We've fully furnished this beautiful, bright two-bedroom rental unit in the basement of our single-family home in St. Johns to comfortably accommodate up to 5 people. We set it up primarily to host our family and friends, and we're happy to extend the same hospitality to you. The apartment has its own private entrance, a full kitchen (fully stocked with a dishwasher, coffee maker, and everything you need for daily cooking, eating, baking, etc.), a full bathroom (stocked with linens and all of the basics - shampoo, soap, hair dryer, etc.), a cozy gas fireplace, its own washer and dryer, a dining room table and chairs, plenty of closet space, and basic cleaning supplies. Each of the bedrooms has a nice, real bed with linens, pillows and comforters (one full bed, one queen), and the living room couch includes a pull-out full bed with plenty of extra linens and pillows. We have kids of our own, and the apartment is very kid/family friendly. We even keep a pack-and-play and a folding stroller for your use if you've got little ones.

You'll have full access to the rental unit with its private entrance, as well as shared access to our covered back deck with its picnic table and gas BBQ. We're also happy to share our bike shed, if you're bringing your bikes along.

We live just upstairs, but the rental unit is entirely separate from the rest of the house. Your level of interaction with us is entirely up to you. We're nearly always in town, generally home most evenings and away throughout the work/school day). We're used to hosting guests and tenants in the unit, and are frequent AirBnB guests ourselves when we travel. As such, we both highly respect your privacy and are available to share our recommendations for great Portland experiences if you'd like. Because we live directly above, expect to hear the occasional pitter-patter of dog and kids' feet above you, infrequent piano practice, and greetings from our very friendly Springer Spaniel, named Tess. Otherwise expect a quiet, private space to call home while you're here.
Three things to feel good about while you're here:
1) The solar panels on our roof annually produce enough power to offset the power used in the rental unit. You get all of the comforts of on-the-grid living with the peace of knowing that you're using 100% renewable power.
2) We are happy to donate 10% of our proceeds from each guest stay to one of several local nonprofits doing great work in our community. You'll be able to learn about each of them, choose where the donation from your stay goes, and suggest others for us to check out.
3) The City of Portland requires AirBnB hosts to permit their spaces to make sure that the spaces are safe for you and to make sure that hosts collect our local lodging taxes. We're very happy to have our space fully permitted - our permit number is 15-238595-000-00-HO. The basics: Though the rental unit is entirely separate, it's part of our home. We live just upstairs, and we hope and expect that people will share the space with care and respect. We love hosting guests, and have found that this basic rule is almost always enough. Beyond that, no smoking or pets on the property; don't mess with the smoke detectors; keep things quiet between 10 PM and 7 AM; make sure to return the keys. Pretty basic.
That said, the rest of the house rules always apply, just in case: Our rental unit is the fully furnished two-bedroom, one-bathroom rental unit described in the property listing at Airbnb, or other online booking platforms (the "Rental Unit"). When booking a stay in our Rental Unit, guests agree to meet all conditions of our house rules as a short-term rental agreement. The short-term rental agreement is between you, all members of your party, and any temporary guests of yours (collectively, "You" or "Your") and Ryan Deibert and Lorelei Juntunen (the "Owners" or "We"). These house rules describe the limits of Your rights to access, occupy and use the Rental Unit; describe Your responsibilities to maintain the Rental Unit in good condition; and describe Your responsibilities to remedy (financially or otherwise) any failure of You or Your guests to comply with the house rules. By booking a stay in the Rental Unit through an online booking platform, You acknowledge that You have read the house rules/short-term rental agreement, understand it, agree to it, and have been given a copy.
We only book our Rental Unit through Airbnb, or other online booking platforms, and We do not rent it for cash payments or outside of these online booking platforms. Any arrangements We make to host You are strictly for the term of the agreed upon stay - documented solely through the start- and end-date of Your accepted online booking. We only make amendments or extensions to that term in writing and via the online booking platforms. All conditions specified in Your accepted online booking are thereby incorporated into this rental agreement.
We do not book the Rental Unit for stays longer than 28 days. As such, by booking with Owners, You acknowledge that You are renting the Rental Unit solely as a short-term rental and do not secure or attempt to secure rights to long-term or ongoing tenancy. You agree that We may cancel your booking at any time, subject to the terms of the online booking site, and that You will vacate the Rental Unit immediately upon the Owners' request.
