We have an abundance of National Trust properties within easy reach, with the pretty towns of Rye and Hastings only 30 mins away. We are dog friendly and have wonderful walks close by. Great for couples or single occupancy, room for a cot too.

The Annex at Buttons Farm

The Annex is an elegant, spacious property in a beautiful rural setting. It is perfectly located for exploring Kent & Sussex with many wonderful attractions and activities close by. A short drive to Wadhurst station is perfect for day trips up to London, only a 1 hour journey. Wadhurst village, voted as the best place to live in the UK 2023, is a few minutes drive away. The rooms are large and spacious, perfect for couples or families. Small, well behaved dogs are welcome for an additional fee.

Cowbeach Cottage is Grade II listed and has been lovingly restored to a high standard. It features a wealth of old oak beams and an inglenook fireplace with a cosy wood burning stove. It is tastefully decorated throughout to provide a relaxing space. The bespoke oak staircase leads to a beautiful vaulted bedroom with views across the Kent countryside. The cottage benefits from a private south facing garden and patio. It is ideally situated to explore the many National Trust properties close by.

There is also a kettle and toaster, cutlery etc. Youngs garden stable block is on the edge of a charming old village in East Sussex, within striking distance of Bateman's ( home of Rudyard Kipling ) and many other historic sites such as Bodiam castle, Scotney castle, and many more. The village is approximately a 10 minute walk and has 2 pubs and a small supermarket.

Wadhurst our nearest village has 2 small supermarkets, great butcher, deli, 2 pubs and takeaways.

Stunning semi- rural cottage with a huge bed!

A charming self contained small barn conversion in a semi rural location. An open plan kitchen, huge bedroom and bathroom. The cottage is stylishly decorated with a mix of vintage and new. Enjoy a long soak in the Victorian cast iron bath, long lie-ins in the superking bed, walks on your doorstep, games on the huge sofa or wander down to the village for an abundance of drinks and food. Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.
