Located approximately 1 hour from Wellington City, Love Flower Farmlet is nestled among the beautiful Reikorangi hills south-east of Waikanae. It features an architecturally designed home, beautiful gardens, formal lounge and dining, outdoor spa.
The house presents a large living space with quiet areas to retreat to. Private, fully furnished, high speed wifi, Sky TV with sports channels, Egyptian cotton linen on all beds.
Child friendly house with high chair, porta cot, kids toys including trampoline and sand pit and a safety fence around the wood fire.
There are separate formal dining and living rooms, in addition to a large open plan kitchen, dining and living room. Off the living room there is an expansive conservatory with comfortable furniture to relax on while the double folding doors open out onto a large flat lawn with beautiful gardens.
There are 4 bedrooms in the house with an additional bedroom off the garage. The bedroom configurations include:
- Master bedroom with queen bed
- Guest bedroom with queen bed
- Guest bedroom with queen bed
- Guest bedroom with King single bed and single roll-out bed
- External bedroom with single bed and double sofa bed
There are three bathrooms: two with shower and toilet and hand basin and one main bathroom with shower, hand basin and bath with a separate toilet.
A separate large laundry is available with washing machine and dryer and iron and ironing board.
Outside there are expansive gardens for a relaxing walk around, pet chickens, Suffolk sheep and even a lavender field. The back yard hosts a trampoline for the kids, and a deck with outdoor table and chairs, Hot Spring spa pool with salt water (no chlorine) and a wood/coal BBQ.
If you are interested in using the property for a wedding or similar function there will be a $50/person additional charge to the overnight fee plus other costs including hire of portaloos and other infrastructure required for the event. Note: all items would need to be delivered and removed within the property hire dates.

We are based in Wellington but can be a phone call away in the event that something doesn't work or if assistance is required.
We have a local property manager who can also respond if needed. The property manager works part time during the week on the property and will probably be around during your stay. He is discrete and most of the time will not be noticed except when mowing the lawns.
The property is expansive, sheltered and sunny. There is a property manager who will be taking care of the grounds during your stay.
Waikanae is the closest town about a 5 minute drive and hosts most shops that you would require for your stay including a chemists, a New World and Countdown Supermarket, two petrol stations, a garden centre, a public library, a cinema ( and multiple cafes and restaurants.

There are regular trains from Waikanae to Paraparaumu or Wellington. Check out for a full timetable.
You will need a car to get to and from the train station, otherwise a taxi. There are no buses or train stops within walking distance of the property.

There is no or very limited cellphone access at the property. You can divert or forward your cellphone calls to the landline at the property: to receive any calls. There is no tollbar on the landline phone and we ask that you refrain from making toll calls. Any calls that you do make can you please pay for.
Wifi is available with the sign on: Vodafone55FE, password: [provided upon confirmation of booking]. If you have an iphone you can receive and send iMessages, alternatively you can use Viber or FaceTime or other web-based applications to call or send messages.
There is a porta cot available if required but you will need to provide your own bedding for it.
The wood fireplace has a safety fence around it and overall the house is very child friendly.
Wood and pine cones for the fire can be found in the lean-too behind the car garage. There is underfloor heating in the ensuite and main bathrooms. Electric heaters can be found in some closets if required. A heat pump is available for the master bedroom, and the remote is in the bedside drawer.
The BBQ is a coal or wood burner and cooks meat so beautifully. It is an experience to enjoy and can take an hour or so to cook the meat. Wood and matches are provided. You can purchase coal from the local supermarket if required.
If for any reason there is a power cut the fuse box is on the wall in the laundry. Check for any blown fuses or to turn electricity off and on.
If the gas runs out you will need to change the gas bottle over. There is a new gas bottle in the lean-too behind the car garage by the firewood. You will need to disconnect the old gas bottle which is found in the wooden box outside the kitchen and replace with the new gas bottle. Please let us know if you have changed the gas bottle over so we can arrange to replace the used gas bottle.
The oven is rather dated and some of the symbols on the knobs have come off. The manual for the oven can be found on the shelves to the left of the oven with instructions on how to operate it included.
Note there is no microwave provided with the property.
If you wish to do any washing of linen or towels during your stay at the house please ensure you wash the sheets and towels separate from other coloured items. So whites with whites. Sheets with sheets and towels with towels. If staining to white linen (from mixing with coloured items) occurs you will be charged for replacing these items.
The water is rain water collected from the roof and stored in a large water tank. There are filters and a UV treatment system that cleanses the water as you use it. There is further filtration of drinking water by using the little tap to the right of the kitchen sink.
There is a septic tank which is where all the grey water and wastewater is stored and treated. Please ensure only organic matter is flushed down the toilets. All feminine hyginene products, condoms etc are to be disposed of in the rubbish bins provided.
Only septic tank friendly cleaning products to be used in the toilets and sinks etc.
Two rubbish bins are provided in the lean-to shed behind the car garage for disposal of unwanted rubbish or recycling. Put general rubbish in the black rubbish bins provided. If you have more rubbish there are black rubbish bags available for overflow and leave them by the bins.
Organic food can be feed to the chickens. They will eat most things except no eggs, eggshells, citrus or onion. The remainder of your organic waste can be put into the compost bin behind the chicken run.
Please do not touch the baby grand piano in the formal living room without prior approval. Do not place anything ontop of the piano – drinks or food or otherwise. If damage is done to the piano the full cost of fixing or replacement will be expected.
Please return toys to how you found them. These are our kids personal toys which we have left out for your use, but we request care is taken and they are returned to their order and place of storage as you found them. Return the sheet over the train table in the sunroom.

