Guests should be respectful and NO PARTIES are allowed (the definition of party is any gathering which has any visitors other than the occupants numbered above.) No excessive noise will be allowed after 10 pm to be determined by the neighbors. Keep in mind that the property is located in a No Drinking Zone for the outdoor area. No Kegs Allowed in any areas. The deck area in front of the house is situated on an easement and can be considered as public property according to law enforcement if any complaints are registered after 10 p.m. The upper outdoor areas can only be used until 10 p.m. No debris can be left in the outdoor areas. If the tenant and or occupants are found to be in violation they may be evicted and will be liable for any costs associated with the eviction including but not limited to the cost of a security company.

Traveled 6 adults 2 kids 1 baby, it was just perfect. Amazing place, so many positives, location, view, amenities. You are in the middle of everything and by the beach, walking distance to the Isla ( largest shopping mall in cancun) and Kukulcan plaza just across the street where you can do all your groceries and very nice stores to do some shopping if that´s what your´re looking for. Nice entertainment system ( smart TV, home theater, satellite tv on second floor, all AC´s, kitchen appliances all there, coffee maker, mini oven, blender, very well equipped. Do not bring any regular or beach towels as they´re plenty, even couple of kids surf boards, and also a cooler to bring beer to the beach, remember no glass bottles are allowed in the facilities for safety reasons. There´s a mini market servicing the complex with all the essentials including beer!! It is just in front the security entrance booth. Rebeca ( site manager) always at your service for anything you might need. ONLY thing in my case to keep in mind is to have balconies doors always secured. We even got to experience the release of 110 baby sea turtles at night with the kids, keep an eye for that! Experience beyond expected all together, thanks! Hope you have a great time just as we did.

It was an enjoyable time staying at the condo. There were a few hiccups, but overall we enjoyed our experience. Check in was easy to follow the instructions given. Was disappointed that he accidentally overbooked our stay. I had booked the 15-22 and he advised me prior to getting there that there was an overlap. He offered to find another place, but I decided to find somewhere else. He did refund the difference. I would suggest to bring your own towels, which was a bit of a hassle to go buy towels and had to find room in our luggage. The other downfall was the running toilet, which was fixed but then starting running again shortly after being fixed. Was a bit of a distraction to make sure the door was closed. Great space! The 3 bedrooms worked well with 2 adults and 2 kids 13 & 17. Location was great! Was close to the Hotel Zone. Costs 10 pesos to catch the bus to Senor Frogs or nightlife. Conveniently walking distance to the beach. Had a great time and would stay again there. Thank you Samuel.
