Unique historical building with very tall ceilings. 2 compact bedrooms but very spacious living areas. Bus stop at the door, to cbd in 10 mins.

My apartment is on the corner of a busy intersection and unfortunately there is noticeable street noise. The majority of the street noise is in the daytime and it dies down at about 8pm. The silver lining to this is that there is great transportation facilities with buses to the City, Bondi, Bronte, Rozelle, and the Italian districts of Leichhardt and Haberfield.

I have a large balcony which is not shared with any of my neighbours! Feel free to use this area if you are a smoker, just use the ash tray provided and just close the windows so the smoke doesn't come in.

I will be in the apartment to greet you when I arrive, I will hand you over the keys and then be on my way for the duration of your stay. Please feel free to message me or call with any questions that you may have.

Transport in Annandale:

Buses:
If you are coming from Central Station / Railway Square go to Stand M and catch the bus with the corresponding numbers listed below or ask the driver.

A large number of bus routes ((PHONE NUMBER HIDDEN) and M10) operate along Parramatta Rd.

Trams:
The Rozelle Bay stop on the Dulwich Hill Line of Sydney's light rail network is located in the north of the suburb. Trams operate to east to Central railway station via Pyrmont, and south-west to Dulwich Hill.

No smoking inside - please go out on the balcony and use the ashtray provided, close the windows so that smoke doesn't get in.

Please make contact regarding check-in / check-out. I am flexible to accommodate unusual times if necessary but generally I follow a check-in time of around 2pm, and check-out at around 11am.

Respect for other residents in the building is paramount. As a much loved space we ask you care for everything in the apartment too! You will find the apartment very clean and very comfortable. All we ask is that you leave it in the similar condition. All of my belongings are in the apartment as it is my home when I am there. I expect that my belongings will not be interfered, moved or otherwise rearranged. Feel free to read books in the bookshelves, but again take care of them.

PLEASE NOTE THAT WE WILL NOT ACCEPT ANYONE WHO HAS NOT FILLED IN THEIR PERSONAL PROFILE PROPERLY.

The LEGAL BIT: Your obligations......
Compliance with terms: You are responsible to ensure that you and all members of your party, as well as any visitors to the Property, observe these terms. You are responsible for yourself and any visitors and guests you permit to enter the Property and for any damage they may cause. No responsibility is taken if you fall over or hurt yourself in any way - this is a normal living space with normal furniture and utensils. We take no liability for any accidents you may have.
Condition of property: You agree to keep and leave the Property and the furnishings, electrical and kitchen equipment, crockery, glasses, bedding and towels clean and in good condition. Any issues with any contents in the Property I must be notified immediately so that I may rectify any damage or any breakage. You agree not to cause any damage to the walls, doors, carpets or windows of the Property, nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring properties. A claim for any replacement of lost or damaged keys, remote controls will be made to your bond. You agree to take all necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of your property, except where the damage or loss is caused by our negligence. We are not liable for any injury or loss that you or any of your invited guests may sustain while you are staying at our Property. You are not permitted to allow more people to stay in the Property than expressly authorised. If you do so we can evict you from the property. We will treat any of these circumstances as a cancellation of the booking by you. Repairs and Call out Fees: We hope you will advise us immediately should there be any repairs, damage or breakages that may have arisen or where repairs need to be made as soon as possible. If you have caused the damage a fee will be charged based on the time required to repair and any additional expenses occurred. Departure: We ask that you leave the Property clean, tidy, dishes properly cleaned and put away. We also ask that you secure the Property and ensure you turn off all lighting and close and lock all windows and the door before leaving.
