Scenic river and marsh walks, nature trails, beaches, riverside pubs, boat hire all close by. Seal pups at Horsey a special off- season attraction December to February.

A truly special hideaway in a unique location within the walls of Holkham Park. The characterful, timber barn dates from 1880 and has been sympathetically renovated to provide a spacious, stylish and comfortable studio room with en suite shower, wood burning stove and garden. Within easy waking distance of Holkham Village, beach and NNR and the picturesque town of Wells-next-the-Sea. Continental style breakfast included. 3 night min stay July and August. 2 night minimum at all other times.

THE BARN ANNEXE: COUNTRYSIDE YET CLOSE TO BEACHES.

The Annexe is situated just off the road down a country track in an Area of Outstanding Natural Beauty and is a newly renovated space within our barn conversion. It is located in a rural part of North Norfolk and although surrounded by countryside, it is also only a short distance to many beautiful beaches, making it the perfect escape. The village centre has a bus stop and a welcoming pub, both are within walking distance (a tranquil 15-20 minute walk). There are also train links nearby too.

The Old Laundry is surrounded by paddocks and historic parkland at edge of a village with two pubs, a shop and café. Pad barefoot across earthen tiles with underfloor heating. Modern insulation and a chic wood-burning Morso stove add to the cosy interior of this renovated cottage with doors overlooking the terrace and old farm buildings beyond. Crossing Retreat is a timber clad modern barn which has been renovated to give guests a taste of the countryside with a quirky twist. The large bi-folding doors along one side of the Retreat allow guests to open up their living space to the outdoors, perfect for those warm evenings. In the cooler months it provides a great source of light, enabling guests to take in the surrounding fields which provide lovely views. The projector and pool table are super additions to keep you entertained.

The Barn at The Old Ale House is completely separate from the main house, newly converted to accommodate just two people, with a mezzanine bedroom, open plan kitchen sitting room, and a modern shower room. The Barn has underfloor heating throughout, and private parking to the front along with a small private garden. Lyng is situated in the Wensum Valley close to a host of amenities riding stables,golf, fishing, the coast is within easy reach as is Norwich Dereham and Fakenham.

Located down a no through country road, but with the A11 just two mins away you will not believe how secluded you feel tucked away from the world The room is bright & spacious, with walk in en suite shower, with food prep area and has direct access onto the garden & patio area. You access the room directly from outside, so you can come & go to suit, your own private entrance

Whether you want to relax by the woodburner whilst soaking up the views, take long walks whilst enjoying the wildlife, cycle,canoe or fish, Wortwell is the perfect location being on the South Norfolk/Suffolk border.
