Farm house recently refurbished with the charm of wood walls/ceilings/floors -- some painted, most natural. Old House sits in the middle of a 400 ac working farm -- 2/3 woods, 1/3 pasture -- w views, streams & miles of lovely walking trails.
The farm has a rich history dating back to a Patent Deed signed by Governor James Monroe in 1800 (before he became President). The history has been researched and documented in a 120 page document with pictures and maps -- showing the evolution of the land and the families who have lived here -- James and Sarah Lawrence, Dr Edgar Lawrence, Put Simpkins, Miss Jane, Miss Molly ...... The original part of the house was built in the 1860's, with a large two-story addition in 1912. The house was entirely renovated and upgraded in 2013 to meet modern building code standards.

Guests have access to the entire house, and to the entire farm.
The barn includes basketball net and ping pong table.
The Old House includes Wi-Fi with about 10 mb/sec download speed.
We are at an elevation of about 2,500 feet, generally with mountain breezes. The relatively cool nights, screened storm windows and cross ventilation in each room typically makes A/C unnecessary -- but we have fans and A/C just in case.

We will help with directions and fastest route to places, suggestions for dining and activities, and so forth -- if you ask.
The farm is very quiet and serene. It is located in Floyd County on a gravel road a few minutes off a main road. It is about 20 minutes from I-81 and Christiansburg, 30 minutes from Blacksburg and VTech (ask for fastest directions), 45 minutes to Roanoke, and 18 minutes to the Town of Floyd.

-- The antique floors are uneven soft pine that scratch & dent easily; please LIFT AND CARRY things, not push across the floor.
-- The water is shared with the main house; please use in MODERATION.
-- Because of insurance requirements, no FIRES can be built in the fireplaces.
-- The kitchen is designed for low or moderate impact, so it cannot handle broiling, heavy frying, etc.
-- Pets are not allowed, nor is smoking.
-- In case of WATER emergency, the shutoff valve is on the pipe coming up through the floor in the Mechanical Closet. Please immediately clean up any standing water.
-- Things happen – but please ask for ADVICE before trying to make fixes.