Please respect our home. Shoes off before entering carpetted rooms including the hallway (but excluding the sunroom).
No parties or events including BBQ's with guests other than those staying at the property without prior approval.
No extra guests are to stay at the property outside the booking number.
No food or drink and no spray tanned bodies in the spa pool. Shower before using the spa pool. Ensure all 4 latches on the spa lid are unlocked and unlatched prior to opening the lid. After use ensure lid is put back on the spa and all four latches are locked.
Please no sleeping on the couches.
No pets without prior approval. If approval is given please ensure all droppings are removed and no pets are to be inside the house.
No smoking inside or outside on the property please.
Excessive soiling of the house will incur additional cleaning fees. Remove food from cupboards and fridge on your departure. Load the dishwasher and turn it on on departure. Refer to the terms and conditions for further information.
Terms and Conditions
1.The number of guests staying at the property must not exceed the number agreed to in the booking details. In the event that any additional persons stay at the property, an additional fee may be charged according to our usual rates and/or we reserve the right to terminate the booking without refund.
2.If pets are entering the property or staying at the property, this must be disclosed at the time of booking, otherwise we reserve the right to terminate the booking without refund. In that case we will not be responsible for finding or funding alternative accommodation. If extensive additional cleaning is required in the event that the pet is allowed inside this will be charged against the security deposit. The general house rules for pet guests are to not allow them into the house and to clean up after them before leaving the property. Guests will be liable for any necessary cleaning and dry-cleaning if required. Additionally, the number of pet guests must be disclosed clearly at the time of booking.
3.All pets are to be flea and tick treated, fully vaccinated, and well behaved. Well behaved means under control at all times. Dogs are to be on a leash if they are not trained around chickens and sheep. They are not to enter the paddock where the sheep are residing. Dogs are not to be left in the house or in the yard for prolonged periods of time unattended. If guests are absent from the property during the day for extended periods, they will make arrangements to have their dog attended to throughout the day.
4.The property is non-smoking. We reserve the right to terminate a guest's stay without refund if we become aware of guest's or friend's of guests smoking on the property. There may also be additional cleaning fees to remove any smoke fumes from the property.
5.The noise level must be inaudible from neighbouring properties between 10pm and 8am Sun-Thu, and between 11pm and 9am Fri-Sat.
6.All guests are expected to behave in a manner that does not cause distress to neighbours or interfere in any way with their right to enjoy their properties. We reserve the right to remove guests who do not adhere to this code of behaviour. In these cases, no refund will be due, and we will not be responsible for finding or funding alternate accommodation, nor will we be responsible for any other associated costs.
7.Guests may not engage in any illegal activity at the property.
8.The owner or the manager of the property may need access to the property occasionally. We will notify you by email or phone at least 24 hours prior, unless we have made verbal arrangements or it is a matter of urgency. If however we have reason to believe that he property is being used for any reason that contravenes our terms and conditions we reserve the right to enter the property without notice.
Check In and Check Out
9.Check In and Check Out procedures will be agreed to in communications before your stay commences. Whilst we are more than happy to provide early check in and late checkout wherever possible, this can only be confirmed at the last minute as it is dependent on other bookings at the time. Failure to adhere to those procedures could result in the incurring of additional costs.
Breakages, Losses and Guest Charges
10.A security deposit of $1,000 is required. This is taken via AirBNB. Security deposits are held until after your departure. Funds may be retained from the security deposit if these Terms & Conditions have been breached, or if additional cleaning is required, or if there have been breakages or damages.
11.You are responsible for leaving the property in the state in which you found it on arrival. All breakages or losses must be reported immediately to us. Whilst we will not pursue reimbursement for minor accidental damage or normal wear and tear, the total cost of making good any other damage or loss to the property, garden or contents will be charged for using the security deposit. Please note this includes the removal of consumable items from the property which are provided for guest use whilst in-house and are not intended as individual use (examples include laundry powder, dishwashing liquid, toiletries provided in dispensers etc).
12.It is our policy to have all locks changed if keys are lost or not returned. All associated costs will be charged to the security deposit. Similarly any remote controls will be replaced at your cost if lost or not returned.
13.Standard cleaning services on your departure are included in your rates. The property may also include interim cleaning services for stays of longer than a week. This will be detailed in your pre arrival information. Guests are expected to leave the property in a neat and tidy state without the need for extensive, excessive cleaning. You are responsible for all cleaning charges in the event that the property (including the spa pool, linen and towels) is left in a state that requires more than standard cleaning. This will be charged against the security deposit.
14.Reasonable usage of electricity, gas any other utilities provided at the property are included in your rates. Excessive use (more than a 30% increase compared to similar periods) of any of these utilities may be charged for using the credit card provided for payment (or left for security). If charges are passed onto the Guest, evidence of charges will be provided on request.
15.Costs for telephone toll calls will be passed onto guests.
16.The Owners of the property are not liable for loss to you of any personal belongings while you are in the property. Guest items found by our cleaning staff are kept for 6 weeks before discarding. It is the guest's responsibility to follow up any items that may have been left.
17.You should not wait until you return home before complaining about any matter as no inspection can be carried out when others are occupying the property. We welcome hearing from you in relation to any complaints or concerns and prefer that you phoned us immediately so that matters can be resolved quickly.
18.Your occupation of the property may be terminated by the Owner without notice in the event that you breach any material term or condition or in the event that any amount due is not paid.
19.The Owner of the property cannot be held responsible for failure or interruption to power or services to the property for reasons beyond our control.
20.To the fullest extent permitted by law, the owner disclaim all warranties in relation to the provision of services and the use of the property, and otherwise our liability is limited at our option to the supply of the relevant services again or the payment of the cost of having services supplied again.
21.The Owner is not liable for any indirect, incidental, special and/or consequential damage or loss of profits which result from use of the property and services provided to you.
