Gated spacious farm with 5 bedroom 2-story home, located just 2 miles from downtown Napa. Large covered porch wraps around two sides of the house. The home includes 2 master suites, 2 family rooms, pool, hot tub, pool house, BBQ area. Enjoy farm, vineyard, trees, hills. For animal lovers, you may arrange to visit with the goats, chickens, miniature donkey, horses, dogs and cats. Or just sit under the redwood trees and listen to birdsong!

Guests have access to 5 bedrooms and 3.5 baths in the main house, kitchen, great room, family room, and a toddler/child play room. Dining area shown with table which is set for 8 people and can be expanded to seat 10 people comfortably, and up to 14 in a pinch. A second dining table is seated in adjacent room and comfortably seats 6 people. 4 Additional folding chairs are in hall closet. Exercise bike, and slant resistance training machine are available in great room for guest use.

Outside features include a 9' deep pool with diving board, (to use at your own risk), pool house with kitchen, BBQ which uses charcoal, and wrap-around porch to relax and enjoy the Napa country scene. Pool house features outdoor dining, lounging, or just relaxing! Homeowner and staff use pool house facility for brief periods and take care to respect your privacy. Pool area is fenced with a 5' high non climb mesh fence with two self closing gates. The outdoor area has lots of room under redwood trees and near pond for outdoor activities without entering the pool area. Fenced pond area.

Spa is available for guest use upon request. This is located adjacent to pool area behind main house.

Four acres of horse and livestock pastures are for viewing from outside of fenced and gated area only. Guests may enter this area only when accompanied by host or staff. Miniature donkey, Sadie, random chickens, dogs and cats are often in lower half of property around barnyard and often available for guest interaction.

Many of our guests like animals and request to visit the animals or to have some of the smaller animals visit them. Sadie, our miniature donkey, is often the favorite and upon request (by many guests) Sadie is allowed to roam the property. She is a living "yard art" specimen and a real favorite for almost all of our visitors! Thelma is our "office chicken" and is sometimes seen pecking in the flower beds around the front porch.

Host or staff members reside on property or available from just minutes away during your stay. Host must be on property to take care of livestock, but will attempt to keep out of your way. Home is located at south end of the property and livestock is located on opposite end. I will make every attempt to stay out of your space! Pool house and pool area may at times be used by other occupants on property, but for brief periods only as it does contain a bathroom and kitchen for staff/host/use.

The downstairs level of the house has 4 doors that exit to the outside. Children must be supervised at all times both inside and outside the house. Upstairs level of home has no exterior access. Minors may not be left alone on the property under any circumstances.

Autres remarques

Biking, walking, jogging, and hiking are popular in this area. We are located only 1 1/2 miles from Skyline Park and just 2 miles from downtown Napa. Private vineyards in the area. The home is located on a 6 acre farm. We have horses, goats, chickens, dogs, cats and a miniature donkey. The animals, for the most part, are contained in areas away from the house. Cats have a mind of their own but usually choose the barn. We do not allow guests to bring pets.

We are on a well along with a water treatment system to further purify our water. However, from time to time, depending on the water table and the water consumption, we may have sulfur in our water which emits an odor. This is not harmful, but the odor may be unpleasant. Brita filters are provided for guest use.

We are also on a self contained septic system and therefore ask that all food scraps and tissues be disposed of in a receptacle and not flushed down the toilet. There are reminders about this throughout the home.

