You can enjoy a few rounds of pool, foosball, or ping pong with your family and friends all at the comfort of your vacation home.
The home also features a gas grill and large fully-equipped kitchen to fit all of your culinary needs. Modern décor fills the house, and the newly renovated lower level adds to the comfort and style. It includes the play room, kitchenette, and a second master bedroom with 32' flat screen TV and private bathroom with a Jacuzzi. Both floors feature and 42” flat screen TV and plenty of space to sit back and take the night off.
With just a five minute drive to the slopes, water park, 2 golf courses, go-karts, mini-golf and other attractions, this house is a vacationer’s dream. Come here for a family reunion, with a group of friends, or for a romantic getaway. This place will be exactly what you are looking for.

OCCUPANCY AND USE OF RESIDENCE
ABSOLUTE RETREAT shall be used as a “residence” by Renter and is specifically limited to no more than fourteen (14) occupants with NO exceptions. Exceeding occupancy limits constitutes a breach of this Agreement/Contract and Renter will lose all rights to lease and continue leasing said property as well as all monies paid. If Owner determines that over-occupancy occurred during Renters’ stay through reasonable and reliable sources, then Owner will retain Security Deposit for violation of this Agreement after notification is made to Renter.

Every effort is made to ensure this rental property is in good condition in time for your arrival. Upon your arrival and during your stay, if there are any issues or questions or missing or broken items, please call ABSOLUTE RETREAT Maintenance at: ((PHONE NUMBER HIDDEN).
The home is cleaned prior to your arrival and should be in good order. Housekeeping services are NOT provided during your stay.
NOTE: A washer and dryer, vacuum cleaner, broom and mop are in the home for your use.
The Owner or Maintenance reserves the right to enter the rental property for inspections and repairs as needed. Repair problems will be addressed as soon as possible. No reduction in rent will be given for appliance, heating or air conditioning, cable TV, internet service, fireplace, or grill malfunction. If the home should become unavailable or uninhabitable, Owner reserves the right to refund all monies paid by Renter.
Please note that Maintenance does not change or replace light bulbs or batteries; service cable TV or internet service; provide food or drinks, maps, additional keys to the property, car passes, and the like. Renter must notify maintenance on call of any problems with the property during Renter’s stay.
SMOKING IS NOT PERMITTED IN THE HOUSE
This is a non-smoking house. You are permitted to smoke outdoors only. Cigarette and/or cigar butts are not to be left anywhere on the properly. All the costs for an additional cleaning to remove smoke smells, stains or burns from the house and/or furniture, pillows and blankets will be subtracted from your deposit.
FEATURES OF ABSOLUTE RETREAT
WI-FI is available in the home for Internet Access.
OUTDOOR GAS GRILL -If the outdoor grill is used during your stay, then you must clean it after each use. A minimum charge of $50.00 will be retained from the Security Deposit for a grill not cleaned.
FIRE EXTINGUISHERS are located in the kitchen pantry closet, in the garage and in the lower level behind stairs.
BED LINENS such as mattress pads, sheets, blankets, quilts and/or comforters and pillows are supplied for all beds. Renters should bring any special linen they desire with them. ABSOLUTE RETREAT does not provide bath towels or washcloths, cribs or crib linens. If these are desired, renters should bring them. Bath towels can be provided for an additional charge of $75.00
TELEPHONE – there are NO telephones in the ABSOLUTE RETREAT! You will need a cell phone for telephone communications. Cell reception is usually excellent throughout most of Massanutten.
PETS – Pets are NOT permitted. Violation will result in Renter's forfeiture of the entire Security Deposit.
GARAGE – Garage is for the storage, laundry and recreational use only. Parking a car in the garage is prohibited. A fee of $25.00 will be retained from the Security Deposit if the Property Manager will notice that the car was park in the garage.
IMPORTANT SUMMER ACTIVITY INFORMATION
STONEWALL TERRACE POOL ONLY - available Memorial Day through Labor Day
ABSOLUTE RETREAT purchases and provides Renter and guests a pool pass allowing entry 7 days a week to the Massanutten Property Owners Association (MPOA) Stonewall Terrace Pool. Entry is limited to the maximum occupancy of this property and that number is on the front of the pass. The cost, per person over the age of 5 years, to use the swimming pool per day is $5.00. There is no fee for children 5 years old and under. Please do not take the Pool Pass home with you. The replacement cost of $150 will be deducted from the Security Deposit.
Renter and guests may also use the tennis courts surrounding the above mentioned swimming pool as long as they are available and not reserved for property owner use. The cost to use an unreserved tennis court is $2.00 per hour.
