I wish you a pleasant stay in my share or entire accommodation and hope you will enjoy your time. I ask you to use my accommodation as you would your own home and to treat the equipment provided with respect including the material belongings of others. In order for you to get the most out of it, I recommend you to follow these few simple rules. These will avoid any misunderstandings and will ensure that the property stays in good order.

Show respect for the needs of my property as you would like to be considerate of your needs.

General rules: The guest will be able to contact me by text msg or email if need more details regarding to the rules bellow.

No loud noises or disturbances during all stay. Minimise noise after 8.30pm.
No parties at any time.

No visitors are allowed.
No visitors over night are permitted.

No allowed to use the Common Area complex (except to walk in and out from the property).
Children not allowed to walk in the common area without adult supervision (neighbours will be driving their cars into their garages)

It's very important the guests always have the keys in their hands before lock the doors. Once the main door will be closed no one will be able to open it without the keys.
No lock the toilet and bathroom doors for safety reasons.

No garage or parking inside allowed for guests car. The street is very safe for parking.

No allowed Animals and pets in the property.

No smoking inside or outside the property (included courtyard), or any type of illegal drugs on the premisses.

Use the door knob, do not slam the doors!

Please close the windows once you leave the house for safety reasons.

Bedrooms: No food in rooms are permitted, eat and drink in only in the Dinning room or Courtyard.

Air conditioner: No use the timer and clock please. 1- press "ON" orange bottom. 2- leave in "COOL " / "ECO". 3- choose the temperature ( usually 22 / 23 degrees keep nice and "cool" ). 3- press ON or OFF to "Other Rooms Bottom" for living area, kitchen and dinning room. 4- Press ON or OFF if you want just air-conditioner only in the rooms (upstairs and downstairs). Usually if it's very hot day I turn it on both bottoms for around 20mins, the house temperature will be pleasant an then I only keep "ON" bedrooms bottom. Make sure you leave all windows and door close when the air-conditioner it's ON. Will be great air conditioner stay OFF when no one is at home.


You are provided with space in the fridge and cupboard. Keep your belongings in these areas.

Guests are provided with Microwave: press start to heat it up, press stop twice if you want to stop before the time estimated.

Gas Stove - Press the button down until the lights coming up. Make sure you turn OFF correctly for avoid gas leaking.

Electric Oven- 1-turn the bottom to select the option (Conventional, Fan Plus or Fan Grill). 2- turn the button to select the temperature. Really careful because the oven gets hot & works very quickly, suggest use low temperature (between 150 to 180 degrees). 3- Bottoms has to be returned to 0 zero when finishes to use the equipment.

Dishwasher - No allowed to wash pans and trays. 1- Insert the power tablet (in the cupboard under the sink ) in the container inside the wash machine ( back to the WM door). Selected "Economy". 2- make sure the door's closed, press bottom "On". 3- press bottom "start". Don't open the wash machine door until turn it off by itself. 4- press bottom "Off" (lights off completely).

Kettle and toaster - turn on and off plug before use.


Only use a little amount of body wash / shampoo and conditioner in both shower downstairs and upstairs. Only use Watter on the bath ! The bath plumbing does not support to foam (soap, bath products ).

Utility areas:

No wash machine provided.

No Iron & ironing board provided.

Switch off air-conditioner,

Turn off the lights, DVD and TV.

Disconnect all kitchen appliances (e.g. toaster, kettle)

Keep the noise down after 9pm, please respect the neighbours.

No BBQ provide. The oven works very well for BBQ / grill.

No Animals and pets are allowed.

Clean / wipe living - will provide only with White vinegar and eucalyptus spray. Please don't use any other products to clean the house! Red wine, chocolate, oils or any dirty stuff drop on the leather sofa and floor needs to be clean immediately with wipe and Watter for the floor or (Turkish marble) doesn't absorb the dirty.

Rubbish: the bins are located outside the house (close to the Front yard gate).

The guests will be responsible for damaged walls due to bad weather or rain when leaving the windows open.

Otherwise, for breaking or damaging the house equipment, the following fees will apply.

Lovely townhouse, very comfortable and super clean. Area is great for young kids with a small beach nearby. Jill was a great host, always available if we had any questions.

This place was really well located and perfect for a small family. We rode our bikes to local markets and around the bay. The house was great with a well equipped kitchen, nice bathrooms and all the modern comforts you need for a relaxing stay. The heating and Aircon were perfect to make the house cosy and the neighborhood was nice and quiet. All in all, a lovely and cosy place to stay for a family of 4-5.

Jill is a good host and easy to deal with. Her place is in a reasonable size for 3~4 people. Wifi is good, and cooking facility is plus.

Hi Blake, I hope you and your family (wife and daughter) had great time in the sunny days during your stay at my house. My house has 3 bedrooms, and by other guests experience ( check it out reviews) it's reasonable for family with 5 people. Thank you for choose my place to stay, but I high reccomend you to read the house rules for your next booking for avoid miscommunicatiion.

I came from Brazil 14 years ago to live in the best country in the world! I have two children (11 and 8 years old). I really like to travel and I've been visiting lots of countries and already had planned my next trip for 2017. My first language is Portuguese, and I speak English and Spanish as well ( I can have some verbal communication in Italian). I'm working in a 5 star hospitality complex (accommodation, restaurant and day spa) as a Beauty & Massage Therapist in Central Coast.
My house will be available for guests from Airbnb occasionally during school holidays or in some weekends when my children are not with me. I'm happy to give suggestions to the guests such as restaurants, cinemas, boats, beaches, bush walking, kids play area, picnic areas, etc. My property is open to receive guests with good behaviour and manners . It can be a couple, small family or small group of mature friends.