This short term rental agreement (the “Agreement") is the Host (“Host"/”Homeowner”) and the occupying persons, (“Guest"). Host and Guest acknowledge that Guest has made a booking request through www.airbnb.com with Host, and that Host may have accepted the booking request. Per Airbnb's Terms of Service (“Terms of Service") (all capitalized terms not defined herein are defined in the Terms of Service), Host and Guest are permitted to enter in to a separate agreement that may govern, among other things, additional conditions and rules regarding Guest's stay at the Accommodation. This Agreement constitutes an agreement separate from Guest's and Host's respective agreements with Airbnb, and that the final effectiveness of the acceptance of any booking request is further conditioned on this Agreement. To the extent that the terms of this Agreement conflict with the Terms of Service, the terms of this Agreement shall prevail.
NOW THEREFORE, in consideration of the mutual covenants, agreements, representations, and warranties contained in this Agreement, including the recitals set forth above and incorporated herein by this reference, the parties agree as follows:
1.Property. The Property is located at {Redacted to be provided by AirBnB upon booking), Napa CA 94558.

The Property is furnished and includes customary household wares, towels, linens, etc.
Unless otherwise agreed to in writing, check in time is 4:00PM on scheduled arrival date. Check out is no later than 11:00AM on scheduled departure date. These times are established to allow the property to be thoroughly cleaned for the next Guest. If Guest does not depart by 11am on the day of check-out, a penalty fee of $200 per hour late may be charged. Guests may request a late check-out or early check-in (subject to availability), but this must be done prior to arrival at the property. In the event of a late departure by guest, host may elect to enter house before guest vacates as it may be necessary to begin turnover for next guest if required to do so to meet the host’s obligations to next guest. Early check in or late check out may be requested by Guest, and may be conditionally agreed to by Host, but are not guaranteed as departure times of prior/subsequent Guests may have an impact on Host’s ability to accommodate early check in or late check out. Inability of host to accommodate request for early check in or late check out shall not constitute a refund of any rental charge.
2. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A, incorporated herein by this reference, at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the Rental Rules at all times while at the Property. Guest agrees to be responsible for any damages or breach of the rules caused by Guest's rental party.
3. Access: Homeowner, as well as Homeowner's agents, contractors and employees shall have access to the house for purposes of routine maintenance, repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. Ongoing maintenance for such things as the pool, spa, pond, lawn, & livestock areas is performed on a daily/weekly basis by homeowner, by staff, and by contractors. This activity may happen during the time that the guest is on the property and guest agrees to allow access for this purpose. Homeowner attempts to schedule such activities at times that are not disruptive to guest, but that is not always possible. 
4. Security Deposit: A Security Deposit (included in the terms of Guest's booking through the Airbnb system) of $1,500 is required. The Security Deposit shall be deducted for damages due to the following conditions:
i. Damage to the Property or furnishings;
ii. Dirt or other mess requiring excessive cleaning; or
iii. Any other excessive or unusual damage incurred, due to Guest's or Guest's rental party's use of the Property;
If damages exceed the amount of the Security Deposit, Guest agrees to fully reimburse Host for damages, and agrees to allow for damages to be collected via credit card and/or other payment methods following prior notice of such charges. Additional services such as daily spa use, late check out, excess vehicle parking, and the charge for extra people who are added as the reservation is in progress shall be taken from the deposit. Or, at the Host’s discretion, a separate payment may be requested to cover these services at the time that the services are rendered.
5. Rental Rates: The per night rate of rental fluctuates at Homeowner’s discretion and has been made known to Guest via www.airbnb.com. The Guest agrees to pay the posted per night rental fee in additional to all other fees and charges as per the Airbnb website.
6. Additional Services:
Pool and Spa: The pool is not heated. The pool gets direct sunlight during the day and is generally available for swimming in late May through September. Abnormally cool weather or rain may affect pool temperature and is outside of Homeowner's control. Variations or dissatisfaction with pool temperature is not a condition of obligation to Guest under this Agreement or the Terms of Service. Due to energy conservation practices, the spa is turned off when not in use. Guest may request for spa to be turned on prior to arriving to allow adequate time for spa to heat. Daily spa usage fee is $10 and will be taken out of deposit or paid by guest directly. Unavailability of SPA or pool for any reason does not constitute a reason for a refund of any rental fee. Variations or dissatisfaction with spa temperature is not a condition of obligation to Guest under this Agreement or the Terms of Service. Spa temperature is not to exceed 104 degrees.
Please keep spa covered anytime that it is not in use. Please return spa temperature to 80 degrees after use.
Children under the age of 18 are not allowed in the spa under any circumstances.
Guests under the influence of alcohol are not allowed in the spa or pool under any circumstances.
Any guests that use the spa and the pool do so at their own risk. There is no life guard on duty.
No glass or ceramic dishware is allowed in fenced pool area or in spa. This rule is actively enforced. No drinking of alcoholic beverages in pool or spa. This is not a party house.
7. Parking: The reservation includes parking for up to 6 cars. Additional cars may be parked on the property for a daily fee of $20 per vehicle.
8. Cleaning: Premises will be delivered to Guest in a professionally cleaned condition. Upon termination of occupancy, Guest will deliver the Property in broom clean condition. If Guest does not return the Property in such condition an extra charge will be deducted from the Security Deposit. To avoid an extra cleaning charge, please do as follows:
1. Wash dishes (Clean dishes may be left in dishwasher)
2. Put pots, pans, utensils, appliances, and furniture back to original location
4. Put used towels on bathroom floors.
5. Leave beds rumpled up so we know which ones have been used. Do not strip bedsheets.
9. Condition of the Property: Guest shall, upon arrival, examine the Property, all furniture, furnishings, appliances, fixtures, and landscaping and shall report if any are not in operating condition or are in disrepair. Homeowner will make reasonable attempts to correct the deficiencies. Reporting repairs and/or cleaning deficiencies does not give Guest the right to cancel this Agreement or receive a refund of any payments made; such inspection is to provide the parties with a mutual understanding of the condition of the Property.
10. Outages. The Property occasionally experience outages that are beyond the Homeowner's control. The Homeowner reports outages as they occur, upon receiving notice of such from the Guest. No refunds or compensation will be given for any outages.
11. Personal Property and Injury: Homeowner Insurance: Guest's personal property, including vehicles, are not insured by Homeowner against loss or damage for any reason, including fire, flood, rain, water or other acts of nature, theft, vandalism or other criminal or negligent acts of others. Homeowner does not insure against personal injury to Guest, the rental party, Guest's invitees or licensees for any reason other than the condition of the Property. Guest is advised to purchase their own insurance for such property if such coverage is desired.

