Habitude @ 402 Jakarta is so cozy fully-furnished 2BR x 1BA unit that can accommodate your whole family and friends. All appliances and furniture are brand new. The theme of the interiors are earth-toned colors to give guests a soothing and relaxing ambiance. Bookings of 4 guests and below who only need minimal space can book through my other 402 Jakarta listing. This will only give them access to one room of their choosing while the other room will be locked (Please see my other listing for guests of up to 4 pax).

Modern resort-type condo (NOT a serviced apartment/hostel or hotel). Large, air-conditioned bedrooms and living room, 1 bath, with 1 big balcony. Please see photos.

ONLY a maximum of 9 people (adults and children included) are allowed. PLEASE RESPECT THAT.

Large lagoon infinity and lap pools, gym, basketball court, and free Wifi in the unit as well as in the clubhouse. A convenience store is within the compound (open until 12AM) and services (pick up and deliver laundry service, food or drinking water delivery, etc.) are just a phone call away.

24/7 and very strict security.

Easy access to public bus, cabs, and jeepneys just outside the main gate. Truly a vacation-feel resort community.


We strongly encourage our guests to share in our earth-advocacy by shutting off all lights and electrical appliances when not in use.

The apartment has been designed to have as small a carbon footprint as possible. We use LED and CFL lamps and lighting fixtures. The bedroom air conditioners uses energy-efficient inverter technology. Other kitchen appliances have also been selected based on its energy efficiency ratio (EER).

For this purpose, and to help you enjoy low rental cost, we have provided a free electricity allowance of 14 KW/day (included in your rental payment) which is cumulative depending on your length of stay. This is approximately about 7-8 hours of use of A/C units running at 75°F setting. This may vary depending on outside temperature (which may cause condenser/compressor to run more) or your cooling setting. Excess usage will be charged at PhP17/kwh and will be collected upon check-out.


You can easily monitor your usage thru the electric meter (lower ground level). Most guests don't go beyond the allotment and those who do, pay just a small fee. We don't make money out of electricity. The extra cost we charge you is the cost that the power company charges.

For long stays(beyond 1 week), we do provide change of beddings, linens and towels once a week.

The Balinese-inspired sanctuary lets you escape the hustle and bustle of the city but is easily accessible with a bus stop right in front of the property. Property has secure gated access and you can request for the security staff to hail a cab. Airport 15 minutes away (about 7 miles), Resort World and City of Dreams between 5-10 miles, while Global City and Makati Central Business District is 20 minutes away.
Guests will have access to 500 square meters of lush Balinese garden and water feature landscapes. There's a jogging trail inside the secured gated community, a fitness center, swimming pool, club house, barbecue grill, children's playground, basketball court, full-service laundromat, salon, restaurant, and a 24/7 convenience store.


There's always room to move about at Raya Garden Condominiums, with more than half of the total land area being allocated for gardens, pools and recreational facilities.

Q: What is an Extra Person Fee?

A: A 2BR Unit's standard occupancy is 4 people but since 90% of our bookings from the past year requests additional accommodations for their family and friends, we decided to extend our capacity up to 9 people complete with beds, beddings, sheets and towels.

Please understand that maximum allowed number of guests is higher than any host's normal expected occupancy. You may notice that there's only a handful of AirBnb hosts who allow this capacity. Hotels actually charge this without travelers knowing about it. Think about a standard hotel room where normally two guests are included in the nightly rate, but the max occupancy may be four or five – in those cases, an extra person fee is warranted.

If you need additional reasons as to why we charge the extra person fee, here's the top 3 important justification:

1. More utilities will be used.
2.More consumption of consumables.
3.It’s harder to manage a large group and it creates a strain on the property. There is a greater possibility of things getting scratched or worn out.

Q: What is the security deposit for?
A: Everything in the Condo is listed in an inventory matched with its monetary value. Damages and/or missing items upon check-out will be charged against guest/s' security deposit. Security Deposit will not be withdrawn from your bank account unless damages are claimed 24 hrs after check-out. *

Q: How is the parking situation during our stay?
A: Parking fees are not included. Guest parking availability is on a first-come first-serve basis. Guests can arrange this directly through Raya Garden's on-site Admin. Rates: P25.00 for first 3 hours, P150.00 overnight parking.

Q: Are there additional charges that I need to know?
A: Additional Security Deposit and Cleaning Fees may be charged based on length of stay (1 month or so).

Q: Are pets allowed?
A: Service Animals with proper identification are welcome. Additional pet fees may apply.

Q: What is not covered with my payment?
A: Raya Garden charges for the ff amenities:
Fitness Center - approx. $2 / session
Pool - For guests staying less than a month, Raya Garden charges Php 112 per person per day maximum of up to 5 guests; The same guests are also not allowed to use the pool during Monday (cleaning day), Weekends and Holidays.

When you rent an Airbnb property, you are renting SOMEONE's home. YES, my family and I also stay here. Please RESPECT our home and everything in it.

Our House Rules are for the benefit of ALL our guests. We keep a premium on cleanliness and maintain ALL items in the unit in good working condition (regularly inspected).

-- Early check in or late check out can be accommodated ONLY on the availability of the unit.

IN COMPLIANCE with Raya Garden Admin's Transient Guests Policies and Requirements, as well as TO AVOID check in delays, please send the FULL names of ONLY those staying in our unit.

