Arcadia is a gorgeous property overlooking Jervis Bay. Its location on Illfracombe Avenue makes it one of only a few houses adjacent to Collingwood Beach that isn't on the busier road that connects Huskisson and Vincentia. Furthermore, Arcadia is only 150m from Moona Moona Creek which is a favourite swimming spot for kids.

The bike path that goes into Huskisson (comfortable 10 min bike ride) and Vincentia (15 mins) is just across the quiet road and of course you’ve got the stunning Collingwood Beach on your door step. There are 3 bikes with helmets and a ping pong table located in the garage to make your stay a little more exciting.

LAYOUT

There is a great open plan kitchen, dining and living room downstairs along with a separate lounge upstairs (perfect to separate the kids!).

The kitchen is large, with modern appliances and all you'll need to cook up a storm.

BEDROOMS

Arcadia will sleep up to 8 adults. The remaining guests must be children under 16 years old. Infants in their own cots can be additional to the maximum guest limit. If there are more than 8 guests, a small surcharge will be added to your tariff to cover extra cleaning and the making of beds.

Linen is included all year round. This includes sheets, pillow cases, doonas and blankets, bath towels, beach towels, hand towels, face washers and bath mats. We will have the beds made for you when you arrive.

- Bedroom 1: King sized bed that leads onto a deck with stunning ocean views. There is a large walk in robe and private en suite
- Bedroom 2: Two long singles that can be made into a king sized bed if required.
- Bedroom 3: A single bunk and a single bed (3 people)
- Bedroom 4: Sofa bed (best for 2 children or 1 adult)
- Bedroom 5: Queen sized bed, walk in robe and private ensuite. This is located separate to the main house and is perfect for a couple that want a bit of privacy. This separate granny flat has a bar fridge, TV and coffee and Tea making facilities.

BATHROOMS / LAUNDRY

There are 2 shared bathrooms, with the main one upstairs equipped with a large spa bath. There are also 2 ensuites and a separate toilet.

The laundry is downstairs and has access to outside and the clothes line around the corner. There’s also a clothes dryer.

OUTSIDE

There is a small, fully fenced yard out the back and plenty of deck room available both upstairs and downstairs.

As well as a large 2 car lock up garage, there is room on the driveway for another car to be parked.
Within the garage there are 3 bikes, 2 boogie boards and a table tennis table.

Getting around is easy with little traffic most of the year, great bike paths and pleasant walks everywhere. Public transport is limited.

> ARRIVAL AND DEPARTURE TIMES

Wherever possible, Jervis Bay Rentals will contact you the day before to offer early arrival and/or late departure.

If you don't hear from us, we ask that you don't arrive before 3pm on the day of your booking (where the property has been cleaned and is ready before 3pm we will let you know that you can check in early). Departure is strictly 10am so that the cleaners have time to prepare the property for the next guests.

> PARTIES, FUNCTIONS and GATHERINGS

This property is surrounded by permanent residents and is located in a quiet part of town. Guests that don't respect the neighbours will be evicted forfeiting their full tariff and bond. If you are planning a party, please look elsewhere as we have a zero tolerance policy.

> WHAT IS INCLUDED?

Jervis Bay Rentals provide linen all year round. This includes sheets, pillow cases, donnas and blankets, bath towels, beach towels, hand towels, face washers and bath mats. We will even have the beds made for you when you arrive!

The kitchen has all the pots, pans and utensils you are likely to need. There is "Spray and Wipe", detergent, dishwashing tablets and dishcloths available as well as cleaning equipment for the BBQ. We also supply items like Gladwrap, foil, paper towels and tea towels. The pantry has all the basics (and often more!) including olive oil, salt and pepper, tea bags, coffee and sugar.

Bathrooms have shower gel, hand wash, tissues and toilet paper.

There is laundry detergent supplied for the washing machine.

Cots and highchairs are available at no extra cost.

If you find something that you would expect to have at YOUR holiday home is missing, please let Jervis Bay Rentals know and we will do our best to arrange it.

> INTERNET in the Jervis Bay Region

Please be aware that ADSL (fixed line broadband) internet connections are very unreliable and speeds are significantly slower than metropolitan areas. Unfortunately we have no control over this. There is extensive coverage of Telstra's 4G and 3G mobile network in the area if you wish to use your mobile phone. Where internet is advertised, we do our best to keep it online, however, please don’t plan your holiday around a reliable internet connection.

By booking this property, you agree to the following terms and conditions:

- Disturbance to neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be incurred for security and other expenses. All costs relating to the termination and eviction will be borne by the Guest. Jervis Bay Rentals reserves the right to withhold your full security deposit.
- Any damage, loss or expense incurred by Jervis Bay Rentals or the Owners of the property as a result of your breach of these terms and conditions will be charged against the security deposit. Examples of this include, but are not limited to:
1.Breakage, missing items, damage to the property (Charged at replacement/repair value plus delivery and installations costs)
2.Excess cleaning requirements (charged at $55/hr)
3.Extra guests beyond those declared (charged at $200 per guest per night)
4.Dirty barbecue (Charged at $55)
5.Loss of keys or remote controls (Charged at replacement cost)
6.Unauthorised parties or functions or gatherings that result in significant disturbance to neighbours (Full loss of security deposit plus any extra charges)
7.Unauthorised late checkout (50% of the nightly rate on the day of departure)
- Where there is malicious damage in excess of $1000, Jervis Bay Rentals has the right to legally pursue the Guest for full damages and, where applicable, criminal charges.

- Upon departure, the property must be clean and tidy. All the guest’s food must be removed from fridges and cupboards, all rubbish placed in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away.
- Swimming pool safety must be observed and complied with in accordance with legislative requirements. Guests must ensure pool access gates are secured at all times and children are properly supervised.
- All furniture and furnishings must be returned to the position they were in when you arrived.
- The property must be vacated on time. All windows and doors are to be locked. All keys must be returned to the key safe or management or as directed.
- Smoking is not permitted inside the property. If Visitors or Guests smoke outside, all cigarette butts must be disposed of appropriately.
- Guest's and visitor's vehicles must only be parked in designated areas.
- Seafood must not be gutted, scaled or cleaned at the property or scraps left behind.
- All rubbish is to be placed in the appropriate council rubbish bins provided.
- Rubbish bins are to be placed on the verge on the night indicated in the Compendium for collection the following day.
- No responsibility is taken for the guests and visitors personal property at the premises.
- Any area of the property which is locked and for which a key has not been supplied is private and not for guests use. Gaining unlawful access is a breach of this agreement and legal action may be taken.
- No additional mattresses, tents or caravans are permitted in or on the grounds of the property.
- The Property is to be rented for holiday purposes only. No other uses are permitted.
- The barbecue supplied with the property is the only one permitted to be used on the property.
- The number of Guests must not exceed the stated maximum for the property.
- Using the property for parties or functions is strictly prohibited. Unauthorised parties or functions will result in full loss of security deposit plus any extra charges
- Bookings cannot be made by persons under 18 years of age. The person making the booking declared that they are over 18 years of age.
