Sleeps 6 comfortably, plus 2, with a maximum of 6 adults and two under 5's in the party (additional charges apply for 7 or 8 guests). Please note a 7th or 8th guest will be sleeping in either a travel cot, on a pull out guest bed in the twin bedroom (suitable for a child only), a 4' sofa bed in the upstairs king bedroom or, a 4' sofa bed in the lounge. All ages count towards the total maximum occupancy and all guests must be declared regardless of how many nights an individual guest stays throughout the booking period.

Upon booking you will be sent an email and required to complete our own on line booking form accepting the following Terms and Conditions:

The rental agreement is between Sue Jubb hereinafter referred to as the “Proprietor" and the party leader hereinafter referred to as the “Client" for the rental as holiday accommodation only, for a maximum of 8 persons as named on the booking form, hereinafter referred to as the “Party". Linden Cottage is hereinafter referred to as the “Property". This agreement is for a period of nights commencing no earlier than 16.00 hours on the arrival date and until no later than 10.00 hours on the departure date as stated on the booking form, for the agreed rental price, with an additional security deposit payable of £200.00 towards damages/expenses.

BOOKING CONDITIONS
If two sets of keys are required an additional £100.00 security deposit will be payable locally on arrival. The client will not be paid any interest on the security deposit. We recommend that all persons in the party are covered by insurance including, but not limited to, personal possessions, illness, holiday cancellation or accident.

CANCELLATION CHARGES (these terms supersede Airbnb 'Strict' terms)
If the rental is cancelled earlier than 6* weeks before the rental is due to begin, 50% of the rental (less Airbnb fees) will be forfeited unless the proprietor can re-let the property without loss to the proprietor. Any shortfall in re-letting will be forfeited from the rental. If the property is successfully re-let the full rental (less Airbnb fees) will be refunded less any shortfall in letting and any associated costs such as additional advertising.

If the rental is cancelled at any time within the 6* week period up to 7 days before the rental is due to commence, the full rental will be forfeited unless the proprietor can re-let the property without loss to the proprietor. Any shortfall in re-letting will be forfeited from the rental. If the property is successfully re-let the full rental (less Airbnb fees) will be refunded less any shortfall in letting and any associated costs such as additional advertising.

If the rental is cancelled 7* days before the rental is due to begin, the full rental will be forfeited.

*Cancellations must be made by the check in time of 3:30 PM UK time. Cancellations made after 3.30pm count as the next day. For example, for a 7 day cancellation, if check-in is on a Saturday, cancel by 3.30pm on Saturday of the previous week.

ALTERATIONS AND AMENDMENTS

The start and departure dates, or named guests under this Licence to Occupy cannot be changed without the agreement of the proprietor, and a new contract will be required. The client may be liable to forfeit the whole or part of the initial rental deposit under the original contract at the discretion of the proprietor.

LINEN/TOWELS/WELCOME PACK

Bed linen is included in the price of your rental. This consists of one duvet cover, sheet and pillowcases for each bed/bed settee per week. For bookings of 14 days duration or more, you will be provided with a mid stay change of bedding. We do not supply cot bedding. TOWELS ARE NOT INCLUDED IN THE RENTAL, however, towels may be hired @ £3 per person per week, which includes a bath sheet and hand towel. If required, the towel hire cost will be added to the rental quote. Basic essentials, for example, toilet roll, liquid soap and washing up liquid etc are provided on arrival with our compliments to tide you over. However, as a self catering property, no further provisions will be provided.

HOUSE KEEPING

As a self catering property, a charge of £15.00 per hour for exceptional cleaning will be deducted from the security deposit if you do not leave the property in the same clean and tidy condition as you found it (cleaning materials provided). Please refer to the check out procedures as detailed in the Welcome Brochure before departure.

RENTAL CONDITIONS

Strictly NO SMOKING inside the cottage and NO PETS are allowed within the property or curtilage.

Arrival Times – after 3.30pm (Arrivals after 6.00pm by prior arrangement. The Client is required to advise the proprietor of any changes to the arrival/departure time, otherwise we cannot guarantee to be available for access/departure).

Departure Times – before 10.00am latest.

The number of persons sleeping in the property may in NO circumstances exceed 8 persons or, those specifically named on the booking form for any period during the rental. None of the named guests may be substituted by another individual during the period of stay. It is not permissible to assign, let, part with possession of the accommodation, nor allow any other person other than those named on the Booking form to occupy the accommodation. Should any additional guests occupy the cottage overnight, any under occupancy discounts previously given will be forfeited. Any additional unauthorised overnight guests not named on the booking form will be charged at the advertised under occupancy discounted rate per person per night for the duration of the booking period. Under occupancy discounts are only available at the time of booking and may not be claimed if any of the party are subsequently unable to attend for any reason. Any additional unauthorised overnight guests not named on the booking form and exceeding the maximum occupancy will be charged at £50.00 per person per night and will be required to leave immediately along with the rest of the party. Whilst guests are permitted to have occasional day visitors, total numbers must remain within the capacity intended for the accommodation, i.e. the number of persons present at the property including the garden, at any time (including any guests' visitors) may not exceed 8 persons. The property is hired strictly on the basis that the accommodation, its services and facilities is for sole holiday use by the named party and that no right to remain in the property exists after 10.00am on the departure date, for the party or any person allowed into the property by him/her. No automatic right exists for any persons not named under this agreement to be on the premises and any visitors may not be left alone in the property unless accompanied by a party member aged over 18.

