Welcome to Cappy's Cottage located just 2 1/2 blocks from the surf and sand. For families, the shore is gently sloped, so little ones can play in the shallow water without being overcome by the waves. If you're into swimming, surfing, or body boarding, Newport Beach is consistently ranked as one of the top beaches in Southern California.
We are within walking distance to Newport Beach Pier, the Pavilions grocery store, restaurants, bars, entertainment and recreation. Our local park is just 5 houses away where the kids can play on the playground or basketball court. We are a quick 15 minute bike ride to Balboa Fun Zone and Balboa Island Ferry. The cottage is close enough to the all of the activity and night life surrounding the Pier, yet far enough away to enjoy a good book peacefully on the patio or sleep with your windows open at night.
Our beautiful, air conditioned, two bedroom, two bath, 829 square foot front unit is newly remodeled and furnished for our guests in a cheerful cottage style with ceramic wood look floors throughout. The living room has comfortable seating for 6, a gas fireplace, flat screen TV, cable, wireless internet, games, books and more. The sliding glass door opens onto the patio where you can lounge in the seating area and feel the cool ocean breeze.
The kitchen comes fully equipped with a stainless steel refrigerator, microwave, stove top, sink, dishwasher, Ninja blender, a coffee bar with a Keurig coffee maker and all of the equipment you need to make enjoyable meals at home. The dining table will seat six and the breakfast bar will seat 3 comfortably. If you are a foodie and like eating out, there are 50+ restaurants within walking and biking distance.
Bedroom one: King bed, HDTV, dresser and closet.
Bedroom two: Queen bed, HDTV, dresser, closet and an attached bathroom with tub/shower, sink and toilet.
Living room: Queen Lazyboy sleeper sofa with a Memory Foam mattress. It does not have that awful bar that hits in the center of your back. This is the best Lazyboy sleeper available.
Comforters, blankets and pillows will be provided.
The guest bathroom has a shower, sink and toilet. We include toilet paper, a magnifying mirror, blow dryer and soap for both bathrooms.
There is parking for one car in the shared enclosed garage which also includes a shared laundry area.
Included are 2 boogie boards, 4 beach chairs, an umbrella, beach toys, a cooler and a red wagon to carry your items to the beach. There is also a gas grill and a nice seating area on the patio.
This is an ideal home for families, couples, or anyone looking to enjoy the perfect weather without having to do a lot of extra traveling. You can truly drive in, park your car and walk or bike to everything you want to do. There is Uber too of course.
HINT: If a more relaxed and quiet vacation is what you're looking for September and October are fabulous, due to the great weather and reduced number of tourists. If, you enjoy the hustle and bustle of lots of tourists come for the 4th of July, spring break or any major holiday, it is quite entertaining.

We’ve included some detailed information and house rules to help you plan ahead for your upcoming vacation. PLEASE PAY ATTENTION TO EVERY DETAIL VERY CAREFULLY.
Be sure all your visiting guests are aware of this information. Our goal is to provide an experience at the standard our own family would expect to have on vacation - Enjoy!

Note: Check-outs after 10:00 AM will result in Late Departure Fees. Leaving the remote at the vacation rental home will constitute a late check-out and is subject to Late Departure Fees.

Please be considerate and do not encroach on the other side at any time. Your vehicle will be towed if the other unit’s tenants cannot access their designated space.
DO NOT PARK BEHIND THE GARAGE AT ANY TIME; YOU WILL BE TOWED AND FINED.
If your vehicle is oversized, it may not fit under the garage door – then consider your garage spot as storage for beach gear, bikes, etc., and use street parking. Lock everything!
Please respect all other private property in the area/alley by not parking, even momentarily, behind any other garage. Please notify us if anyone is inconsiderate in the neighborhood regarding parking encroachment and we will take care of the situation as soon as possible.
PLEASE NOTE: Violations of the Parking Instructions, requiring our intervention, may result in fines up to $100/day and deducted from your Security Deposit.
Metered Parking: There is metered and non-metered street parking in the surrounding neighborhoods. Note: All Newport Beach parking meters are free after 6 p.m. and before 8 a.m.
Street Sweeping: Please be aware of all street sweeping signs on each street as your street-parked vehicles must be moved by 8:30 a.m. on those days to avoid costly parking tickets. (Tip: you can re-park your vehicle immediately after the sweeper has gone by, no matter what time it is, even though the signs say “no parking” until 12:30 p.m.)
Warning: Do not ever attempt to use local commercial parking lots for parking, unless shopping or eating in the actual establishments. You will be towed away!
The best strategy is to leave cars parked as long as possible and walk, use bicycles, skateboards, razors, rollerblades, etc. for transportation. Be sure to include helmets for kids under 18 (California State Law), and locks to be used at all times to prevent theft.

