Le logement

The Apartment at Gulfview Retreat is on the ground level and has its own private entrance. It is an open concept studio apt. approximatel 375 sq. feet. (Upstairs is a separate 2 bedroom vacation rental unit Gulfview Retreat). The Apartment has a queen bed, a large lounge chair, counter eating space with bar stools, DIRECT TV, internet, free WiFi, fully-equipped kitchen, private bathroom with shower, washer/dryer on site. There is a small enclosed area when you first enter that can be used as a small dog run. . Primary renter must be 25 years or above.

The Apartment guest(s) will have the entire studio apartment to themselves. The only shared space is the washer/dryer, located in the garage. Street parking. There is a small fenced dog run. WE DO NOT ALLOW CATS OR ANY OTHER PETS BESIDES DOGS. Check in is at 4pm, checkout is 11am.

Our managers, Tony and Ron, will check in all guests personally. We ask that you call us when you reach the Galveston causeway so that we can meet you at the apartment. Check in is 4pm; checkout is 11am. The managers live nearby and are available to provide information on Galveston Island.

The San Jacinto/East End Historical District is one of the most popular areas of Galveston Island, full of historic homes as well as a number of tourist attractions. In addition, we are a five minute drive to UTMB.

Transports

Street parking. Most visitors to Galveston find that they need a car as public transportation is difficult.

We rent the apartment for 2 nights minimum. We also offer weekly and monthly rates, which have been very popular with medical students from UTMB (please email manager for more information). For the Apartment at Gulfview Retreat, we do allow two small-medium size dog. Maximum occupancy is 2 adults. No exceptions. Rates include 15% hotel occupancy tax (City of Galveston and State of Texas).

Gulfview Retreat and Gulfview Apt. - RENTAL TERMS
MINIMUM RENTAL AGE: We rent only to responsible adults over the age of 25. At check-in, the renter must present a valid photo ID. The renter must be present at check-in, at check-out and reside at the property during the entire stay. We do not rent to prom groups.
MAXIMUM OCCUPANCY: Strict city ordinances regarding occupancy apply to the property. Occupancy at our properties is limited to a maximum of six persons at Gulfview Retreat and two persons at Gulfview Apt.. This includes infants and children. No exceptions. Your deposit will be subject to forfeiture if you exceed maximum occupancy on the property.
MINIMUM STAY: The standard minimum stay is two nights. Special event minimum stay of three nights for Labor Day, July 4th, Biker Rally and Memorial Day Weekends.
RESERVATION CONFIRMATION: AirBnB & VRBO renters: Reservations will be considered confirmed once we have accepted your reservation request via the website. Non-website renters: once a reservation request has been received, the dates will be temporarily held for five days. Reservations will be considered confirmed upon receipt of the security deposit and an email stating that the renter has read and agreed to the rental terms. Reservations not confirmed within five days will be cancelled.
SECURITY DEPOSIT: The security deposit is equal to one night’s rent. An inspection will be conducted before renter’s arrival and upon renter’s departure. Security deposit will be returned provided there has not been damage to the property, missing items, violations of the rental terms nor has the home been left excessively dirty.
AirBnB renters: Security deposit shall be paid via the AirBnB reservation system. Renter’s credit card is authorized, but not charged. The credit card authorization by AirBnB is released 48 hours after check-out provided the above conditions are met.
VRBO renters: Security deposit shall be paid via the VRBO reservation system. Renter’s credit card is charged. VRBO automatically refunds the deposit seven days later, provided the above conditions are met.
Non-website renters: Security deposit shall be made via personal check drawn on the renter’s bank account. The security deposit check will be returned, uncashed, at check-out provided the above conditions are met.
PAYMENT:
AirBnB renters: the full amount (rent plus cleaning fee) is due at the time of reservation, by credit card only.
VRBO renters: half of the amount due is charged to your credit card at the time the stay is booked. The other 50% will be automatically charged 30 days before the stay.
Non-website renters: The full rent, plus applicable cleaning fee, is due at the time of check-in, payable in cash only. We do not accept checks or credit cards for payment of rent or cleaning fee.
PETS: With prior approval, renters may keep dogs at the property. No animals other than approved dogs are allowed on the property. Please clean-up after your dog. You are liable for any damage or messes your dog causes. Your security deposit will be held to cover any expenses associated with pet damage or messes.
CHECK-IN/CHECK-OUT: Check-in time is 4:00 p.m. If you are going to be later than 4:00 p.m. please let us know ahead of time, so that arrangements can be made. Please call (PHONE NUMBER HIDDEN) or (PHONE NUMBER HIDDEN) when you are driving over the causeway bridge/ferry so that we can meet you at the property for check-in. Check-out is 11:00 am. If you need a different check-out time, please let us know at check-in and we will attempt to accommodate your needs. If you check out late, you will be charged an additional night’s rent.
BE A GOOD NEIGHBOR: Please be respectful of the neighbors in the area, most of whom are full-time residents. Read and adhere to the guidelines spelled out in the Good Neighbor Brochure. This is not a party house. We don’t allow any loud parties, loud music or violations of ordinances and laws. If the police are called to the property during your stay, renter and guests are subject to immediate ejection from the property, at the discretion of the property manager, 24 hours a day. Violations of any of the rental terms may subject renter and guests to immediate ejection from the property. If this occurs, no refunds will be issued, all payments will be forfeited.
CLEANING: We charge a cleaning fee: $65 for Gulfview Retreat and $35 for Gulfview Apt... Please leave the property in the same condition you found it in at check-in, including removing all trash.
PARKING: Renters of Gulfview Retreat: Parking is limited to 2 cars only. One car must park on the street in front of Gulfview Retreat If you have a second car, you must park on the street and you must display a parking pass in both cars. Gulfview Apt. Parking: Parking is limited to one car only and must do street parking. DO NOT PARK IN THE DRIVEWAY. You must display a parking pass. .Both units are in Residential Permitted Parking zones, requiring parking passes. Cars not displaying these passes are subject to parking tickets which will be the responsibility of the renter. There are, no exceptions. We will provide parking passes for your stay. Failure to return parking passes will result in a loss of your rental deposit.
SMOKING/ILLEGAL SUBSTANCES: Smoking and use of illegal substances is STRICTLY prohibited. If there is any use or evidence of smoking anywhere on the property, security deposit will not be refunded and a repeated offense may result in immediate ejection from the property. If there is any use or evidence of illegal substances any where on the property, security deposit will not be refunded and will result in immediate ejection from the property.
CANCELLATIONS: Cancellations made more than 30 days prior to your check-in date will receive a full refund of any monies paid. Non AirBnB renters: Cancellations must be made by an email to (EMAIL HIDDEN) There will be no refunds for reservations canceled less than 30 days prior to check-in date. Air BnB renters: Cancellations made more than seven but less than 30 days prior to your check-in date will receive a 50% refund of any monies paid. Cancellations must be made through the AirBnB system. There will be refunds for reservations canceled less than seven days prior to check-in date.
For all renters: While we will work hard to address any problems in a timely manner, there will be no refund for problems related to appliances, plumbing, electricity, mechanical failure, utility failure or circumstances which are beyond our control. We do not refund for any inclement weather, unless there is an official evacuation order by the City of Galveston or Galveston County. In the event of an evacuation order, there will be a refund for 1) the specific days the order is in effect and 2) any subsequent days where storm damage prevents occupancy.
PROPERTY DAMAGE AND LOSS: We are not responsible for losses, damages, or injuries incurred by renters, their guests or their property or pets. Renters are responsible for loss, injuries or damage resulting from intentional acts, gross negligence, accidents by renters or their guests, or damage or injuries caused by any approved or unapproved animals on the property. We are not responsible for any personal items left by renters or their guests.

