This Breathtaking home was built in 2012 located in the heart of the Black Hills. The home features 3 bedrooms, 2 full baths, 2 living areas plus loft with an open floor plan. Guests of Shady Pines will be treated to a rustic / modern decor and all the amenities of home. The main level bedroom has a king size bed and the lower level has 2 bedrooms one with a queen bed and the other with a queen (bottom)/ single (top) bunk bed. There is also a single bed in the loft.
The home has a large wrap around deck to enjoy the scenery of the Black Hills including a gas grill, patio furniture and a private hot tub located off the main level bedroom on its own private deck. There is a TV located in the lower level living area, one in the loft area and one in the kitchen all having satellite cable with premium channels. The lower level and loft include a DVD player with several movie options. Also included are several options for board games and cards. The home is also equipped with WIFI provided by satellite Internet. Both living areas have wood-burning fireplaces as well. The kitchen is fully equipped with all the standard appliances, also including a wine fridge, dishwasher and microwave.

Personal Safety: Your personal safety comes first. Please keep the doors and windows locked whenever away from the home. To engage the locks on the exterior doors shut the door, lift up on handle and turn nob to lock. If there is a medical emergency please call 911.
Internet Service: As a courtesy to my guests, Satellite Internet access is available in the home.
Telephone Calls: Local telephone service is not available. Shady Pines is equipped with a cell phone extender on the main level. You will get the best service on the main level to make and receive phone calls and text messages.
Vacation Rental Keys: There are no keys for the Shady Pines vacation rental. Access is provided by coded entry.
Water Usage: Water is supplied by a private well system so please conserve the water when possible.
Hot Tub: The vacation rental hot tub is chemically treated and cleaned at least once a week. It may be necessary for you to skim tree debris. This is just one of the prices I pay for living in a mountain paradise!
Trash Please place all trash outside in the trash cans and place the lids on top to reduce the number of critters and flying friends. For guests staying more than 5 days, the trash will be picked up in the middle of your stay.
Check In Time is 4:00 PM: Please do not arrive at Shady Pines before the stated arrival time unless a prior agreement has been reached with the property owner.
Check Out Time is by 10 AM: Please leave Shady Pines in ‘as found’ condition and keep up with the laundry. You do not need to strip the beds or wash the bedding. Please do not leave wet laundry in the washer or dryer. In addition, please lock all doors and windows in the home when leaving.
Cleaning: To ensure the cabin is always “Motel-Ready” clean, an inspection will occur after each departure by the property owner or housekeeper. Please place all the trash in the garbage cans located outside of the cabin. The housekeeper will remove all ashes from fireplace. Tenants are expected to perform reasonable cleaning during your stay, i.e. sweeping, etc. Leave furniture and other contents in original location and condition. In addition clean the grill if it was used. Failure to follow check-out instructions, abuse of premises, or the need for more than basic departure cleaning could result in a charge to Guest’s security deposit.
No bath towels at the lake or creek: If you plan to go to Pactola Lake or any other water destination off the premises of Shady Pines please use the towels located in the laundry room.
Driving Conditions: Shady Pines is located on graveled private mountainous road. Please come prepared to drive on these roads to the rental home. If your vacation is in the winter months, you must come prepared to drive in snow and/or ice to reach the rental home. I strongly recommend a 4-wheel drive vehicle or tire chains.
Maid Service: In addition to regular cleaning before and after your stay, I am pleased to offer you the convenience of mid-week cleanings & trash removal during your stay. The cleaning service cost varies with depending on the number of occupants staying at Shady Pines (plus tax). Call the owner for details and arrangements.
Neighbors: Please be considerate of the neighbors. The vacation rental is situated in a private vacation home community. “Partying” by the hot tub or any other location during the late evening or early morning hours (10 p.m. – 8 a.m.) can be disruptive and is not permitted. Large parties are not permitted at anytime.
No smoking inside: This is a non-smoking property. All smoking done while on this property must be outdoors and the cigarette butts must be placed in a non-combustible container for disposal. Do not throw cigarette butts on the ground. If it is determined that smoking did occur inside this non-smoking home, your rental deposit will be forfeited to cover the cost of smoke removal and any damages incurred.
No Shoes Inside: Please do not wear your shoes indoors and remove them at the door to keep the cabin clean.
No Pets Allowed: Pets are NOT allowed at anytime. Housing a pet on this property will result in an immediate eviction without a refund of any kind.
Fireworks are not permitted at anytime.
Campfires are not permitted at anytime.
Maximum Occupancy. Only guests that are listed on the rental lease agreement are permitted to stay on the property. The allowed occupancy reflects the septic capacity of the property and beds within the home and should never be exceeded. Additional guests visiting for a limited period of time must be approved by the property owner in advance.
TAXES. All reservations are subject to a 6.0% Tax.
Damage: All breakage and damage to the rental property during your stay must be reported to the property owner before your departure so that I may settle the matter as soon as possible. Tenants are responsible for and are expected to assume liability for any damage to the home and its’ contents, other than normal wear and tear, during their occupancy. Shady Pines Cabin will be inspected carefully after your departure. If damage is found is will be the responsibility of the RENTER for the repair or replacement cost.
Fireplaces: Please do not use the fireplaces in the summer months. The use of the main level (upstairs) fireplace is prohibited at all times. The use of the lower level fireplace is allowed during the fall, winter and spring. Please ensure the damper is fully open while burning the fireplace. Do not use the kitchen stove vent hood while the fireplace is in operation.
Fire Extinguishers: Fire extinguishers are located on each level. The lower level extinguisher is located in the laundry room. The main level extinguisher is located under the sink in the kitchen. The loft extinguisher is located in the side storage to the right of the loft as you come up the stairs.
Items Left at Shady Pines: The property owner will not be responsible for personal items left in Shady Pines at check-out. Any items found in Shady Pines that are not claimed within 30 days will be donated to charity.
Grill: The gas grill located on the deck is available for your use. An extra propane tank for the grill is under the grill in the door incase the original tank becomes empty. Please let the grill cool down before replacing the cover. The grill must be cleaned before tenant check-out.
Television Usage: There are three televisions located in Shady Pines. The televisions have satellite cable, which offers a variety of channels. If you have children under the age of 18 please administer the channels that they watch, the cable package at Shady Pines includes adult only channels. Pay-per-view shows and movies are not to be ordered. The renter will incur a reduction in the damage deposit if pay-per-view movies are ordered.
Use of Property: Unit may not be used for any activity which violates local, state, or federal laws, SD insurance rules and regulations, or subdivision restrictions.
Vehicles: No motor homes or campers are allowed at Shady Pines. Park only in designated areas. No parking allowed on grass. UTV’s, ATV’s and/or 4-wheelers are only allowed on permitted roads and trails.