12. Indemnity and Hold Harmless: Guest, on behalf of him/herself, Guest's agents, rental party, invitees, guests or licensees, agrees to release, indemnify, defend and hold harmless Homeowner and Homeowner's employees, agents, and contractors, from and against any and all claims, disputes, litigations, judgments, costs, expenses, and attorney fees resulting from, or arising out of, any loss, damage or injury to Guest, Guest's rental party, invitees, guests or licensees, or their personal property.
13.. Entire Contract: All prior agreements between Homeowner and Guest are incorporated in this Agreement, which constitutes the entire contract between Homeowner and Guest, except for the parties' respective agreements with and through Airbnb and the Terms of Service. It is intended as a final expression of the parties' agreement, and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a waiver of the same or any subsequent breach. This Agreement shall be governed and construed in accordance with the laws of the State of California. California shall have personal jurisdiction over the parties, and the county in which the Property is located shall be the forum for any legal action brought in relation to this Agreement. Guest agrees to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Homeowner enforcing this agreement.
14.Behavior: Guest agrees to behave in a civilized manner and shall be good neighbors, respecting the rights of the surrounding property owners, including the tenant who lives on property. Guest shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature, or exceeding the maximum stated occupancy, shall be grounds for immediate termination of this Agreement. Upon such termination, Guest shall then immediately vacate the premises without refund. Quiet hours begin at 9 PM and last until 9AM. During this time, pool and outdoor noise should be kept to a minimum.
15.Signatures: This Agreement may be executed in one or more counterparts, each of which will be deemed to be an original copy of this Agreement and all of which, when taken together, will be deemed to constitute one and the same agreement. The exchange of copies of this Agreement and of signature pages by use of digital signatures, including the use of Docusign or other such signature facilitation applications, or by email in PDF format, shall constitute effective execution and delivery of this Agreement to the parties and may be used in lieu of the original Agreement for all purposes. Signatures of the parties transmitted by digital format or by email in PDF format shall be deemed to be their original signatures for all purposes. This agreement, as included in the Airbnb House Rules section becomes binding upon both parties at the time of the reservation that is made on the Airbnb website. Guest acknowledges that he or she has reviewed this agreement and agreed to it in its entirety before requesting and confirming a reservation with the host. Guest agrees that this document, as confirmed and agreed to on the Airbnb website during the booking process is effectively signed and agreed to by the guest. Guest agrees to sign this document as the host may request this to have on file once the reservation is confirmed, and furthermore that host may request signed copies from all guests.