l'appartement est vraiment bien situé, à 2 pas de la plage et près du centre historique de Strand où vous pouvez vous rendre à pieds. Allez aussi à Moody Gardens, les pyramides et prenez le ferry gratuit. L'accueil de Ron est très sympathique.

Just a block to the beach and a bunch of good bars and restaurants! Very clean, and they had everything we needed.

The GVR Studio Apt was exactly as advertised. The location was close to the Seawall and a few eateries. Perfect for single or couple and pet friendly. Check in and out was very easy and Ron was very accommodating. The motion sensor security light outside is great. But the con about that is that it streamed inside and kept going on and if you're a light sleeper, it may disturb. Would definitely recommend and would like to visit again sometime soon!!

This little cottage was perfect for us. Lower level was nice, no stairs to climb, one of us has had knee replacements. You can see the sea wall from this location. You can walk to restaurants if you want. It's quiet enough. We have NO complaints. Ron met us at check in and was so nice. You will have everything you need and there is access to a washer and dryer if needed. Full kitchenette if you prefer to cook your meals. I highly recommend booking this great space. We will be back!

This great, affordable place in a fantastic location was exactly what we were looking for. Less than a five minute walk to the beach and restaurants. Plenty of parking. The coffee and snacks were a welcome surprise! Keep one minor thing in mind... since this is a ground-floor apartment you might be able to hear the guests upstairs walking around. Not really a huge problem though.

Pros: Alan's room was affordable, convenient, and charming! We loved how close it was to the beach, seawall, and restaurants. We were able to bring our dog to the beach for the first time, cook our own meals in the kitchen, and pack lightly since we had washer dryer access. Close, easy parking on the street was nice, too. Cons: The room was rather noisy, and we needed to buy earplugs to sleep. The walls are thin, and the window unit was loud. Unfortunately, we had a rowdy party going on next door for the first half of our stay, and we could hear the upstairs neighbors moving around.

As you know, the homes in the East End are very close together and our local organization has asked everyone specifically to keep noise levels down...9pm during the week and 10 pm on weekends.
