Situated in a quiet Close just off the The Grassmarket is this delightful studio apartment. With all of the main attractions outside your door, you’re perfectly placed for a visit to Scotland’s capital.

The Edmonstone’s Close Residence sleeps up to four guests, and is equipped with everything you need for your holiday.

The lovely living space has been recently renovated, and features modern furnishing including cozy sofas, dining area, and modern art. If you can stay away from the local dining, the fully fitted kitchen is on hand to help you prepare your own culinary delights, and has all mod cons and appliances. A TV, DVD player and WiFi are all available for guests’ use. There is a communal courtyard, that can be accessed via a patio door in the living room.

A kingsize bed and storage rest behind a clever partition, providing privacy from the main space. Two more guests can sleep on the sofa bed in the living room, however guests should note that this is a studio property, and so the two areas are not completely separated. A contemporary bathroom with shower over bath completes this truly delightful holiday apartment.

The Grassmarket, Old Town, Royal Mile and Edinburgh Castle are in the local area.

A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.

Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of 15 pounds for unsociable hours. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

This property is let on the understanding that it is to be used as a holiday let. It therefore is subject to Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988.

You will receive an email confirming your booking, this then forms a contract of booking.

You are not permitted to sub-let the property (or any part of the property).

You must vacate the premises without demand on the agreed departure date (at the agreed time). The hirer is responsible for the condition of the property and it's entire contents during the hire period, fair wear and tear accepted. The hirer will report any damage or loss to the property manager as soon as possible and prior to departure.

You agree to pay to cover any loss or damage caused. We may charge you for any unreasonable amount of cleaning required after your stay.

You agree to prevent any party members from causing a nuisance or disturbance to other residents/neighbours. You agree that the hired premises will be secured when unoccupied during your stay. You agree that owners/agents will be allowed access to the property if required.

It is recommend all guests obtain personal holiday insurance to cover any potential losses. We (including the property owners, managers and agents) take no responsibility for any damage, loss or injury however caused by any member of your party whilst you stay at the property.

All groups will be vetted and WE DO NOT ACCEPT STAG/HEN PARTIES OR GROUPS OF YOUNG PEOPLE WITHOUT AN ADULT OF 25 YEARS OLD STAYING IN THE APARTMENT THROUGHOUT THE STAY. All bookings must have an adult of 25 years present. On arrival you must present your confirmation details as well as your passport or identity card to us. We (including the property owners, managers and agents) reserve the right to use our discretion in this matter and refuse to check in guests who appear to contravene these terms or are deemed not suitable to take charge of the property.

The number of persons (adults and children) must not exceed the number of sleeping places indicated on the website or the amount stated at time of booking.

L'appartement est extrêmement bien placé, spacieux, propre, bien équipant et très joli. L'accueil était très bien également. Seuls point faibles, le sofa peu confortable (contrairement au lit), et la douche qui a une pression assez faible. À part ça, c'était parfait, et Edinburgh est vraiment une très belle ville.

Other than the place not being ready on time and the wet floors excellent reception. Absolutely delighted with our stay. Accommodation was well organised .Even had tea coffee milk and shortbread awaiting our arrival making it feel warm and welcome. Lovely clean and well kept apartment. Worth the price that we paid. Further more very central in the city and easy to get around saving on taxi fares. Will be using them again

It was a lovely apartment with good facilities just off one of the most beautiful streets in the area (a winding road going up to high street). We loved it here.

The apartment was exactly as advertised - good central location on the Grassmarket, quiet, well-furnished and very comfortable. It was well equipped with lots of user instructions, stocked with the basics of milk, tea, coffee, etc. and we did not find that anything was lacking. We had a lovely stay and really enjoyed our short break in Edinburgh. Our thanks to Ronnie for all his help and we will certainly use this apartment again when in Edinburgh. Jitin, Lesley and Evie

This is a great location on Grassmarket, a stone's throw from the castle. Apartment is as described and the tea and fresh coffee (and the pint of milk in the fridge!) were well appreciated. Easy communication with the host. Would recommend.

This apartment is in a fabulous location on the lively Grassmarket (but as the description says, accessible from a private close/courtyard). Many wonderful pubs and restaurants within a few minutes walk. The University of Edinburgh and the Royal Mile are also just short walks away. Our favorite meals were at Maxie's and the Outsider. Other recommendations include dance classes at Dance Base (just down the street), a bus tour into the Highlands (several companies offer day trip options; we picked a tour with the Heart of Scotland tour company,) the Grassmarket Saturday Market, and a short journey to Stockbridge for dinner at Scran & Scallie. The apartment was clean and well-equipped as described, and the bed was very comfortable. The shortbreads that the host left for us were a nice touch. There were just two of us, but the space would work well for 4 people as well. I highly recommend this listing!
