Ooi House and Chalet, sleep 8 in two dwellings, the pricing of $650 is generally for the house which sleeps 6 and the chalet which sleeps 2 is extra (pricing $100-$120 per person p night for 6-8 guests), there is a $20 per person linen hire fee, please send a note and i will confirm pricing, discounts apply off peak. Full cleaning charges apply for multiple family groups. Pricing is $1000 p n over xmas or new year for 7 day bookings.

Each booking is for the entire 6 acre property. There is a path from the NW corner to the river for swimming or fishing. Ooi House has easy access to many cape to cape walking tracks, along the river and a back track to the closest beach.

COPY OF OOI HOUSE LEASE AGREEMENT**
Home Owners Lessor's/Guests Lessee's: Obligations
The property will be delivered furnished, and with utilities provided at no additional cost to Lessee. Lessor warrants that the premises and appliances, heating, plumbing, and electrical systems are in working order or on the occasion where repairs are in process the Lessee will be notified. Cost of repairs will be borne by Lessor, unless due to negligence of the Lessee. It is Lessor’s responsibility to provide housekeeping services prior to Lessee’s arrival and following departure. Housekeeping is not provided during Lessee’s stay. Lessee shall use the premises for residential purposes only and agrees to keep the premises in as good repair and condition as found, reasonable wear and tear excepted. Lessee agrees that parties, including weddings, rehearsal dinners, family reunions, or other such events are not permitted under our Holiday Home License (wine tours are not permitted in the house or chalet), failure to adhere to this ruling of Ooi Holiday Home License may result in forfeiture of all monies paid. Lessee agrees to respect the house including house rules, which are sent to all guests as House and Management Details.
The Guest's shall take all reasonable care of the Property and at the end of the stay shall leave the Property including all utensils, fixtures, fittings and equipment on, in or about the Property in a clean and tidy condition.
Lessee’s Obligations (continued)
Lessee agrees to yield up the premises at the termination of the lease term and return the key. Lessee agrees to be responsible for any property broken or lost and for any extraordinary cleaning (a maximum of 4-5 hours cleaning is provided and the lessee is responsible for any cleaning in excess of this) which is required to return the premises to the condition they were in prior to Lessee’s occupancy and agrees that such costs will be charged to Lessee. Rental Bond may be forfeited for any burns to the wood floor or damage to the window tint. Any damage incurred by Lessee which amounts to more than the bond must be paid by Lessee immediately. Lessee agrees to leave the house in good order as found and permit management to enter the premises to perform necessary repairs and /or maintenance. Lessee may peaceably hold and enjoy the premises without interruption during the period of the lease.
Smoking is prohibited in the residence.
No Pets Rule
No School leavers.
No sublet is permitted.
If the premises should be destroyed by fire or become uninhabitable prior to or during the lease period (assuming no negligence of the part of the Lessee), prorated rent shall be returned to Lessee.
Parking: No cars are to be parked or driven on the lawns in front of the house or chalet. Parking is behind Ooi House and along driveway. Reticulation is under all lawned areas and will be broken if cars are driven over them.
Lessee agrees to indemnify and save Owners and Management free and harmless from any liabilities or any loss or damage whatsoever arising, related to or in connection with rental of the premises including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by Lessee or guests of Lessee.
This agreement is the whole agreement between Lessor and Lessee, and all prior arrangements, understandings, promises, statements, whether by Lessee or Lessor are merged herin. This agreement may be modified only by written amendment, and agreement noted by Lessor and Lessee. The lessor has the right to cancel a booking for any reason and more than one month notice will be given where possible.
Stains and breakages will be charged at cost plus any fee's charged by Management.
Rental Bond will be forfeited for any permanent damage
Margaret River is one place in the world where you can go with your family to the back beach and be the only family on that beach on a bright summers day with perfect waves for body surfing. Margaret River is one of the most beautiful places in Australia, my family has lived here since the 70's and still the area retains the natural landscape of that time, on a clear night you can see a million stars.
I have been a member of airbnb with excellent reviews for more than a few years which is not reflected in this listing.
