With it's pretty flint-walled garden, this 2 bedroom maisonette in a quiet residential street in Kemp Town is in the perfect location for exploring Brighton. It's close to Kemp Town's shops and cafes and just 2 mins to the beach, and 15 to the Pier

Le logement

The living room is on the first floor with a large bay window from which you can see the sea. It has a comfortable sofa and armchairs.
There are two bedrooms; the upstairs bedroom has a double bed and downstairs the bedroom is at the front of the building and has two single beds.
There's a galley kitchen which leads out to the garden, and a separate dining room on the ground floor which seats 6 comfortably at a large antique french table.

Parking ......
You can park on the seafront at the end of the road down to the sea. Its pay and display and on one side of the street only ( the sea side) and you are able to park for 11 hrs for £ 5.20 ( actually 24 hrs as it only charges you 9 am to 8 pm and the machine skips the overnight so you can buy a ticket one day that carries over to the same time the next day), which is far cheaper than any NCP in the centre of town.
There aren't always spaces to be had here and you have to check the whole length towards the Marina and up to Royal Crescent in the other direction -where it gets really expensive, but the rest of the street parking round and about is a mix of pay and display and residents only and is a max of 4 hrs for £ 3.20, or some bays 2 hrs for £ 2.
It's all a bit of a pain but not that bad.
If you do come by train fleets of taxis queue at the station it seems and it's all quite near so it's not expensive or somewhere you really need a car.
Streamline Cabs on will send a taxi round to the flat, very quickly except at peak times, as there is cab rank at the hospital close by.

Please be aware that the flat is in a converted building in a quiet residential area, with neighbours above and below, so I ask that after 11 pm noise is kept right down and they are not disturbed. Late at night I ask that you enter and leave the building quietly, taking care not to let the front door slam shut.
You may smoke outside in the garden but not indoors.
Please don't invite your own additional guests along without asking me specifically in advance. Whilst hosting a lunch for your in-laws will be just fine, inviting friends back after an evening out, is not.
I've had some issues with fake tan staining the bedlinen and towels irretrievably, so please no fake tan or hair colourants to be used in the flat.
Well-behaved children are most welcome but I do not have a travel cot or high chair available.
Please don't leave dirty dishes for my cleaner - there is a dishwasher so if you could load up and turn on before you leave that would be appreciated.

The apartment is absolutely beautiful and Caroline was really friendly and accommodating when we had changes to our booking. Super easy to oraganise everything and we had a lovely stay at the flat (more like a house). The garden was also beautiful!!

Really lovely apartment in a great location near the pier and main attractions. Particularly liked the bright and stylish living room with comfy sofa for relaxing! Caroline is a good host too - easy to communicate with and flexible.

Caroline was a great host and the flat is in a great location, being quiet but within easy reach of entertainment. There's a handy Co-op at the top of the road and the parking was actually quite simple down on the seafront. The single beds aren't very comfy but the double is great. The patio garden is a lovely spot to relax with a drink and a bite to eat. We were there at the start of the festival and the beginning of the Artists Open Houses so there was far too much to see and do in a weekend. All in all, a great trip and a good location to stay in.

Good location - near to Brighton pier, though it's a far walk to The Lanes. Rooms were cosy and clean & the lounge room was very enjoyable! Overall an awesome stay!

Great Air BnB with Caroline and the little touches around the accommodation were really sweet not only the tea and kitkats on arrival!:) very comfortable beds, amazing shower, garden was just beautiful too! Cannot recommend this lovely Air BnB more with all the gorgeous decor and personality all around the flat!

Really nice place with all facilities needed, also located in an lovely street in Kemp town, we would highly recommend this place, and close to the sea front and centre. Next time we would defenitely book this apartment again!

I 've moved to the West Highlands - next to the Isle of Skye - from Brighton. Up here we have the "cute cottage" that has had lots of airbnb guests. Now I've put my Brighton homes onto the website too, so I can stay there now and again with my Highland man, and offer them out to airbnb guests when we're up in Scotland. I'm an interior designer and I'm slowly renovating a 58 ft wooden ex-fishing boat, called the Zephyr. She comes from Avoch on the east coast of Scotland and will be the perfect island-hopping adventure boat when she's ready.