Check in time is 2PM to 6PM. To avoid entrance delays for late night or after midnight arrivals, PLEASE CALL or send SMS/Airbnb message ahead of time for instructions on the procedure for moving in.

Move-Out inspection and damaged items is documented thru pictures that we'll send along with the claim against your security deposit.
If we find anything missing or broken, it will be at your expense, regardless.


Our unit can ONLY accommodate a maximum of 9 persons. Children ARE INCLUDED in the count. PLEASE RESPECT THAT.

We respect our guests' privacy by NOT installing CCTV cameras in our unit. BUT PLEASE DO NOT ABUSE OUR KINDNESS by having visitors who are not part of the agreed number in your booking, to sleep OR SQUAT without our knowledge. Doing this is stealing from us of additional person fee, as they will also use our facilities, utilities/amenities.

-- Children 3 yo and below are free.

-- We are NOT a serviced apartment nor hostel/hotel. This is OUR HOME. We trust that you (our guests) would keep our unit clean as you would your own home.

-- STRICTLY NO SMOKING ANYWHERE in the unit. Smoking footprint/residue DOES NOT LIE. A penalty of P2000.00 per day will be charged to any guest/s who violate this policy.

-- STRICTLY NO PETS (unless service animals with legitimate certification) allowed in the unit. PLEASE RESPECT THAT.

-- Strictly a residential place, NO parties / events shall take place in the room. A penalty of P2,000.00 per occurrence or a forced eviction will be imposed should a complaint of excessive noise due to loud gathering and/or partying will be raised.


Expected visitors are allowed ONLY after coordinating and sending their names with us (unit owners) as required by Admin and Security. Otherwise, they will not be allowed to enter the premises..

Visitors are allowed to stay ONLY before 9PM. Charges shall be collected upon check-out on ANY additional person beyond the agreed number of persons per reservation (made on Airbnb), AS VERIFIED BY MAIN GATE and BUILDING SECURITY logs /CCTVs.

-- CLAYGO (CLEAN AS YOU GO). Please leave the unit you rented as you found it upon arrival - CLEAN (kitchen utensils washed) & UNDAMAGED. A corresponding cleaning fee applies depending on the unit's condition upon check out.

Missing or ANY broken items/damage to the unit include, but are not limited to: missing towels, wall stains, carpet stains, paint scratches, bed stains, linen stains, etc. will be charged accordingly. A corresponding cleaning fee applies depending on the unit's condition upon check out.

In case of violation of the above regulations or any misconduct as deemed to cause OTHERS' (owner or arriving guests) INCONVENIENCE AND DISCOMFORT, the OWNER reserves the right to ask the guest to leave.


RAYA GARDEN does not have unit to unit garbage collection service. Even though our place gets quarterly pest treatment, you can help prevent infestation of ants and roaches BY disposing YOUR garbage regularly (basement parking level) and store any type of food properly.

-- The key (main door key cannot be duplicated) is the guest's responsibility. Any damage and loss will be subject to a fine of P500.00.


As per RAYA GARDEN Admin Transient Guests Policy, starting March 2017, for stays up to 1 month and longer, ONLY 7 of registered occupants may use the pool for free. Exceeding this number (on weekdays ONLY) entails a P120.00 pool fee directly paid at the admin office.

For stays less than 1 month, a P120.00 pool fee per person per day is to be paid directly at the Raya Admin Office.

--- Pool IS CLOSED on MONDAYS for general cleaning.

--- Weekends and holidays are STRICTLY reserved for the unit owners and registered unit guests' use ONLY.


FOR STAYS 1 MONTH AND UP, RAYA GARDEN Admin strictly require our guests to secure an ID for each individual staying in our unit. A Php150.00 fee and photo is required to produce the ID. The fee is shouldered by the guest. Application is done directly with Raya Garden Admin, NOT thru us (unit owner).

Great Airbnb experience. The place is very cozy and you'll find everything you need especially if you like to cook at home as I do. Fast internet connection and comfortable bed. The area is very quiet and you'll like to go just downstairs if you forgot to buy something. The unit is the ideal for couple with children. The host is very friendly and get in touch is easy. Highly recommended!

On 25-27 of Aug 2017, my family and I stayed at Habitude 402. The place is 15-20 mins by car from NAIA 3 (depends on traffic). It was my first Airbnb experience and the stay went great! I chose Lea's place cos it allows a max of 9 heads. The place was safe, clean and homie. I love the interior and it has most of the things you may need in a pantry. There is a convenience store and cafeteria/ canteen with WIFI inside Raya Garden (this saved me!). Guards and receptionist are helpful. Lea and Jenny are amazing people, they're very responsive to my needs and queries.. I would highly recommend the place.

Lea is such a great communicator, this kind of host every airbnb needed. My family enjoyed the hip vibe of the unit. It was close to the airport which is really a plus and only 30 minutes to Ocean Park and MOA. We've arrived late ~ from the access gate and the security guard they're very accommodating, they even made sure we're safe and always there to help us. ( thanks kuya). Overall it was a memorable experienced! Until next time, thanks alot for having us.:)))

Lea's Jakarta condo was, overall, a comfortable stay for our family with guests totalling 6 people. It had everything you will need including a convenience store, salon and spa, clubhouse (outdooe eatery) and nice pool! The only main issue for us was finding a taxi to pick us up and take us places...otherwise, if you can use Uber or Grab...maybe better.
