Set in the heart of the western lakes, Hinning House is surrounded by idyllic landscapes of breathtaking beauty. With the countries most famous waters and mountains on the doorstep you could not ask for a better spot.

Hinning House is set in an idyllic location in the Esk Valley 3 miles from stunning Eskdale and provides comfortable accommodation in the peaceful western Lake District with glorious walks in every direction. Set in 12-acres of pasture and woodland rich in wildlife with red squirrels, deer and many varieties of birds including barn owls, and many places for you to go climbing, cycling, strolling along the river or simply relaxing in the tranquillity of the garden, the property makes an excellent holiday base. Visit Muncaster Castle with beautiful gardens or Ravenglass where you can enjoy the beach or board the miniature steam train and hop on and off exploring the Esk Valley. Wastwater, voted Britain’s Favourite View in 2007, is 6 miles away framed by the magnificent fells of Great Gable and Scafell Pike - on a sunny day a truly unforgettable view. Ideally located for a golfing, fishing and walking break. To the north lies the historic port and marina of Whitehaven with a variety of shops, restaurants, museums and water sports.

Apart from an empty loft on the cottage side of the house, the cleaning room and the linen cupboard, all parts of the house are accessable.

The drive is dotted with many barns, most of which are locked, some can be accessed.

The land surrounding the house for one fields distance on the house side of the road are all part of the property and can be accessed easily.

Though Hinning House is managed remotely we do have a local groundsman who is very happy to pop down to the house when he can to help if its needed.

Set away from major towns or villages Hinning House is an island of calm unto itself. The nearest neighbors are little under a kilometer away allowing for a real sense of peace and quiet around the whole property.

Hinning House has ample parking space, this helps as a car is a must here. There is a mainline train station on the coast three miles away. It is possible to take the train up to Ravenglass and walk from there to the house. The walk is a real treat on a nice day as it is little used and runs all the way up the river esk and valley.

Private water supply: The house is on a private water supply which has recently had its filtration and treatment system upgraded. There is a back-flushing iron filter that removes iron colouration (The nearby fell is rich in iron – there are iron mines further up the valley) and there is a carbon filter which removes some of the peat colouration however some of the of this colouration is resistant to filtration leaving a brown colour in the water at some times of the year. The water then undergoes UV irradiation to kill any microorganisms. Tests have confirmed the water safe for drinking, however vulnerable guests are advised to use bottled water or to boil drinking water as an additional precaution. In view of this it is sensible to take or order some bottled water.
