Perfect romantic getaway for two. Safe and secluded Indoor/outdoor living with fully equipped outdoor kitchen. See photos. Ask about our in-room massage special. Your co-host, Karen, Your co-host, Karen, owner of the MassageRX Day Spa in Rancho Mirage ( offers guest massages and waives the customary $25 outcall charge.

Price INCLUDES 9% TOT (transient occupancy tax).

Upgraded, refurbished (Summer 2010) and fully equipped guest casita of architecturally significant South Palm Desert estate, including fire pit, salt water pool, jacuzzi, 400,000 BTU pool heater, lounge chairs, outdoor bistro table and chairs, and propane-heated porch attached to the main house. The porch includes a kitchen with BBQ, cushy seating area, dining area, and even a high-top table with bar stools. Note that there is NO INDOOR KITCHEN, but CozyCasita has a microwave, full size fridge, provisioned Krueig coffee maker, and exclusive use of the Main house's back yard, including porch, BBQ, electric oven/toaster, electric griddle, cutting boards, bowls, and outdoor sink.

In the highly unlikely event of inclement weather, enjoy the wall-mounted High Definition Flat Screen TV with TimeWarner and DVD. Also, there's an iPod/MP3 docking station so you can play your own music. You have exclusive use of a house phone with unlimited calling in the US and Canada.

Nearby Hikes , Shopping & Attractions: South Palm Desert has few cars and many pedestrian-friendly streets. If you like to walk, town is just one mile to the north and mountain trails are just one-half mile to the west.

Cozy Casita is located in an upscale neighborhood one-mile from the famous El Paseo shopping district, the 'Rodeo Drive' of the desert. Nearby attractions include world-famous golf, tennis, fine dining, gallery walks, hiking, and of course, shopping.
Palm Desert is only 12 miles east of Palm Springs with its Art Museum and Tramway.

This is the ideal venue for quiet enjoyment. The hosts live in the main house and expect guests to be quiet like them. This is NOT a party house or clothing-optional resort.


RENTAL RULES

1.Smoking is NOT allowed anywhere on the property, inside or out.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3.The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.Keep the property and all furnishings in good order
5.Only use appliances for their intended uses.
6.Pets are NOT allowed.
7.Parking: PARKING – Parking is limited to two vehicle(s). Vehicles are to be parked in designated parking areas only.
8.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be removed, except for the pool area. A washer and dryer is available in the main house and available at mutually agreeable times.
9.Hot Tub: When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Remember when not using the hot tub, please shut it off and replace the cover so it will stay warm.
10.Pool: No diving or jumping into the pool is permitted.
11.Firepit: Please do not throw any paper or other combustible materials in the firepit.
12.Water and Septic: DO NOT FLUSH anything other than toilet paper.
13.NO GLASS permitted in the pool area; plastic-ware provided for pool use.

GUEST LIMIT: 2 (per local zoning). MIN STAY 3 nights (per local zoning). Transient Occupancy Tax 9% (Permit #02754)

GUESTS REQUIRED TO SIGN AGREEMENT AND LIABILITY WAIVER UPON ARRIVAL:
Waiver: In consideration of the occupancy of Cozy Casita, including driveway and walkways, and use of various backyard amenities, including but not limited to, the swimming pool, Jacuzzi, fire pit and barbecue, the undersigned do hereby release, waive, discharge, and covenant not to sue the Property Owner and his agents from any and all claims including negligence resulting in personal injury, accidents or illnesses (including death), and property loss arising from such occupancy and related activities.

Assumption of Risk: Use of the amenities carries with it certain inherent risk that cannot be eliminated regardless of care taken to avoid injuries. The specific risks vary from one activity to another, but risks range from minor injuries such as scratches, bruises, and sprains; major injuries such as eye injury, joint or back injuries, heart attacks and concussions to catastrophic injuries including paralysis and death.
I/ we have read the previous paragraphs and I/we know, understand, and appreciate these and other risks that are inherent in the occupancy and use of the amenities, I/we hereby assert that my/our participation is voluntary and that I knowingly assume all such risks.

Indemnification and Hold Harmless: I also agree to INDEMNIFY AND HOLD the Property Owner HARMLESS from any and all claims, actions, suites, procedures, costs, expenses, damages, and liabilities, including attorneys fees brought as a result of my occupancy and to reimburse them for any such expenses incurred.

Severability: The undersigned further expressly agrees that the foregoing waiver and assumption of risks agreement is intended to be as broad and inclusive as is permitted by law of the state of California and that if any portion thereof is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect.

Acknowledgment of Understanding: I have read this waiver of liability, assumption of risk, and indemnity agreement, fully understand its terms, and understand that I am giving up substantial rights, including my right to sue. I acknowledge that I am signing the agreement free and voluntarily, and intend by my signature to be a complete and unconditional release of all liability to the greatest extent allowed by law.

We prefer guests who are quiet non-smokers, and respect nature (as in the Cozy Casita is not a "party house")
