Positive points: Kim is warm and friendly. She communicates well too. The flat is new, clean and well-decorated. There are good bus links, and a small shopping centre nearby. Less positive Points: The “wet room” as Kim’s partner called it consists of a toilet and shower in a very tiny space. They are merely separated by a shower curtain which doesn’t prevent water from flooding the whole place and covering one’s feet as one takes a shower. After the shower, we had to spend some minutes ‘rackling’ the water in order to channel it towards a drainage hole. The floor is wet most of the day, and we slipped a few times. It was uncomfortable using the toilet in such conditions. The flat is noisy with birds that live on the roof and make horrible noises night and day. The steps that connect the bedroom, kitchen and “wet room” creaks. The bed is uncomfortable as one side caves in and causes one guest to shift to the other side of the bed, thereby disturbing the other guest. The state of the staircase is an eye-sore and very shocking. In addition, the neighbourhood is very dirty with lots of rubbish and dog litter on the pavements. Efforts need to be made in order to make the house number more visible to guests. A previous reviewer had already mentioned this, and when we told Kim’s partner about it, how we spent much time looking for the property and asking passers-by, he merely shrugged and said, “But you are here now”. You have to enjoy walking a lot and under the rain in order to visit most of the tourist sites which are mainly concentrated in what is known as the New Town. Otherwise, you need to take the bus.

The front doorway is in the process of being renovated so hopefully guests who have had problems will find their way without any issues. However, I have to say the majority of the guests who visit do not have any problems. The "eyesore" stairway is onevthat people love! It is filled with old film posters and is full of character. Definitely a difference in taste. So far as the wet room is concerned I check it regularly and use it to make sure it works. It is simple to clean and wipe dry so I cannot see why there is a problem. It is small but I feel serves its purpose. There is plenty of room when showering. The creaky staircase is a surprising comment. It is a 1932 building and there are only 5 steps so hardly a major noise issue. Likewise the comment that it is a noisy apartment! There is no traffic where the annexe flat is situated so the problem is seagulls? The annexe is extremely well connected with buses that take you everywhere. The centre of town is walkable in 20 minutes. There are excellent restaurants and bars in easy walking distance within the neighbourhood of Leith. There is as little or as much walking as you want to do. Until this review I have only heard that the bed is comfortable so I will check it out to see if anything has happened. To be honest, I am not surprised Karoll was dissatisfied. I could see it when she arrived. She barely said hello or looked at me and so I told them on arrival that I was happy for them to change their minds if they wanted to move. I regularly checked in on them to ask if everything was alright and no complaints were made.

We only met Anne the first day, to take the flat, and she was very smily and gave us good adresses for dinner in the neighboorhood. Kim answered quickly and kindly to our questions through airbnb (especially how to come to the flat). The flat is very cosy and rather quiet, well equiped and very light, with three big windows on the roof. We enjoyed hearing the seagulls when we were in the kitchen. The bed was comfortable and we slept well (important when you're walking about 15 km a day). There is a bus station very close and it's only 10 minutes of Princes Street by bus (and about 30 minutes by feet). The neighboorhood is nice with lots of pubs and restaurants (go the The Roseleaf, at Sandport place, at 10 minutes on feet). A very good experience !

Hi Jean-Pierre, I think a sofa in the kitchen is a great idea. I can understand your reservations about the bathroom, but it is a wet room with underfloor heating. Its the best we can do for a small space and I guess at the end of the day is a personal preference....or not! Glad that you enjoyed the rest of the experience though. All the best, Kim
