Lastly, City of Boulder is now enforcing guest occupancy requirements. The city is allowing up to 4 unrelated people to stay in the condo. Or, a family of any size plus 3 unrelated people. Please keep this in mind when making reservations.
I am the owner of this two-story condo located in downtown Boulder only 1.5 blocks from dozens of shops, restaurants, and pubs along historic Pearl Street Mall. This fully-furnished 1255 sqft unit includes 2 bedrooms, 1.5 baths, remodeled kitchen/bath/floors, and plenty of sunlight. The home is one of four units in a four-plex with common courtyard, and grill.
There are NO shared walls with other living spaces and neighbors are friendly and courteous.
One parking space is included and there is also a free (shared) washer and dryer.

Your location is 1.5 blocks to Pearl Street Mall (restaurants, shopping, pubs), 5 blocks from the beautiful Boulder Creek Path, and 8 blocks from the University of Colorado campus. Daily bicycle rentals are also 2 blocks away and available 24/7.
Skiing/Snowboarding is also easily accessible with Eldora Mountain only 20 miles from downtown and there is a bus that leaves every 1 to 1.5 hrs. The bus station is only 3 blocks away.
Unfortunately I cannot accommodate smokers or pets. Again, smoking is prohibited on the property at all times.

I have lived in Boulder for 10 years, so I can provide a wealth of knowledge about the area and the amazing things to do in town.
Regarding the entrance, there is a Lock Box mounted at the front door for 24-hour access. The unit has two steps to get in the front door. Both of the bedrooms and shower are located upstairs (about 20 steps). Downstairs is all hardwood floors while the steps and upstairs are carpeted. Note, up to three people can sleep downstairs on the sectional couch or the air mattress if climbing steps is not an option.

Please be courteous to the neighbors. This is the single most important rule and what affords you and I to have this opportunity. PLEASE be especially courteous with noise after 10:00PM and do NOT congregrate on the back porch or front courtyard after hours. Note you are literally a few feet from a half dozen bedrooms on either side, so kindly take it inside. Please contribute good Karma in Boulder and do well unto others, specifically my good neighbors.
Again, smoking is prohibited on the property at all times.

I simply ask you treat the unit as if it was your own. Thanks, but there is no need to start any clothes or linen wash. The maids will clean all sheets, towels, linens, etc.
Unfortunately, I cannot accommodate smokers or pets. Please refrain from congregating on the back porch after 10:00PM as there are residential neighbors in close proximity of this downtown location.

I am originally from Madison WI where I grew up and went to college. I have lived in Boulder since 2007 and spend much of my time biking, running, snowboarding, and compressing a margarita on one of the many patios in the area.
I lived in the property for almost 5 years now and still call it my home away from home. I hope you enjoy it as much as I have!
