Constructed of earth and granite, part of a small complex of old farm buildings, with just this one as accommodation, in a tiny hamlet along an unspoilt farm track alongside an Area of Outstanding Natural Beauty. On a bridle path joining the National Cycle Route close to beaches and the Coastal Footpath. Mountain bikes with helmets available for your use. Digital projector with HDTV, Netflix and Sky Sports for your entertainment. Organic veg from our kitchen garden.

The barn has been painstakingly restored using traditional building materials and has a large, craftsman built kitchen with 5 gas burner/electric oven range cooker, microwave, fridge with ice box, toaster, kettle and quality utensils plus Sabatier knife set. Everything from quick snacks to gourmet meals served at the massive farmhouse table. The barn is supplied with its own water source, filtered and UV treated, for the perfect cup of tea.

Upstairs the spacious living area, which includes two daybeds, has open beams, English oak floorboards and steps down to the garden. Wooden shutters provide a blackout for viewing stunning HD TV and Netflix movies via a video projector with surround sound. Sky Sports available if a day or week pass purchased.

The bedroom has adjoining wet room with WC and basin. The whole barn is connected to Wi-Fi and the eating area has a Mac computer with internet and TV.

All linen and towels provided. Property is cleaned and linen and towels renewed at changeover or weekly.

Although the barn is surrounded by countryside, it is only a few minutes' drive from the town, which is served by banks, post office, supermarkets and a mainline rail station. 4G mobile coverage with most providers. Mid Cornwall is perfect for accessing all of the county's many attractions - from the rugged north coast to the far west, from the wilds of Bodmin Moor to the delights of the Eden Project and Heligan Gardens. Settings for the Rosamunde Pilcher stories within easy reach.

Transport to and from St Austell railway station can be arranged if you wish to come by train.

Narrow stairs from kitchen to living area and bedroom may be unsuitable for anyone with impaired mobility.
Access to the property is via a farm lane/bridle path which is not suitable for very low slung vehicles such as sports cars and can get muddy in the winter. Standard family cars are fine.

We bought the disused and dilapidated barns near to the house in 1995 and have spent the intervening years repairing and restoring them with the skilled assistance of Allan and Richard, the carpenters, Les, the cob specialist and Pete, our nephew. Along with the barns came a small field, where we now have our kitchen garden and where the chickens are fenced among the trees in a copse.

The cob barn restoration was completed in the summer of 2012 after many years of hard work. It has been a labour of love, with much attention paid to detail as our long-term aim is to live there ourselves. Cob is a mixture of clay subsoil and straw that is wetted and trampled, originally by cattle but nowadays by digger, to get the right consistency. It is laid on a base of stone, heeled in and each layer left to dry before being adzed smooth and coated in lime plaster to allow it to breath. Cob buildings can last for centuries if they have "a good hat and a good pair of boots". The thick cob walls keep you warm in the winter and cool in the summer.

Feel free to wander around our small field and kitchen garden where you may help yourself to seasonal vegetables.

Although we live in the farm house 50 meters away and are there to assist in any way we are able we will respect your privacy.

This is a lovely property with all the home comforts you could want. The outside space was nice, in particular our son adored the chickens and the cows!

We just got back from our holiday (two adults with a 12 month old) and had an amazing time. The barn itself is gorgeous, especially the kitchen and the surrounding area. John and Sue were lovely hosts, from detailed information before arriving (including showing us where the "hump" was!), to providing little touches like milk, eggs and butter waiting for us. The accommodation is equipped with anything you can think of needing, plus luxury touches like the underfloor heating and home cinema. Our daughter loved the chickens and the swings. The location is a perfect base for exploring Cornwall- we went to The Lost Gardens of Heligan, Par Sands, The Eden Project, Lanhydrock, Charlestown and Mevagissey- all very convenient- plus it was also easy to drive out further to the Levant Mine. Plus, having St Austell nearby is great for supermarkets and an excellent chippy. We would definitely return!

We thought this the best price/quality property we have experienced in 35 years of UK and Europe 'regional character' rentals. The balance of Design and Functionality is award worthy. The building restoration itself is to/above Landmark Trust standards (especially the internal woodwork), to which have been added modern amenities: well designed kitchen that goes beyond the call of commerce in the provision of quality implements - warm bathroom with quality fittings - guest Apple computer in kitchen for info, TV and music - the signature AV system (with foolproof instructions for novices). Having seen the slide show on the effort and love applied to re-raising the Cob Barn out of the ground, we raise our hats to John and Sue, and the unknown craftsmen.

The Cob barn was fantastic. Everything we expected it to be and a little more. Some lovely walks in the area and restaurants. John and Sue were really helpful and nice as well. Would recommend.

We are John and Sue and have lived in the farmhouse since 1978. We are both semi-retired, John having worked at the local college of FE running photography and art courses and Sue as a magazine designer. Our children have moved away now and we live here with our dog, an English Bull Terrier, two cats and our chickens.