Exhibit A
RENTAL RULES
1. Smoking is strictly prohibited in the house or in any building on the property. Smoking is further prohibited within 30’ of any open window.
2. People other than those in the Guest party, set forth above, may not stay overnight on the Property. Furthermore, any day-time occupation of any person other than those in Guest party require Homeowner’s express approval prior to arrival. Visitors are the sole responsibility of the Guest and Guest accepts full responsibility for loss or damages incurred by the visitor.

3. This Property is privately owned; Host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Host is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the Property or others whom they invite to use the Property.
4. Parties are not allowed. No decorations are allowed to be attached to any window, wall, or structure of any building inside or out. No streamers, no posters, no photographs may be attached to any walls, cabinets, furniture inside or out. This is our family home which contains almost 3 decades of memories. We are happy to share our space with you so that your group can enjoy it. The owner or the owners staff person will be present on the property during your stay, as will the tenant who lives in the guest house. We define a party as a gathering which is loud, boisterous, and inconsiderate of those around. If that is your intention, then please plan to have your event elsewhere. We have 11 neighboring properties adjacent to our farm and we take our role as good, quiet neighbors very seriously. Tour buses are discouraged and are not allowed to come onto the property with music blaring. All outdoor activities and music outdoors must end by 9pm.

5. Only use appliances for their intended uses

6. No Pets are allowed on property. We have livestock including horses, donkey, goats, chickens, dogs and cats. Guests may not pass into livestock areas without host present. Farm tours are available upon request and by appointment. In consideration for the opportunity to participate, Guest voluntarily agrees to assume all risks involved in participation. Guest understands that there are both foreseeable and unforeseeable risks of injury or death that may occur that cannot specifically be anticipated or listed here. Guest voluntarily agrees to assume all risks involved in participation in farm tour, which include but are not limited to: risks of physical injury due to bites, scratches, and other unpredictable actions of animals, allergen exposure, and emotional distress. Risks may also include those associated with variable weather conditions (sun, wind, rain, snow) and outdoor terrain.
7. No firearms, legally owned or not, are allowed on the Property. Guest agrees that fireworks and other hazardous materials shall not be used in or around the Property.

8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. For stays greater than 10 days, weekly maid service can be arranged.

