The Pod at Springwater is a unique, handcrafted property set up amongst the trees. It has two bedrooms: one double, with a large window and a view into the trees and the smaller, twin room, with offset bunk beds. The living room has a smart tv. There's also a well equipped bathroom with a great shower. Downstairs is accessed through a trapdoor in the floor to the kitchen or the fun way via the tube slide. Double doors open onto the backyard, which has an outdoor fireplace, pizza oven and bbq.

Beech Cottage at Southlands Farm is a lovely self contained property set in 11 acres, on the edge of the Blackdown Hills. Situated adjacent to our farmhouse, across a pretty shared courtyard, the cottage is warm and comfortable. The bedrooms have views of the orchard and tennis court, which you are welcome to use, along with the table tennis in the courtyard. Southlands Farm is in a perfect spot: a rural location renowned for its outstanding natural beauty but close to charming seaside towns.

Tucked away at the foot of the Blackdown Hills AONB, but with great access to the M5/A373/A30 the cottage is a perfect base for exploring the best of the West Country. So, whether you want countryside walks to picturesque villages and ancient woods or a short drive to the beaches of the Jurassic coast, Exeter, Dartmoor or Exmoor, our cottage is the place to head out from – and the cosy home to return to!

In the grounds of a Georgian farmhouse, Selby House offers Ropemaker's Cottage, in a hamlet on the Devon/Somerset border. Ducks, chickens, goats. 1 mile to Wellington and in the Blackdown Hills AONB, great sightseeing, walking & cycling. Quality, stylish self catering holiday accommodation for up to 6 people in 3 bedrooms. Access for people with limited mobility - 1 bedroom + wet room on ground floor. The Shippon is a meticulously converted cow barn with heated, polished concrete floors, gently curving deep green walls, hand-built kitchen, warmly lit reading nooks, & natural materials. Woollen blankets, feather sofa, antique Scandinavian log burner, king-size bed with French linen & down, waterfall shower, & the softest towels. Our sleepy Devon hamlet is only lit by stars at night. You might just sleep better than you have in years.

Country House on a Farm

Converted barn in 100 acres of land. A home from home crammed with books, games and toys. Easily accommodates at least 10 people comfortably. The garden, pond, woods and parking areas are all exclusively yours for the stay. We live up the lane from the barn. So you have privacy. We have chickens, ducks, Sheep and pigs on the farm. 5 mins drive from J28 of the M5. 20mins from Exeter centre. Not near any good beaches so don't choose us for a beach holiday. There is no spa or hot tub.

Freshly available from June 2025, Roebuck Barn is a delightful self contained annex to the main barn, enjoying a wood fired hot tub beautifully maintained gardens, scenic views of moorland, green fields and farm surroundings, just 4 miles from Wellington, Somerset. The Barn is a recent conversion which has been finished exceptionally and includes exposed oak beans, flagstone floors, modern appliances and a wood burner. This is perfect accommodation for those that enjoy the countryside.

The Coach house is recently renovated to a very high standard. It consists of a living room with plenty of seating, wood burner, free supply of logs, under floor heating, a dining room that opens into our extensive gardens, a bathroom with shower, separate bath and plenty of fluffy towels and a large upstairs bedroom with seating area with views over the River Otter and garden. It is ideal for a couple/ young family as there is a cot and single bed, available in the bedroom area.