The property may not be used as a venue for any form of entertaining and guests are not permitted to host meetings, gatherings or parties. We do not accept bookings for the purpose of Stag/Hen celebrations. Any excessive noise, nuisance to the proprietor or neighbours, or illegal activity before or during the Licence to Occupy will cause the proprietor to terminate the agreement without compensation or refund. The party leader undertakes responsibility for all guests' and any visitors' behaviour and ensures that all guests and visitors comply with the terms of the rental. Children aged under 16 may not be left alone in the property at any time.

Parking provision is for the party only (3 spaces). Any guests' visitors are required to park outside the curtilage of the property where there is additional off road parking. Additional guests camping in the car parking areas is not permitted.

The client shall be liable for any costs incurred as a result of any delayed departure beyond 10.00am, or as a result of leaving the cottage or any of its equipment/contents in a condition which delays the arrival of incoming guests.

The client will pay for any costs incurred and any damages, caused by any persons in the party or their visitors, to the property and its contents during the occupancy. The security deposit must be paid on account of breakage or damage, exceptional cleaning, excessive maintenance beyond reasonable wear and tear, excessive use of electricity, loss of keys and any other expenses incurred, which may become applicable. Any damages or loss to the property or its contents should be notified to the proprietor immediately and before departure in order to give the proprietor adquate time to rectify before the arrival of the next guests. The client is responsible for the security of the property during the stay and must ensure that all windows (including the first floor and Velux roof windows) are closed and doors are locked when absent from the property. Failure to do so could result in a claim against you in order to recover any losses to the property and its contents. Valuables must not be left on display. Please ensure that all valuables are covered by your own household insurance policy.

The proprietor cannot be held liable for any loss or damage to belongings, or injury sustained by the hirer or member of his/her party during their stay, except caused by any act, omission or breach of common law duty of care under the Occupiers Liability Act 1959 by the proprietor. Vehicles and contents are left at owners' risk.

If for any reasons beyond the control of the proprietor, the property reserved is unusable or unavailable, the proprietor undertakes to refund all payments made by the client but will not be liable for any further obligations or claims by the client. The proprietor will not be held liable in the event that any advertised amenity, equipment or service fails and becomes, or is unusable during the Licence to Occupy due to reasons beyond our control or to force majeure.

The proprietor reserves the right to inspect the property as necessary during the Licence to Occupy, giving reasonable prior notice. No prior notice will be given if access is required for emergency reasons e.g. urgent repairs, power failure or to close windows left open during guests' absence.

ECO TERMS & CONDITIONS

The property incorporates renewable technologies, including under floor heating, an air source heat pump, and a heat recovery system. The system is highly efficient and operates on the basis that the property is sealed and highly insulated to reduce heat loss. The heat recovery system continually supplies fresh air for a draft free and comfortable environment, negating the need to open windows except in warm weather. The client agrees to adhere to the simple instructions as detailed in the Welcome Brochure for the proper use of the property and its facilities, in order to maximise the efficiency of the services provided. Failure to follow the simple instructions, such as not comprising the efficiency of the system, by opening windows during the winter months whilst the heating is in operation, may result in energy consumption be deducted from your security deposit.
It is not permitted to charge electric vehicles from the cottage, unless agreed prior to booking, for which an additional charge will be applicable.

COMPLAINTS PROCEDURE

Should any issues arise during your stay, you are required to report this immediately and before departure, in order that the proprietor may be given reasonable time to attempt to rectify. Any complaints cannot be considered following departure.

No assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure is created under this Licence to Occupy now or upon determination of this Contract.

These conditions and any contract to which they apply are governed in all respect by English law and the English courts only shall have jurisdiction in relation to any claim or dispute arising out of, or connected with them.

nous avons été très bien accueilli, avec un grand sourire. Le chalet correspond tout à fait à la description. Et le quartier est magnifique, mème à cette époque. Donc en été cela doit etre encore mieux. Cela donne envie d'y retourner

Linden cottage was wonderful. Everything was clean and in excellent condition. The cottage had everything we could possibly need. Beds were comfortable. The location was a great base for our adventures to Oxford, Bath, Stonehenge and more. And the lovely setting can't be beat. Sue was a great host. We loved our stay here.

Sue made us feel very welcome and took good care of us whilst leaving us in private even though living right next door. The cottage is lovely and our guests from abroad really loved it. Nice and well insulated for the winter period too. If the need arises would definitely return for another visit.

This cottage was in excellent condition and being an eco-home with high levels of insulation was very cosy despite staying during November. The cottage was very well equipped and our two boys 5 and 4 thoroughly enjoyed their time there. The owners Sue and Martin were extremely responsive to any questions we had during our stay. Would definitely recommend to families and anyone wanting a spacious, well equipped cottage in this area.

Sue is a very kind host. She was with us the moment we arrived and welcomed us and showed us around the lovely cottage. We had everything we needed and the stay was very pleasant. I can highly recommend other people to stay in Sue's cottage in wonderful surroundings!

Martin and I live on site with our adult daughter and 3 horses. We have lived on our small holding for 13 years and have been letting for 10 years. This particular holiday cottage has been let for 3 years, which we built in 2013 on the site of an old stable block. We are very interested in the countryside and environment, and enjoy sharing our 'special' spot with our guests. We are always on hand to assist, but once we have checked you in, you may not see us again until you depart. Taking our cue from our guests, we will either leave you in privacy, but we are always more than happy to chat too.