9. The Pool is equipped with a safety fence. The Spa is equipped with a weight bearing safety cover. Guests are required to close the fence gates and secure the spa cover during periods of non-use. There are certain health risks associated with use of Spa. Use at your own risk. Please refer to the above section labeled Pool and Spa for further information.
10. Water and Septic: The Property is connected to a well and utilizes a self-contained septic system. Garbage disposal is used only for things which accidentally fall down the sink. All food scraps, fats, meats, and vegetable/fruit peelings are to go in compost bins and not down the garbage disposal. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that non-approved items have been flushed resulting in a clogged septic system, cost of damages will be taken out of the Security Deposit.
11. Occupancy Limit: The maximum number of overnight guests is limited to 14. Exceeding the maximum stated occupancy of the stated limits shall be grounds for immediate termination of this Agreement and Guest shall then immediately vacate the Property without refund of any fees.
12. Guest shall use the Property for legal purposes only and other use, such as, but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc., shall cause termination of the Agreement with no refund of rents or deposits.
13. Guest agrees not to access the “owner's closets", even if unlocked, which contain cleaning supplies and chemicals that could be hazardous to children and adults. The owner's closets are in the downstairs Master Bedroom, upstairs Middle Bedroom, and the utility room next to the washer and dryer.
14. Guest is advised that the Property contains a gas cook top, gas heating, and other gas powered items and will seek help from management if the proper operation of such items is not fully understood.
15. The Property has a fire extinguishers installed in the kitchen area and in the hallway upstairs immediately at the top of the stairs. Guest agrees to use the fire extinguisher only for true emergencies; depletion of the fire extinguisher for non-emergency will result in deduction from Security Deposit and additional damages. It is the duty of Guest to inform management immediately should the fire extinguisher become less than fully charged.
16. The Property has smoke detectors and carbon monoxide alarms installed. Guest agrees to notify Host without delay if any alarm “chirps" or has a low battery condition.
17. Guest shall see to their own security while on the Property by locking doors, windows, etc., when it's prudent to do so.
18. Valuable items left behind by Guest will be held for the Guest, and every reasonable effort will be made to contact Guest for return. If items are not claimed for longer than 6 months they shall become forfeited. Homeowner shall not be held liable for condition of said items, which Homeowner may sell and retain the proceeds therefrom.
19. A smart TV is available for Guest to use. No refund of rents shall be given for outages, content, lack of content, or personal preferences regarding TV service.
20. High speed wireless internet is provided as a convenience only and is not integral to the Agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences regarding internet service.
21. No alcohol may be served to anyone under 21 years of age.

Grace & Zack were great hosts. The animals were so fun & the house was perfect for a group. Hard to beat the location too. Everyone had a fantastic time.

Our group of 10 had a wonderful weekend at Grace's property in Napa. Grace is a great host, and went out of her way on several occasions to ensure that we were comfortable. She was happy to show us around the beautiful property, introduce us to the animals, and just generally make us feel at home. The house is large, comfortable, and full of country charm. Our group particularly enjoyed the great room and pool house. Thanks Grace! Hopefully we'll be back before long.

Spacious house with a gorgeous pool and cabana area to hang out by the pool. Farm animals were cute, particularly the donkey! Location was a quick drive to downtown Napa where there are lots of restaurants and shops. Grace was a very friendly host. You'll have a wonderful time if you stay here.

Booked Grace's place for a work retreat. The house was big enough for our large group of 12 and there were really nice, large communal spaces for us to meet, eat and socialize. The pool is amazing and so is the hot tub. The farm animals and grounds made it really fun to take breaks outside as well. Grace is an upbeat, welcoming hostess and was great about checking in with us while still giving us our space. We loved it so much we want to go back! Thanks Grace!

Life has seasons and they change! This charming country farm that I call home has now been filled with 2 1/2 decades of warm memories as my children have grown from toddlers to young men. I'm a self employed business woman with a big empty house! I love horses, living in the country, gathering fresh eggs each day, growing vegetables, and meeting new people! I will enjoy being your hostess and sharing this piece of paradise with you!

My goal is for each guest to be blessed as they arrive at this family farm which dates back to the late 1800's. May each person who crosses my threshold feel a welcome sense of coming home to a warm, comfortable farmhouse and may they appreciate the serenity and beauty of natural surroundings and a relaxed atmosphere. Somewhere beneath the redwood trees, in the vegetable garden, the chicken yard, the goat field, or the horse pasture may they connect to the vibrant heartbeat of a working farm that is reaching well into its second century. May they find here something that captivates their spirit and ignites their dreams!
