9)Amenities included in Rental Fee: Rate comprises a one-time linen & towel setup, however, daily maid service is not included. It is, however, available for an additional rate. We do not permit towels or linens to be taken from the home (except beach towels). In case any object provided within the rental property are missing or damaged upon final inspection of the property, their market value will be charged automatically on your credit card.
10)People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. The Renter may not, AT ANY TIME, sublet this property. Violation of this provision shall result in immediate cancellation of this agreement, removal of all occupants and forfeiture of all deposits.
15)Neighborly & Neighborhood Courtesy is appreciated and must be followed: No Exceptions! No Loud Music or noises after 9:00 Pm also according to County ordinance.
16)All debris, rubbish, and discards are to be placed in trash containers, and soiled dishes must be placed in the dishwasher and cleaned. Do not flush anything other than toilet paper in the toilet. All feminine products must be properly disposed of in the trash container in plastic bags. If it is found that feminine products & whips have been flushed down the toilet clogging the septic system, during or after the rental period is over, your credit card will be charged up to $500. The House must be left in a good manner for competing refund of any security deposits or your credit card will be charged with additional cleaning fees of $ 200
17)No early check in or late check out is allowed. Any extended stays or late check outs negotiated after occupancy will be handled by supplemental agreement at additional charge as negotiated
18)Do not re-arrange furniture. Owner will retain $50 or more from rental deposit for expenses incurred to replace furniture to proper locations
19) Pets approved by owner/manager Only and must fill out the Pet Addendum
20) CLAIMS AND COMPLAINTS: Any complaints and claim for any event occurring during the stay must be immediately advised to the agency representative for actions to be taken. No claim/complaints after the stay or later in the stay will generate any type or reimbursement or financial considerations. No personal expense of the guests will be reimbursed by homeowner and agency representative.
In case OF INCIDENT – EMERGENCY - FIRE - ACCIDENTS: Renters must contact the agency representative immediately so that appropriate & necessary action can be taken. In case the client does not get in touch with the agency & leave the Property without notice, no refund will be given. In the case of emergency, the telephone number 911 must be called and the agency representative notified immediately: all damages will be charged to the renter.
20)The owner shall not be responsible for any injury to tenants or guests of tenants while tenant(s) or guest(s) are in the homeowner property. All tenants and guests must be covered under-tenants or guests medical insurance and/or personal injury insurance. Tenants and guests of tenants will not hold owner or agents liable for any injuries incurred while tenants or guests of tenants are occupying homeowner property.
21)The renter shall not bring firearms, fireworks or any illegal substances onto the premises at any time. The property shall at no time be used for any illegal purposes or to harbor fugitives, criminals or illegal aliens
22) Any exceptions to the above-mentioned policies must be approved in writing by the agency representative
23)This agreement shall not be assigned or the premises sublet without written consent of Landlord.
IN CASE OF A HURRICANE
If there is a threat of a hurricane approaching, refunds will be granted only under the following conditions:
When a "mandatory evacuation order” is issued by the Local Authorities for the area of residence where the property is located.
Starting from the day that the authorities order a mandatory evacuation we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
THE PROPERTY MUST BE HANDLED PER THE ABOVE TERMS FOR A COMPLETE REFUND OF ANY SECURITY DEPOSITS AND NOT BE CHARGED ADDITIONAL FEES. OWNER & ITS REPRESENTATIVE SHALL NOT BE RESPONSIBLE FOR DAMAGES OR LOSS OF RENTERS PERSONAL PROPERTY.
