Large 18th C. stone house w. huge living room & kitchen (cater for 15 - 20), a 19th C. stone house & a wooden barn, carefully renovated as self-contained units. The houses share an enclosed garden, meadow and swimming pool.
The Main House:
The main house and the barn form a connected unit, completed July 2011.
There are four generous double bedrooms (160cm beds with memory foam mattresses) over two levels, each with an ensuite bathroom. There is a large covered balcony off the front upstairs bedroom, also accessible via steps from the outside.
The huge (60 sq.m.) living room has a stone floor, log stove, cathedral ceiling and plenty of natural light. The living room has a large HD Plasma 3D TV (BYO glasses) with Apple TV and satellite (includes English channels), Hi-Fi, DVD, and comfortable sitting area. There is a closed wood burning stove and an open fireplace. There is a smaller ground floor study.
The house has a large open-plan tiled kitchen, with an open fire in one corner.
The main house and barn can be set up to act as a shared space for the whole property. The exceptionally well-equipped kitchen, set up to handle groups of up to 20+ people, coupled with the huge living room with a large and extendable dining table (seats 10 comfortably, but can be extended for 14+), makes the house ideal for handling workshops and family gatherings, and groups who may be staying across all three adjacent houses.
The ground floor has underfloor central heating throughout, with convectors in the bedrooms. The house stays delightfully cool in summer due to the mass of the stone-walls and floor. All windows are double-glazed.
Originally a drying shed for walnuts and tobacco, the Sechoir a Noix (affectionately known to our friends as The Nuthouse!) has been converted into a light, spacious and well-equipped cottage for an individual, couple or small family. It is an ideal study space with an outlook over the valley and garden.
On the ground floor there is a living room with a generous, fully-equipped open plan kitchen, a light well and staircase, toilet, bathroom, and a small dining room area. The living room has French doors that open to a sheltered patio for alfresco breakfast, lunch or dining. Upstairs, three French doors open onto a long covered balcony wide enough to have meals on or relax in a comfy chair (including two hanging 'air chairs').
There is a double bedroom (overlooking the garden) and a study or second bedroom (1 king single and a single folding bed with full size mattress) with views out to the valley, walnut trees and, in the distance, the Castelnaud castle (when foliage permits).
Built in the warm, honey-coloured sandstone of the region, our cottage is a haven of tranquillity, warmth and comfort. With 3 bedrooms and 3 bathrooms over three levels, it has direct access to the secluded swimming pool and courtyard garden. The cottage is ideal for a family with children or for one or two couples. Renovations date back to the 1990s.
On the ground floor there is a large lounge room with an imposing fireplace, which can be used either as an open fireplace or a closed wood insert for maximum heat during colder evenings, open plan fully-equipped kitchen, sun-filled dining room and the master bedroom with ensuite bathroom (shower/toilet). Small terrace ideal for morning breakfasts, and a few steps down to the swimming pool.
Upstairs there is one large bedroom with three single beds, plus ensuite bathroom with full-length bath and toilet.
The garden level comprises a double bedroom with bathroom (shower and separate toilet). This room has a French door opening onto the multi-level courtyard garden.

All guests have access to the gardens and the small swimming pool surrounded by a wooden deck and massive stone walls.

We are often at Esparoutis in the spring and autumn and when we are there we will welcome and orient guests, and be available for advice at any time. We have made some lovely friends through past guests, but respect your privacy unless invited.

Rental price includes linen & towels
We are in a small, peaceful hamlet of 6 properties. The neighbours are friendly, although they keep to themselves. We ask that guests respect our neighbours by limiting noise, particularly in the pool area at lunchtime, in the early afternoon when people may be taking a siesta, and later in the evening (dinner time onwards).