LINENS: Bed, bath, kitchen & beach linens for all booked guests are provided. Please leave all bedding on beds upon departure for easier inventory control (except for linens used on the pullout sofa – please remove); place all used bath, kitchen & beach towels, & sofabed linens in the hampers provided. Bath towels are not to be used on the beach!
HOUSEKEEPING: There is to be NO FOOD or SNACKS or DRINKS (except bottled water) in the bedrooms at any time. Evidence of such will result in security deductions. Please help keep our linens/carpet in good condition.
Do not move or rearrange furniture or entertainment equipment.
All dishes are to be left clean, dry, and returned to their proper place at the end of your stay.
Rinse off all sand from your body/feet every time you enter the unit to avoid clogging up the shower & bath drains. (The sand destroys our plumbing!) Foot wash tubs have been provided at each entry, and there is a handy outdoor shower at the rear of the property, near the garage.
Always check the bottoms of your feet for black tar when coming back from the beach – this stains everything horribly! A can of mineral spirits/turpentine and a cloth will be found in upper pantry to take the tar off – please be diligent about this to avoid security deductions! We hear canola oil works well, too!
We kindly ask that the outdoor furniture cushions be brought inside each night, so the four-legged and eight-legged neighborhood critters don’t camp out on them.
LAUNDRY FACILITIES: Located in the garage, which serve both units. Please do not put wet, sandy towels/suits/clothing in the washer OR dryer; hang wet, sandy items outside to dry first, then shake out all the sand outdoors. THEN, if necessary, launder. (The sand destroys our appliances!) Evidence of sand in our laundry appliances will incur security deductions.
Guests must provide detergent & laundry supplies.
BARBECUE: Close off propane tank valve completely after each use. You are expected to thoroughly clean the barbecue after each use, and especially at the end of your stay. Failure to do so will result in a $50 deduction in security.
PETS: This property has a strict “no-pet” policy…no exceptions. There are several pet boarding facilities nearby that could give pet-owners the chance to enjoy beach romps with their pet (on leash) during specific posted hours of the day.
SMOKING: This property is a strict no-smoking zone. Patio included. You will forfeit your security deposit. The City of Newport Beach prohibits smoking on all beaches & boardwalk areas as well.
DRINKING GAMES: This property prohibits the use of drinking games on the premises.
NOISE CONTROL: The City of Newport Beach enforces a “Noise Ordinance” for any occupants of a residence which can result in sizable fines to property owners. It states: Excessive noise at any time (but especially after 10 p.m.) such as loud music, drinking games, constant outbursts of laughter, profanity, yelling, fighting, drunken/vulgar behavior, OR too many guests on the property, will not be tolerated. Neighbors can and will call the police if there are any disturbances. If a police visit to our property is necessary, due to a valid noise complaint, you may be asked to leave immediately with NO REFUND of rental amount or security deposit. Any fines issued to the property owners that were incurred by overnight OR visiting guests, will be passed on to those guests. We monitor any police visits to our property via the police department’s website.
Likewise, if YOU are being disturbed – especially from sleep at a reasonable hour (after 10 p.m.) – we ask that you would call the police ((PHONE NUMBER HIDDEN) so officers can mitigate the situation as soon as possible – you can remain anonymous. Because everyone is in such close proximity with little foliage/barriers to buffer any sound, noise travels easily – even normal conversation outside late at night is very loud. Simply keep that phenomenon in mind and use good judgment. Many folks around you are not on vacation. On the flip side, you are paying “top dollar” to relax and have a good time. So please feel free to enjoy yourselves, too! The official City Noise Ordinance & L.U.G.O. (Large Unruly Gathering Ordinance) brochure is posted in each unit for your reading pleasure, along with the number to the police department. Hint: the white noise of air purifier fans, music or T.V. can really help drown out neighborhood noise that just can’t be helped. Additionally, all windows are double-paned for that purpose.
SLEEPING QUARTERS: The master is furnished with a queen bed; the second bedroom is furnished with a King bed. The living room pull-out sofa provides a queen bed. This home has wood-look tile floors, with area rugs in the living room and bedrooms.
GUESTS: You are welcome to have visiting day guests join you; however, the City of Newport Beach requires the enforcement of a limited number (see below). Full-time, overnight guests must not exceed the number of stated/agreed-upon occupants. Immediate termination of your occupancy may occur, with no refund of rental amount or security deposit.

TRASH: You are required to take all trash from the unit to our large cans in the alley before your departure. Regularly-scheduled trash pick-up is Monday morning. NOTE: Please bag and tie all used baby diapers or feminine products before placing them in any of the indoor or outdoor trash cans. When possible, secure large cans with lids tightly to avoid insect pests. Let us know if you need more kitchen trash bags – all trash must be bagged!

From the 91 Fwy, or the 405 Fwy, or the 5 Fwy:
Take the 55 Fwy south until it ends and turns into Newport Blvd. Continue south on Newport Blvd. for 1.4 miles. Turn left at Hospital Road (signal). Turn right at stop sign, which is Old Newport Blvd. Beachview Realty is on the left side of the street, half-way down the block. Pull into parking lot on right side of the street, directly across from our office. Take care crossing!

Continue heading south on Old Newport Blvd. and make the automatic right turn onto Pacific Coast Highway – temporary stop sign. Immediately get into far right lane and continue right onto the loop ramp that takes you up, around & back to southbound Newport Blvd. and onto the Newport/Balboa Peninsula. Stay in the right lane. Pass 2 signals, then turn right on 32nd Street (signal), then an immediate right on Marcus Ave. Turn left on 36th Street. Your destination is the second house on the right. If there is any street parking, take it! Otherwise, go around – via right hand turn onto Lake Ave.- and turn right into the alley behind the house; temporarily unload behind the garage; then immediately pull into your unit’s single, designated parking spot - (see pages 1&2)
If there is ever any street parking in the neighborhood, take it – it’s advisable to save any parking places whenever you see them: especially for visiting guests or later arrivals; or if your vehicle does not fit in your designated parking space. Reminder: Do not park behind the garage, in between the garages, or in any other designated space at any time! You will be fined & towed! (See Rental Agreement for parking policies – they are strictly enforced) Be sure ALL your overnight & visiting guests are notified & aware!
