines accept credit or debit cards and can be found at selected train stations and wharves across the Opal network. Top up machine values: Adult Opal card: $(PHONE NUMBER HIDDEN) and $120.

Refuse/Garbage and Recycling are collected each Monday morning. The bins need to be taken down the driveway the night before. They should be left on the left of he stairs on the grass verge close to the road until emptied and returned to the top of the driveway again later that day. The red bin is for general waste. The yellow recycling bins are for glass bottles, cans, cartons and tins. The blue one is for cardboard and paper. The recycling bins are interchanged weekly. Just check which one's being put out by neighbours for an indication of which one is due for collection. The pool will be maintained every second week. The pool filter is on a timer and is on for about 7 hours a day. There is a water filter in the kitchen and a waste disposal unit. The waste disposal unit MUST NOT BE TURNED ON UNLESS THE WATER IS RUNNING FIRST. TURN OFF WASTE DISPOSAL BEFORE SWITCHING OFF THE WATER SUPPLY. Peelings can be put down the waste disposal unit, as can left over dinners, but no bones or tops of carrots or onions or the likes. There is a dishwasher in the kitchen. This takes Finish Dishwasher Tablets.

1. This is our home. Please look after it.
2. No smoking at all indoors.
3. If smoking outside, please dispose of cigarette butts responsibly.
4. Stiletto/narrow heels are NOT permitted indoors or on the rear deck.
5. Keep music down low after 11pm.
6. Do not run the waste disposal unit unless water is run at the same time. Run water before switching on and switch off waste disposal before turning off the water.
7. No pets please.
8. Do not 'pee' in the pool please.