Please note: Pool and tennis court fees are subject to change without prior notice.
CHECK-OUT DAY - GUESTS DO ALL OF THE FOLLOWING BEFORE DEPARTURE ON CHECK-OUT DAY:
Guests are required to keep the rental property in good condition and free of trash. The rental guest shall surrender the property at the termination of this Agreement in as good condition as it was received. All furniture must remain in original positions or a deduction from the Security Deposit will be made if the cleaning personnel must move furniture back to original placement.
TRASH-Guests MUST take ALL of your trash to one of the Massanutten dumpsters.
There is a problem with black bears getting into trash cans at homes. If you leave trash outside the home, even if it is in a trash can, and black bears get into it, the Game Warden may impose a fine on you of up to $250 for inadvertently feeding wildlife. In addition, you will be charged no less than $100 to clean up the trash.
If you leave your trash at the home and bears do not get into it, you will be charged $50.00 for trash removal.
LANIER LANE DUMPSTER – When you are driving from the house on Lanier Lane towards to Mussanutten resort exit the dumpster will be on your right at intersection with Massanutten Drive. Put ALL of your trash into the dumpster and latch the dumpster lid. Park officials have made this requirement.
BATHROOMS - Flush all toilets. Make sure the faucets are turned off.
KITCHEN - Empty all of your food from refrigerator and cabinets. Wipe up spills in the refrigerator & splatters in microwave. Put ALL dirty dishes, glasses, pots, etc. in dishwasher, add dishwasher detergent and turn on. Housekeeping will put clean dishes away.
LIGHTS/DOORS/WINDOWS - Turn off all lights. Close and lock all windows and doors.
PERSONAL ITEMS - Check carefully for any personal items you left in the house, check all drawers, washer, dryer and dishwasher. The owner is not responsible for any lost or forgotten items.
HOLD HARMLESS - Renter, Renter’s family and guests shall hold the Property Owner harmless from damages/injuries resulting during Renter’s occupancy.
NO REFUNDS FOR STORMS - No refunds will be given for storms. Mountain roads can be curvy and steep. Roads are well maintained and typically cleared before the main highways are. Owner does not refund due to road conditions.
ABSOLUTE RETREAT has locked Owner closets containing personal items. These closets are not to be tampered with by Renter or Renter’s guests or charges to repair lock, door, and hinges or replace missing items from within may apply and be charged to the Security Deposit.
Renter and guests agree to abide by all Massanutten Village MPOA Rules and Regulations.
a.All Federal, State, and Local laws must be obeyed at all times.
b.Per occupancy laws, the occupancy is limited to 2 persons per bedroom plus no more than four persons in any other combined common areas. Number of bedrooms will be determined by county tax records which must be sworn and submitted with this application. The maximum number of occupants for this home has been set at fourteen (14) occupants. There are no exceptions to this number!
c.Only 5 vehicles may be parked on the lot at 2769 Lanier Lane. Overflow vehicles may be parked on the parking lot at Hopkins Park, or on the parking lot below the MPOA swimming pool and above the MPOA office.
d.Open air outdoor fires, fireworks and firearms (guns) are prohibited.
e.Open containers of alcohol are prohibited on any roadway or other common area.
f.A 24-hour noise ordinance is in effect. Loud and boisterous activity will not be tolerated.
g.No person shall permit any animal to run at large.
h.No vehicle larger than 3/4 ton may be parked on any lot. Also, no buses, campers, or mobile homes may be parked on any lot at any time.
i.No trash may be put outside the house. Littering is prohibited. Any trash dispersed by animals may be picked up by MPOA employees, and Renter will be billed for cost. Guests MUST PUT ALL TRASH INTO the bear proof trash dumpsters provided at Hopkins Park and near the MPOA pool located on Peak Drive for guests’ trash.
j.Trespassing on private property, whether adjoining the rental property or not, is prohibited.
k.Harassment and feeding of wildlife is not permitted and will not be tolerated.
l.The use of outdoor clotheslines is not permitted. Clothes, towels and other linens are not to be hung on porch or deck railings that are visible from any roads.
m.No loud or boisterous conduct will be tolerated.
n.Renter will not park on the shoulder of the roads in Massanutten Resort.
o.Renter understands all homes rented are patrolled by the Massanutten Police Department to be certain that all covenants and rules are being adhered to.
p.Owner (or a representative of the Owner) and local law enforcement reserves the right to evict any Renter who violates any of the covenants of Massanutten and/or any of the rules and policies within this Agreement.