The only members or Your party allowed to stay overnight (between 10 PM and 7 AM) in the Rental Unit are the total number of those specified by You in your accepted booking request. You are welcome to have additional guests visit You in the Rental Unit during your stay, but those additional guests may not stay overnight. While Your guests are visiting You at the Rental Unit, You agree to accept all responsibility for Your guests compliance with the house rules/short-term rental agreement, and You agree to remedy (financially or otherwise) any failure of Your guests to comply with the house rules.
We generally hold quiet hours between 10 PM and 7 AM. If You or Your guests repeatedly fail to maintain quiet hours in the Rental Unit or surrounding property following Owners' request to remedy, We may immediately cancel your booking, and You agree to vacate the Rental Unit immediately upon Owners' request. If You engage in any other disorderly or illegal conduct in the Rental Unit or surrounding property, We may immediately cancel your booking, and You agree to vacate the Rental Unit immediately upon Owners' request.
You are not allowed to smoke anywhere on the property. You are not allowed to bring pets or other animals (other than Owner's) anywhere on the property. The Rental Unit's smoke/carbon monoxide detectors are grid-tied to the alarm system upstairs. You are not allowed to remove the batteries or tampering with the Rental Unit's smoke/carbon monoxide detectors in any way. If You fail to comply with any of these conditions, You will forfeit and We will retain the full amount of your security deposit.
Accidentally set off the Rental Unit's smoke/carbon monoxide detectors with some overdone dinner? No problem! Just press the “hush" button, and let us know by text or a knock on the back door that you're not burning the house down. We'll do the same for you if we accidentally set ours off upstairs.
Make sure to return Your keys to the interior door at the end of your stay. If We have to replace them (and the locks), We will pay for the cost to do so from Your security deposit.
If You cause, by Your action or neglect, any damage to the Rental Unit or surrounding property beyond normal wear and tear, We will pay for the actual cost of the repair or replacement first using Your security deposit, and then by billing You for any additional actual cost. You agree to pay all actual costs necessary to repair all damage You cause to the Rental Unit or the surrounding property, including payment at current market prices for replacement of any furnishings or appliances provided by Owners that become missing, broken, or damaged. You agree that We will solely determine what damage constitutes damage beyond normal wear and tear, and that We will solely determine actual costs to repair such damages.
You will not rent or sublet the Rental Unit during your stay. If you remain in the Rental Unit beyond the term of Your accepted online booking, You agree to immediately vacate the Rental Unit upon the Owners' request, and You agree to pay a penalty to the Owners equal to ten-times the nightly rental fee of the original accepted online booking for each night You remain in the Rental Unit beyond the term of the original accepted online booking. You agree that payment of this penalty to the Owners does not grant You any right to occupy the Rental Unit beyond the original terms of the accepted online booking.
Should any aspect of this short-term rental agreement or Your short-term tenancy be litigated in civil court, Owners and You agree to waive their rights to a trial by jury and have the matter tried by a judge in the State of Oregon and County of Multnomah. If the Owners will bring a cause of action against You for enforcement of this short-term rental agreement, the Owners will recover from You any reasonable legal service fees involved.
Should any item in this short-term rental agreement be found to be contrary to any local, state, or federal law that item shall be considered null and void, just as if it had never appeared in the short-term rental agreement, and it will not affect the validity of any other item in the short-term rental agreement.
By completing on online booking of the Rental Unit, You acknowledge that You have read the house rules/short-term rental agreement, understand it, agree to it, and have been given a copy.
As an active family that often travels for work and fun (both with and without our kids), we've become real fans of AirBnB as guests. We're now very happy as AirBnB hosts to share the beautiful guest apartment that we furnished in our house for our family and friends. We've lived in Idaho, Chicago, up and down the I-5 corridor (Seattle to Eugene), with stints in Ecuador and Trinidad. We're now very happily settled out in Portland. We love traveling, especially here in the Pacific Northwest, but also throughout the country and internationally. When we travel, we appreciate the serendipitous experiences that find us when we act as humble guests in the local scene, and we try to avoid the culture-consumer tourist mode. When we do, we happily find what the place would like to share with us, rather than looking for what we would like to take from it.
