3-level townhouse with total 1768 sqft space. FREE INTERNET ACCESS and Comcast cable TV is provided, along with unlimited access to a fitness center and game room in the clubhouse. The home offers 4 TVs, 4 blu-ray/dvd players, central air, two full baths, 1 half bath, a Jacuzzi, a washer and dryer, a two-car garage, a full deck in front of the house, a balcony from master bedroom, and an open floor plan. It has morning room and dining room. It comfortably accommodates up to 9 and is furnished with 1 King, 1 Queen, two twin size, and one sofa bed, along with a portable bed if required. The fully equipped kitchen abuts a spacious breakfast area and dining room. This house is close to the Ocean City boardwalk, water parks, golf, go-kart, restaurants, and is only steps away from the amazing views of the Sinepuxent Bay. Who can resist this home away from home? Just bring your own towels.

Wash and return kitchenware. It is fine to leave a load washing in dishwasher. Remove garbage and dump into the trash bins across from the townhouse. Clean grill and cover if used.
CHECK IN: 4:00 PM, CHECK OUT: 10:00AM.
The Owner will have the property ready for occupancy by the Guest(s) at Check in time. If the Guest(s) is late and is unable to take possession at the Check-In Time, the Guest(s) is responsible for notifying the Owner of such delay so that special arrangements can be made for the Guest(s) to pick up the keys.
At Check-In Time, the Guest(s) will be issued 1 set(s) of keys for the Rental Property, garage door access code, two set of key cards for the Club House, and six risk bands for the Club House access. The Guest(s) is responsible for the cost to replace, re-keying and/or replacement of lacks in the event that any keys is lost, misplaced or not returned. Guests are also responsible for the cost to replace lost Club House key cards and wrist bands not returned.
Guest(s) must be 25 years old or above. In doing so, the guest certifies that he or she is authorized to agree to these booking terms and
1. SMOKING AND DRINKING POLICY
For the comfort and safety of our guests, smoking is not permitted anywhere in the home or on the porch. However, if guests are found to have smoked inside the dwelling, the full security deposit will be forfeited to cover the costs of cleaning the Air Conditioning System and fumigating furnishings, etc… We reserve the right to pursue the Guests for any additional charges as a result of having to relocate future guests.
2. No alcoholic beverages may be consumed by minors on the premises or anywhere in the community.
3. Absolutely no illegal drugs on the premises or anywhere in the community. Please note that this is a very active community with many full time residents. The Police or Fire Marshall will be called immediately on suspicion of any illegal activity.
4. ANIMALS AND PETS
Pets are not allowed.
5. FACILITIES IN THE COMPLEX AND THE CLUBHOUSE
Use of the Bayside at Ocean City facilities including the clubhouse amenities and swimming pool is a privilege and at the guests’ own risk. Unsupervised children under the age of 16 are not allowed at any time in any of the facilities including, but not limited to, the fitness center, the indoor swimming pool. Guests will be required to leave the premises without compensation as well as be responsible for any associated fines by the HOA as a result of any of the HOA violations.
6. NO WATERCRAFT IS AUTHORIZED WITH THIS RENTAL
Guests agree to absolve the Homeowners and the Homeowners Association of the Bayside at Ocean City Community of any responsibility as a result of any injuries to any Person/Persons resulting from the use of any of these facilities.
7. CONSIDERATION FOR NEIGHBORS
We expect all of our guests to have consideration for other people. If in our reasonable opinion or in the reasonable opinion of any other person in authority, you or any member of your party behaves in such a way as to cause or be likely to cause danger, upset or distress to any third party or damage to the property, or in any way damage the reputation and/or goodwill of the managers, we are entitled, without prior notice, to evict the person(s) concerned from the house. We will have no further responsibility toward such person(s). No refunds will be made and we will not pay any expense or costs incurred as a result.
Out of respect for the rights of neighbors, it is a condition of this agreement that excessive noise or other nuisance is not allowed and that the rules for the use of the house will be observed. Persons failing to comply after warning will be required to leave the property without compensation. DO NOT have music on with doors or windows open, there is a strict noise ordinance in the community.
8. HOUSE INSPECTION
Owner or Manager or Owner designee reserves the right to enter the unit mid week to inspect premises after guest are notified. Should home be found to have damage due to gross negligence or is significant, owner may deny continued occupancy to guests at this premises and additional monies to cover damage may be due. In case of emergency repairs, owner/contractor may enter the premises at any time, without prior permission of the guests in order to complete repair work.
9. PERSONAL LOSS AND INJURIES
Please remove all personal items prior to vacating the property. We are not responsible for items left by guests in the rented premises, or anywhere in the community.
Guest(s) and or parents of any minors agree not to hold the manager and or owners of the property and or the Bayside at Ocean City Home Owners Association (HOA) responsible or liable whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the house or the community amenities or from carelessness, neglect, or improper conduct of any persons entering, occupying, or visiting the leased premises. This waiver extends to people visiting the house as guest of the renter(s). It is your responsibility to arrange adequate travel insurance cover during your vacation in our home.
We strongly recommend that you take out this insurance to cover unforeseen circumstances which may necessitate cancellation of your vacation. Furthermore, guests, invitees and visitors agree to hold the Landlords/owners and/or Bayside at Ocean City HOA harmless and forever release the Landlord/ owners from any and all suits actions, claims, or demands that I/we, my/our assignees, heirs, distributees, guardians, next of kin, spouse and legal representatives now have, or may have in the future, for any injury, loss, damage, related to (1) the tenancy at the property and (2) the negligence or other acts, whether directly connected to the tenancy.
You must be 25 years of age to rent the property and provide proof of age. The Manager/Owners/Designee reserve the right to enter the property when necessary or if there are reasons to believe the occupancy of the Property exceeds the limit, or for repairs. Occupancy is not to exceed the maximum number provided on the lease agreement. Guests exceeding the occupancy limit and/or falsify occupancy or any other information at the time of reservation is subject to immediate eviction and forfeits their rental fee and security deposit.
I/WE HAVE CAREFULLY READ THIS AGREEMENT AND FULLY UNDERSTAND ITS CONTENTS. I AM/WE ARE AWARE THAT THIS IS A RELEASE OF LIABILITY AND A CONTRACT BETWEEN ME/US AND THE LANDLORD/OWNERS AND HAVE AGREED AND SIGNED IT OF MY/OUR OWN FREE WILL.
