The downstairs apartment (this listing) is 4 bedrooms and 2 bathrooms. Over 2000 square feet to spread out with a large open common area and kitchen. Recently renovated with an eye towards comfort and big groups. Check out the floor plan in the Photos section, all independent bedrooms with individual heating/cooling units in each room for the hot and cold sleepers.
There is a Roku enabled Smart TV and fast wifi. Our home is a great place to kick back and relax as a group, but get out and explore this amazing city!

The kitchen features brand new appliances, granite counters, essential cookware, and custom cabinets. There’s a huge custom designed wood slab table that seats 12 and is perfect for games.
All the basic essentials are stocked including pots, pans, utensils, paper towels, coffee, creamer, and sugar.
All bedrooms include queen size and twin beds with crisp linens. No bunk beds unlike many group rentals you'll find on Airbnb. The sectional couch comes apart for an additional three twin beds.
The two completely remodeled full bathrooms have designer tile, custom granite, plenty of counter space, and loads of towels. Shampoo, soap, lots of towels, toilet paper, and blow dryers are all provided.

There is street parking right in front of my house for 2 cars. Additional parking spaces are always available within one block.

My guests always leave the house in such great shape so I eliminated the cleaning fees to keep prices lower! I ask that my guests throw out the trash and run the dishwasher before they leave.
There’s no security deposit or uptight rules. I trust my guests to use common sense and respect my home.

The number one rule is to eat, drink, and enjoy New Orleans! However, please review my common sense house rules before you book. Bachelor and bachelorette parties are welcome to book but let's all get on the same page before you book.

People come to New Orleans to enjoy themselves and I encourage all my guests to do exactly that! Please observe the following common sense rules:
1. Most Importantly: Respect my neighbors. This is a typical high density urban city and houses are built close to each other. If you talk loudly while you're outside or play music above a reasonable volume my neighbors will definitely wake up.
2. New Orleans plumbing is very old and clogs very easily. Please do not ever flush anything other than toilet paper, regardless of what any packaging may say.
3. Smoking is not allowed anywhere inside the house. Smoking is only allowed in the front porch area.
4. All guests must be registered. Please provide me with the names of all guests before you arrive. If I do not have a persons name, I can't consider them a guest. (Especially important in case of a lockout or lost key.)
5. Loud, rowdy, obnoxious, or disorderly behavior are not allowed.
