You're struck first by the size of the lot here, it's privacy and fastidious landscaping. Hope you like hydrangeas! Outdoor living spaces include an oversized 400 sq. ft. deck just off the kitchen entrance and a very large level lawn where even Dad can whack the whiffle ball and not have it lost in the bushes. There is an outdoor shower, new for the 2014 summer season. Walk inside and you're surprised by the ample living space. The open floor plan helps, of course, and so do the 10 ft.-plus vaulted ceilings and skylights. You'll love operating in the spacious, bright and fresh kitchen with its signature arched window over the sink. There's a full size washer and dryer, conveniently tucked into a closet here as well. The core living space is comprised of the living room with plenty of comfy seating, centered on the fireplace with a 42" flat screen TV mounted on the bricks. The room is much bigger than you would suppose from the outside, measuring 16' X 25' and including an unusual antique octagonal table and upholstered Queen Anne chairs, perfect for puzzles, games or more intimate adult dining. There are three bedrooms with, respectively, a queen, two twins and a master bedroom queen. The master also has a love seat that converts to a single bed, so there is sleeping for up to seven. The full bath with tub and shower combination and skylight is immediately adjacent to the master bedroom. The home has cable TV, WiFi, central air conditioning, and many little design and amenity touches that make it a pleasure to experience.

Please note: Linens are not included in the cost of the rental. We do offer a linen service if you don't want to bring your own.

Pretty Picky Rental Policies
How to Book

Once you’re convinced one of our Pretty Picky Properties is right for your vacation, we’ll send you our simple Short-Term Vacation Rental Agreement. To lock in the week or weeks you have in mind, just book here on Airbnb. We’ll return your security deposit in full assuming there is no damage, loss or extra cleaning assessed. There is a $25 charge for each lost or missing key.

Accidental Damage Protection

In addition to the security deposit, TENANT will secure the property rental with a nonrefundable premium payment of $50 – $69 for an Accidental Rental Damage Protection Program that covers unintentional damages to the rental property interior that occur during the rental term, provided they are disclosed to Pretty Picky Properties prior to check-out. The Program will pay a Maximum Benefit of $1,500. Any damages that exceed the Program Maximum Benefit will be charged to the security deposit. If, during the rental term, TENANT or a member of the TENANT’S party, causes any damage to the real or personal property of the Rental Property as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to the Program Maximum Benefit amount, subject to certain terms and conditions that apply. Full description and details of the Accidental Rental Damage Protection coverage are contained in the Certificate of Insurance or Insurance Policy issued to TENANT. The Accidental Rental Damage Protection must be purchased at time of reservation. By submitting payment for this Program, TENANT authorizes and requests that the Program underwriter and its authorized Agent(s) pay directly to Pretty Picky Properties, and not TENANT, any amounts due and payable under the terms and conditions of the Accidental Rental Damage Protection Program.


Guest Guidelines

Some Pretty Picky Property owners may request that you sign and return a copy of the “Guest Guidelines,” which is your pledge to abide by certain owner and neighborhood expectations during your stay.

Property Information and Rental Rates

Each Pretty Picky Property is a private home owned by an individual or family. Each property is therefore uniquely furnished, decorated and equipped by its owner. As the rental broker, we keep and update a Property Profile, completed and signed by the owner, which is our only source of information regarding specific accommodations and amenities at each property. While this approach is usually quite reliable, we cannot guarantee that upon your arrival, you will find the property exactly as represented in the photos and descriptions provided at the time of booking. We must be held harmless for any misinformation, typographical errors or changes made by the owner of which we have no knowledge. All rates are reviewed and confirmed by the owner and may change from the original quoted rate.

Refunds

Apart from the refund procedure described under “Cancellations,” there are no refunds unless the property you rented becomes uninhabitable or the owner cannot deliver “peaceable possession” as defined by law. Even in such a rare case, any refund is limited to the rental fee. No other costs or damages will be awarded for any reason. For example, there is no refund if non-essential appliances and equipment – such as air conditioning, dishwasher, TV or washer/dryer are not functioning properly. Naturally, we will make every attempt to have any such malfunctioning equipment repaired as soon as possible. We and our owners understand that yours is a very short-term rental, so that time is of the essence when issues arise. And please note: there is absolutely no refund nor relocation to another property if you arrive at the property you booked and, for whatever reason, it simply does not meet your expectations. Refunds are not provided for noise or other annoyances such as construction when the source is another property not owned by the owner of the property you have rented. Cleaning

Your rental property will have been cleaned before you arrive. You are responsible for cleaning during your stay and upon departure, to leave the home in generally the same condition as you found it. We provide a Pretty Picky “Check-Out Check List” to help guide you in your departure preparations and to ensure that your security deposit is protected from assessments for extra cleaning needed after you leave. The Check List is available at the property and usually emailed to you before you arrive.

Occupancy

Your Rental Agreement stipulates the maximum number of overnight guests, including all children, infants and overnight visitors, even if they stay only one night. The Agreement also states the maximum number of passenger vehicles that can be parked at the property. There can be no exceptions to these requirements. Failure to comply can result in default of the rental agreement and vacating of the premises. These requirements are strictly enforced in an effort to minimize impact on the property, including the septic system, which is designed for no more than the occupancy stipulated in the Rental Agreement. Your compliance is expected also out of respect for neighboring owners and rental guests who have the right to enjoy their properties and vacations without too many people and too much commotion next door.

Lost & Found

Although we are not responsible for anything you lose or leave behind at your rental property, in most cases if asked, we will check for any personal property and do our best to return it to you after your departure. You will be asked to pay for any shipping costs and our time to respond to your request.

There are a lot of places to rent for a summer vacation on the Lower Cape. There are only a few Pretty Picky Properties. Most are directly on or very near the beach. Our homeowners love their properties, fastidiously maintain them, and expect guests to treat them accordingly. Our guests demand a prime location and a vacation experience that far exceeds the typical Cape summer rental.

When you spend a good amount of money for a perfect summer vacation, you want to be sure before you commit. That's why we take the time to carefully and completely answer all your questions by phone or email.
