After you park in the dedicated off-street spot right outside, this bright, charming basement studio is all yours, with a separate (keyless code) entrance and private bathroom. Enjoy the comfy queen-sized bed, small futon couch, HD TV (with extended digital channels including Smithsonian Channel, National Geographic, HBO and Starz), free Wi-Fi, a VCR/DVD, and a small bathroom with a shower. The room also has a mini-fridge, microwave and bar table with two stools, as well as a bench and coat rack, dresser and walk-in closet. Heating is controlled entirely by you; air conditioning just isn’t needed, as you’ll be in the coldest room in the house.**
IMPORTANT for pet allergy sufferers and business travelers: To be considered Business Travel Ready by Airbnb, they stipulate no pets on the property. HOWEVER, because I have happy, repeat business guests and fit all the other criteria, I want all guests to be aware I *do* have a dog living on the premises who has spent time in the apartment (and I also allowed someone to stay with cats once). If you have highly sensitive allergies, this may not be the best option. I am a diligent cleaner, so I wouldn't expect this to be an issue, but want you to be aware as you make your choice.
In addition to a freshly made bed (with 600-thread-count sheets) that gets rave reviews, you’ll enjoy plush towels and a robe, too. If you forgot your rain jacket, just use the one here; feel free to borrow the umbrella as well; just know it’s a clear sign you’re a “tourist”. :)
Great news! We installed a brand-new shower in March 2016! Much of the space was refinished or updated in September 2014, including new floors, new paint throughout, new toilet and pedestal sink, new TV, new microwave and more.
If the weather allows, relax outdoors at the small patio table on the shared patio, surrounded by trees, flowers and plants that create a semi-private mini-backyard.
** With at least 5 coffee shops within 6 blocks, I *do not* provide a coffee maker. Purchasing coffee is kinda a Seattle ritual, so you’ll fit right in once you get that cup in your hands.

I’m happy to share my basement space as your ‘home base’ during your visit; I’ve tried to create a relaxing, comfortable space and provide things I hope will help you get acclimated and add to your enjoyment (maps, menus, travel guide books, neighborhood info, etc.).
I like meeting new people but it’s also likely you may not see me. (If you’re looking for a full-on B&B experience with lots of host interaction, you probably want to explore other options.)
I do check in with guests periodically and am available if you need anything during your stay.
Please note: the base price is for off-season. Some weekends, holidays and summer rates are higher.
I live above this studio, so you'll hear my footsteps occasionally, as well as other general living 'noises.'
I have an energetic medium-sized dog who loves guests and also feels compelled to protect our house (usually from FedEx or UPS delivery-people) by barking occasionally. He also uses the side yard to ‘do his business’; please help keep the metal gate closed to keep him from roaming the neighborhood and getting hurt or into trouble. Although you might never interact with either of us, it’s probably best if you’re not afraid of dogs or the occasional barked greeting.
Seattle is serious about the earth, so I ask that you do your best to follow the guidelines for recycling, trash and composting material.
I use hypo-allergenic laundry detergent; the winter comforter is down-filled.

I’m happy to invite you to experience my fabulous city, neighborhood and part of my home. I’ve lived in Seattle for 10 years – my longest stint yet – so I must love it! I’m mildly outdoorsy (blueberry-picking in summer and some snow-shoeing in winter), but mostly enjoy being surrounded by all the natural beauty of the area, from snow-capped volcanic mountains and placid waters to bald eagles (in Green Lake Park) and gigantic tulips. Originally from North Carolina, I’ve also lived in Atlanta, Chicago, San Francisco, and Washington, DC.

I usually work from home (seeing clients on the main floor, anywhere from 8 am to 8 pm), and we share walls with neighbors so reasonable noise levels are important.
No smoking (of *any* kind, including e-vape) in the apartment or within 25 feet of the building.
Shoes must be removed inside the space. (Bring your slippers or socks if you'd like.)
No pets allowed.
This is a quiet part of the neighborhood and sound carries in the alley, so please be mindful and respectful as you come and go. I'm friendly with neighbors and would like to keep it that way. :)
